My husband and I stayed just one night at the King Hotel as he was working in the area. First impressions were very good, the reception area was clean and the check in process was easy. When we entered our room we were very impressed…fresh new carpets, the smell of freshly washed bedding in the air, plenty of towels. The coffee station was well equipped and bottles of water were provided too. We were over the moon to have an air conditioning unit in the room too! Overall a great nights sleep in a well equipped room with a lovely powerful shower!! The only reason I haven’t given 5 stars is because they had a miscommunication with the staff and forgot to ask the chef in to cook our breakfast the next morning. (Oops) Despite the confusion, when I finally got my breakfast it was delicious: I’m quite a fussy eater but I couldn’t fault it, especially for the price! Great tasting coffee although it would have been nice to have Alternative milk options on the menu. We would definitely stay again and would recommend the Indian restaurant next door to anyone passing by!

Nice hotel car parking apperance still under construction.
We were room 5 which is noisy as you are backed on to the restaurant,and reception which has seating and can be noisy .
Breakfast is not good..you get brought out something which is not a full English ,no choice no cereal..don't bother!
We had a meal at the Indian restaurant which is part of the hotel in the evening and the food was lovely but service and restaurant etiquette very lacking ...no serviettes etc not like the service you would expect in an Indian restaurant.

We appreciated the 2pm check in and arrived shortly after. We were welcomed by the hostess who explained about dinner (promoting restaurant next door) and about breakfast. The accommodation reminded us of one we may have seen from the ‘Four in the Bed’ tv show. Some rooms are located near main desk so heard a few noises from people walking but not a great deal. Once in the room, it is small, not much wiggle room. I was pleasantly surprised on the décor for the price you pay. Beautifully decorated. There were standard sizes towels (one did have a stain on it) but nice room. Bathroom was nice. The description says it provides toiletries, I’d bring your own as it’s a tube of body wash. We had 2 tubes, that had been opened and used by prior guests I’m assuming. The toilet did have a brown mark in the bowl but this went away with a flush. The shower could do with grouting , where some of the mould is. The bathroom is on small size. But for £100, this is what you get.
The restaurant smelt lovely and was very busy popular so booking ahead is advised.

The room was certainly not the queen size we booked. We checked room measurements on their website. None of the staff understood English .
The room was made up for 1 person even though clearly booked for 2. We had to ask twice for towels, bathmat, another mug. ( They clearly hadn't understood our request) & the bath mat never arrived.The room 16 is incredibly noisy as on the road side & because there was no Aircon on the hottest day so far we had to sleep with the windows open.
On the second day no maid service & we were told when we asked why, we were told we had to request this & air con but nobody had told us this before.
We spoke with the Owner of the hotel who refused a refund of the difference as we believed we were in a double room not a queen sized which is approx £45 per night more expensive but he just said they offered a room change which wasn't the case.
The one good thing was the dinner at the restaurant attached to the hotel was delicious & the staff were very attentive.

On arrival the hotel looked quite new , it looked like it was still under construction in some areas, there was plenty of parking.
The room was very small, it was clean which is probably the only positive. Paid over £200 for 2 nights. Only one hand and 1 bath towel for two people so had to ask for more. Tissue box was empty. No room cleaning or change of towels for the second night. Tea and coffee making facilities but no top ups or clean cups given for second night. We were in room 4 which backed onto the kitchen area and people were banging about and speaking loudly way past midnight . The mattress was so hard that it hurt both mine and my partners backs…in fact you could feel the wooden board. The front desk staff were unfriendly and if you asked for anything you were made to feel uncomfortable. Went to ask for two glasses of lemonade and a bottle of water;these were provided by the restaurant and cost £15.00 which was a rip off. I would definitely not recommend this place ,poor service, unfriendly and no sleep , will never return!!!

 For stays of more than one night, we provide enough tea, coffee and milk to cover all days. Our staff will be happy to provide more if supplies run out.

Awful stay. My partner stayed here the night before our wedding with his groomsmen, the hotel smelt awful of Indian, the bedding smelt, the decor was awful, lights were falling out of the sockets, there was no hot water at all. The customer service was awful - check out is 12 but by 10am they were being pushed to check out. We had booked 3 rooms, when one of our guests arrived they were told that only 2 rooms had been booked which meant I had to call and argue the difference that we had paid for 3 rooms. The food and drinks in the restaurant was expensive. All the guests had about 2hrs sleep that night. Overly expensive for what you get! We have slept in premier inns better than this. Will not be returning or recommending.

I'm not going to say too much, other than it's not worth 100 pounds a night and 5% on top. bloody joke.
only one towel in a room for two.
no tea or milk.
after the restaurant had shut you could hear the staff workers using the F word. they should be ashamed.
after the worst night sleep on a concrete bed. me and my partner struggled to get up our backs and hips hurt.
we went to Rye; Hastings had a fantastic time. Then it was time to go back to the room.
bed not made, wet towels. Dirty cups.no tea or mile. Then we just gave up.
we had a lovely meal in tenterden and went back to the room and we both crashed out to sleep after the night before.
i got two pints of lime and soda and a bottle of water for 15 pounds.... shocking
200 pounds for two night and 5% on top shocking.
customer service was none all so shocking.
there's nothing good to say about the hotel other than. we were up and away by 8 on a Sunday driving around for a tea and coffee.
i hope people read this before they book, it's a motel not a hotel.

Booked to stay 2 nights for a wedding in Oct. Pleased to see that the hotel had plenty of free parking and also attached to it is the Indian restaurant which is very convenient for evening dinner plans. The rooms are clean and modern although not overly large and some are adjacent to and behind the reception desk so don't seem overly private. The biggest issue we found which caused our low rating of the hotel is the presence of the green emergency exit light on the room ceiling. Once tucked into bed &all lights out we found the green light far too bright for sleeping alongside and it kind of defeats the point of trying to sleep in a dark room. When we raised this with staff they simply advised that this was a safety requirement! Now then, we both travel weekly for business and stay in multiple hotels a month (several different brands) for work and not once have we come across a green emergency light inside of the bedroom and so this reason just does not appear valid in our experience. Comfort is subjective, however we found the mattress far too firm and woke up with sore hips and back pain on both days coupled with a severe lack of sleep! It's a shame overall given the lovely decoration, friendly staff and cleanliness of the hotel but the two issues really did overshadow the experience and we wouldn't recommend or stay again. May be suitable for a single night stay but any longer or if you want a homely / comfortable night stay, suggest to book elsewhere.

Looking for an hotel close to Benenden hospital, came across this on a search of the area. We were amazed at this hotel from original visit to book to staying last night. We booked a fully inclusive double room with dinner and breakfast included. Nothing was too much trouble from assigning a ground floor room to a slightly earlier breakfast time. One point which stood out for us was the cleanliness of everywhere, marble floors and walls shone. All hotel linen was first rate. Dinner last night was perfect, amazing flavours and perfect balance of spices. Breakfast this morning was very good, great coffee and a cooked meal with toast. The staff went out of their way to provide terrific service. The owner should be proud of them, first class. We hope to return especially for a tribute night.

On arrival at hotel we were shown our room. It was not what we expected because we booked and paid for The Queen Room. This was a small attic type room and had to keep ducking so as not to hit your head. We didn’t say anything and just accepted it. The next morning we went to breakfast (£10 a head extra) . Very disappointing, no choice given just a fried breakfast swimming in oil plonked in front of us. We checked out a day early . When we complained about the room they said ‘well you accepted it’ and ignored the complaint of breakfast. They would not waive the cost of the breakfast or any compensation for the room. It is very newly refurbished but very understaffed. The room was not attended while we were there
