Central structure in the town of Villabassa, brand new modern with very well thought out minimal chic details, in perfect modern South Tyrol style.
Wood and contrasting black parts create a mix of architectural cleanliness.
We arrived from the hot plain after a stressful summer and found ourselves in a relaxing, almost disorienting environment.
Large common spaces, you immediately notice elegance and order, courtesy without ever invading privacy.
Very functional apartment with large terrace, although not huge, everything was easy to use and in the right place, daily cleaning and perfection in all the details.
Access to the wellness center and the bike garage is nothing short of perfect.
Note of merit for the beautiful and enormous wellness center, with various classic and hay saunas: the favorite.
Outdoor infinity pool facing south west, perfect for returning in the afternoon after sport, which added a perfect touch to the August holiday in this splendid valley a stone's throw from everything.
Traveling up and down the valley with the bikes was regenerating and satisfying, especially due to the slightly secluded location, but very convenient to Dobbiaco and all the cycle paths in Pusteria.
A super structure, which has all it takes to be perfect even in winter with snow.
Perfect for relaxation, sport and wellness in Pusteria.

A very modern and tastefully furnished apartment hotel.
The train station, bus station and supermarket are all in the immediate vicinity.
It's great that the kitchen also has a dishwasher and a small freezer compartment.
The beautiful heated outdoor pool with a view of the mountains and the modern sauna area leave nothing to be desired.
The Kühlbacher family and team are very friendly and committed.
We'd love to come back :-)

We enjoyed our vacation at Montanaris to the fullest!

The location is perfect, just a few minutes' walk to the shops, bakery, bars, pizzerias and restaurants. The train station or bus station is just a few minutes' walk away. Niederdorf is located exactly between the two large ski areas Kronplatz and Drei Zinnen Dolomites. Both ski areas can be reached from Montanaris by train, which runs every half hour, in 20 minutes. It couldn't be more comfortable! The Drei Zinnen, the Pragser Wildsee, the Plätzwiese, the Fischleintal and the Antholzertal are also in the immediate vicinity.

The apartments are new, modern and stylishly furnished. If you appreciate design, this is the place for you! We didn't lack anything during our entire stay, the kitchen is even equipped with a microwave, oven and dishwasher.

We also took part in the activity program twice, ski safari to the Sella Ronda and to Cortina. These were 2 days with Manuel that couldn't have been more beautiful.

Manuel and his family are extremely courteous, competent and very committed.

The wellness area is an absolute highlight, we enjoyed swimming in the heated pool in the evenings and to top off the day we had a sauna infusion.

We can only recommend the Montanaris, it was an all-round perfect holiday.

We would like to thank you again and are already looking forward to our next holiday in the Montanaris!

Our stay in this holiday apartment with spa in Montanaris was simply fantastic!
The location of the holiday apartment was ideal for excursions in the surrounding area and at the same time offered a quiet oasis for relaxation.
The hosts were very friendly.
Overall, we can recommend this house to anyone who wants to spend a relaxing and pleasant holiday in South Tyrol.

The structure is top notch - super stylish building and a young team that really gives it their all. The proximity to public transport made our excursions so much easier.

First of all, it should be emphasized that it is understandable that the operators have to make careful calculations when it comes to the location of the hotel. The town of Niederdorf doesn't have much to offer - especially outside the ski season.

Quite a few houses are in a state that cannot be described as anything other than dilapidation and a local highlight - a "balance path" financed with EU money, which was created with the help of a geomancer (*schwurbelschwurbel*), leads to large parts of it along the main road, which is acoustically present throughout the town.

In short: the best thing about the village is the regional train that takes you somewhere else.

The hotel is apparently a family business. The building itself is a new building and is not freely accessible even at arrival time.
Now the requirement for a four-star hotel is not to have a permanent reception staff. However, having to ring the bell to be let in upon arrival doesn't leave a very hospitable impression.

Neither was the very matter-of-fact (explicitly not friendly or even warm) welcome from the father that followed, pointing out that the luggage cart could be used to unload the car. A concierge service is also not a requirement for four stars, but is common for other hotels of the same category in the region. If you want to compete with them, you should make improvements here.

Unfortunately, the administration cannot be described as anything other than disastrous. Our deposit was not posted. This was clarified after the son scrolled around on his cell phone. However, the data that guests enter when booking online was not completely transferred to the operators. This seems to be a known problem that the operators have apparently not been able to solve within ten months (assuming the opening date).

The consequence is that all guests have to hand in their IDs, as it is also not possible to enter the data immediately upon arrival for reasons unknown to me. Our IDs and a few others were then lying behind the counter (not in the back office, but openly visible at the reception desk, GDPR greetings), while the father made himself comfortable in the seating area and the son took the guests to their rooms. Regardless of how involved the father is in the day-to-day business, something like this doesn't leave a very professional impression.

The room we booked is advertised as having several levels. In this case that meant that you had a small entrance area with a wardrobe and ten steps up to the actual apartment under the roof gable.

This is a single room in which - apart from the toilet - everything is open. So if you are traveling with four people (up to this number of people can occupy the apartment), you should make sure that they have an appropriately intimate relationship with each other or are indifferent to nudity in order to avoid embarrassing situations.

The room itself was tastefully decorated as described and appeared clean.

There was no tea, coffee, salt, pepper or olive oil, which are available at hotels of the same category in the region. There were also counted dishwasher tabs (one per day) and no dishwashing liquid.

The sanitary area was apparently planned by someone without advanced knowledge of process organization. I can't explain the following any other way.

As previously written, there is a locked toilet. There is also a bidet in this room (without soap). Unfortunately no sink. However, this is a requirement for minimal hygiene. The only places where you would normally touch door handles with unwashed hands are public toilets or unrenovated old buildings.

In Montanaris you have to leave the toilet and walk across the room to wash your hands at the sink. It remains to be hoped that the cleaner disinfects the toilet door handle accordingly when cleaning. Otherwise the number is really very disgusting.

A cosmetic bin is missing from the sink in question. A towel holder is also missing. You have the choice of hanging the towel on the towel heater and letting it drip onto the laminate, or placing the towel on the wooden shelf. The operators would do well to retrofit hooks and extend the tile backsplash at least to the end of the washbasin. Also in your own interest, as wood tends to swell when constantly exposed to water and become unsightly and unhygienic. Been there, done that. Anyone who saves at this point will pay twice in the medium term.

The combination sauna (infrared with infusion heating) is located directly opposite the shower. You can do it. However, in this type of sauna, high levels of moisture exposure can cause moisture to penetrate into places in the heating coil where it has no business being, thus triggering the FI switch. This is not a defect in the sauna, but a normal process that does not cause any damage. An explanation of this and an indication of what to pay attention to and where the fuse box is located in case of emergency would be helpful for guests who are not familiar with electrical engineering. Especially since there is no telephone with a direct line to reception in the room, which could be used to report such an event and ask for advice.

However, the incorrect architectural planning culminates in the fact that the networked smoke detectors go off throughout the house when showering for too long due to the open architecture of the rooms. A fact that the operators also seemed to be aware of. It would help to point this out to guests when checking in until something can be fixed structurally (I'm thinking glass doors and an extractor hood). We have not received any such notice. So I don't assume that other guests were informed about this. This led to an adrenaline rush in the form of a fire alarm, which I could definitely have avoided during a spa stay.

Contrary to the usual standard for four-star hotels in the region, sauna towels and bathrobes are still not provided in every room as standard. There are also no additional towels for sauna use in the rooms with their own sauna. Some guests might be tempted to take a sauna without a towel, which would - again - result in compromises in hygiene.

Especially if you have no increased interest in borrowing the relevant goods for a cash deposit (!) of 100 euros. By the way, you won't find any reference to this fact when booking. It would be advisable to reserve a basic deposit on the credit card or charge a cash deposit. This would also reduce the chaos on the day of departure for the operators to a minimum. The baskets with used bathrobes and towels standing around also give the impression of a day hiking in the swimming pool, which is not necessarily appealing overall.

Conclusion:
Of course, it can be a concept to focus on quantity instead of quality. That's okay and will definitely lead to some kind of success.

However, if in the medium to long term you want to attract wealthy guests who steal so few towels and bathrobes that charging a deposit becomes obsolete and you want to be able to afford to equip the apartments with basic consumer goods, you should seriously consider the above address topics.
