Detailed Reviews
We had an incredible stay at Patmos and the Nicolas studios. My husband and I last visited Patmos 29 years ago and we had fond memories of Meloi beach so wanted to stay close to there but also in walking distance of skala. The location of the studios was ideal, a short walk to Meloi and about 10 min walk to town. The studio was really comfortable and we had a lovely view of the sea.
Nicolas and his family were so kind. Nicolas picked us up and dropped us off at the port. We had watermelon and water when we arrived. Cake appeared in our room that evening. It was my husbands birthday while there and they left a beer for us. On our last eve Nicolas dropped off some cheese and grapes for us. He helped us arrange e-bikes and was always offering lifts (although we enjoy walking places).
We were thrilled that although Patmos has changed it was still the special place that we remembered from our Youth. We had some fantastic meals and there are some lovely bars. We walked up to Chora via the old donkey path, which is hard work but worth it. The highlight was the e-bikes, we got to see areas of the island we hadn’t seen before and the most incredible views.
We had a very special stay, which was made all the more special by Nicolas and his family.
We’ll go back to Patmos (and not leave it 29 years next time!), and wouldn’t hesitate to book Nicolas studios.
P.s Meloi beach is quiet, no sunbeds, but that’s it’s charm….laid back and shade from trees.

Property's Favourite Review
Nicolas and his family were the kindest people we met anywhere in Greece. Nicolas picked us up from the port, helped us find a rental car, gave us all sorts of information, fed us goat cheese from his goats, and even gave us a little Easter basket since we were there over Greek Easter. His wife and grown kids help out and were also lovely.
The hotel is about 1/4 mile from the center, slightly away from the water. It has a very rural feel with lots of roosters crowing. Our room had a lovely balcony and was nice and quiet - except for Easter afternoon when the neighbors set off extremely loud explosions for several hours. This is a tradition in Greece but be aware if you are staying there over Greek Easter. This is an exception to an otherwise peaceful place so I recommend it highly.

Nikolas Studios is a litte paradise on this magnificent island! Once you’ve stayed there, you will never forget it. Nicolas and his whole family make you feel at home in their very special way. Fruit and vegetables from their garden, Nicolas’ special milk rice, which he cooks himself, the nature and animals in the beautiful fields around the houses, the warm welcome you get right at the port, where he picks you up…everything is done with love and so much hospitality. If you are looking for a place to feel at home in your holiday, there is no other place in Patmos than Nicolas Studios 😀.

We stayed at these studios for 5 nights, what a wonderful family. NIcko picked us up from the ferry and took us to the studios where mamma greeted us with watermelon and delicious cakes and biscuits. The studios are kept spotlessly clean and are very comfortable. Nothing is too much trouble and NIcko kindly drove us to Kampos beach and to Chora. A great little place to stay

Amazing stay in Patmos, in what proved to be an excellent location, close to the amenities in Skala, but sufficiently away from the August crowd.
This is a great combination of bucolic comfort and home feeling, with the owner, Nicolas, always ready to help. I'd recommend this place very highly, and I'd definitely go back here, if in Patmos again.

I had a hard time rating
I was between 3 and 4.
The owners were very kind and welcoming. Every day we were treated to something. The price of the room is fair compared to what exists in Patmos and with a good view and parking spaces.
But the bathroom smelled bad and the double bed was small with a very poor quality mattress and very hard. We felt the braces of the mattress on our bodies. We did not enjoy the sleep.

Nicolas Studios was more like a guesthouse than a hotel situated just around the bay from Skala and set back from the main road. They are very well situated being only a short walk into town - 15 mins - or in the opposite direction to the nearest beach, Miloi.* We were greeted at the port and taken to the Studios where we were given some melon and a cooling glass of water. (The melon was the last from his garden!)
The rooms were small and very clean, with a very good balcony which had been designed with privacy in mind. There was a fridge for storing water or food a kettle plus cups and saucers and glasses. A large cupboard and bedside tables provided storage for clothes and there was also a dressing table. The bathroom was small but very well decorated - all done personally by Nicolas - and there was plenty of hot water. Note, only handwash is provided so make sure you bring your own soap or shower gel and shampoo. There were plenty of towels which were changed almost daily.
Nicolas encourages his guests to mingle and we all used to sit outdoors around one of two large breakfast tables. Breakfast, served by his wife, was simple with bread and jam, cake, boiled egg, coffee and orange juice and from time to time fruits in season from his garden.
Nicolas also made a point of personally looking after his guests, either by running them to or from the Port of by giving them lifts into town or up to the Chora and the Monastery. Some mornings he hardly stopped but always had a smile and a wave for everyone and everyone, it seemed, knew him. We only had to say his name at one or two Tavernas for the proprietors to personally look after us!
All in all we thoroughly enjoyed our stay at his Studios. We met some very interesting people from all different countries, several of whom had been coming to Nicolas for many years.
For a simple, personal and thoroughly relaxing stay we definitely recommend Nicolas Studios.
* A much better beach - Agriolivadi - was about 30 mins walk or a short drive away in the next bay along from Miloi. It had sun beds, a great taverna, changing facilites and loos.

Amazing hospitality from Mr Nicolas and his family. The very best of basic rooms with a high standard of cleanliness. Home grown fruit and veg offered each day, or to pick whenever you want. In a quiet location just on the outer edge of Skala. We will be returning!

Nicolas and his wife are awesome nice and 100% trustworthy people. Rooms are super clean. Quiet surrounding but close to Skala. The location is very good to explore Patmos. Nicolas picks you up from the port and takes very good care of you from the first minute. Don´t worry about the scooter he arranges, the price is good. No need to check prices from other rental companies Arrive and relax! We will come again.

This was our third visit to Patmos but our first stay at Nicolas Studios. Now we'll never stay anywhere else. Such great hospitality and friendship from Nicolas and Theologia.
We had a family room on the top floor which was spacious with a fabulous view across to the harbour, the room was so peaceful and comfortable. Breakfast sitting in the garden and watching the goats and chickens was lovely.
Nicolas drove us up to the monastery and did ferry pick up and drops offs which was really helpful and much appreciated.
We will definitely return!
