I'm sure this property is ideal for all types of people, but the two factors that make it so ideal are the well known proximity to Epcot and HS as well as the killer pool. The pool factor is only amplified when you have older kids who can run around independently. Our 12 and 14 year old were in heaven here and when we visited back in 2018 we all ranked it lower in our minds because there was the slightly more high maintenance aspect of having to track them around the massive waterpark area. For younger kids I recommend the convenience of a place like Kidani where the pool is fabulous but you can see them at all times, especially with multiple kids. The rooms are nice (I would rank them below Boardwalk for their theming and plushness but still lovely). There were tons of USB ports in the room so you don't have to pack a bunch of charger blocks, and the washer is loud so prepare to do laundry during awake hours only. Also, if you're prone to being cold ask for extra blankets when you check in, because the ones in the room are very thin. We can't wait to come back and this is now a must-stay resort to try to get (even for a split stay).

We stayed in a 2 bedroom villa and it was wonderful. Very quiet and we could see the fireworks through the trees from our balcony. The pool is awesome with the slide and sand bank pool, we spent some afternoons happily there. Beds are comfortable, artwork on Murphy bed is particularly cute, kitchen was useful as we got Instacart and hotel delivered it to room. Bathroom in main bedroom had slightly confusing separation into 3 rooms but it was fine. Rooms were in excellent condition. Cape May Cafe and Beaches and Cream were fun. Location perfect for Epcot and Hollywood Studios and the buses got us everywhere else. Highly recommend Beach Club Villas.

We've been trying to get into this resort for several years. We waitlisted and had the chance to stay here and it was really fun. As COVID-19 winds down you can expect to see some staff and most guests not wearing masks on the property. If this bothers you, this is not a great place to visit. My entire family is vaccinated so we weren't bothered by it. We enjoyed the pools and one of the things that brought me to write this review is that it has one of the most reasonably priced Marketplaces. We were able to order a full on breakfast for our family of five for under $60...unheard of on most vacation experiences we have especially when we come to Disney. We ordered, set a time for pick up and had a hot breakfast quickly. You just have to sign in during your arrival window. The room was small for 5 people, I would have preferred a one bedroom but since we're staying at Bay Lakes for the majority of our stay we opted for the smaller room. The room was very nice and had every we expected and delivered in normal Disney fashion with the epic H2O products. We were able to easily connect our Firestick to the tv and enjoy movies. Outlets were easily accessible. The landscaping is gorgeous. I definitely recommend staying at least once for the experience at the Villas. This villas is close to the Skyliner and that's a cool ride to check out Disney from above.

My first upgrade after 19 years of DVC, reserved a studio and got a 1br. The room appeared clean but on the 2nd day I pulled out the oven drawer and there were crumbs and dirt all around the stove and refrigerator. Otherwise the room was in pretty good shape with no complaints. Look in the oven before you preheat because there are pans in there. All cast members that we came into contact with were very nice, including the housekeeping members that made a special trip to congratulate my son on his graduation. The wifi in the living room was strong but was non-existent in the bedroom, so plan accordingly. The pools were not crowded at all which was fantastic. Drinks at the pool bar are expensive, so be prepared, and it doesn't matter if you are at Pop or Beach Club or Coronado, it's $15 for a little premade frozen margarita. Beaches & Cream was good as usual. We had a nice stay, this will always be my home, and we are going back in a couple of months.

I have stayed here on many occasions and it always feels like home to me. Every time, it was spotless, service could not have been better, and I enjoyed the stay. We usually have the two-room suite and the beds are very comfortable, as well as the mattress on the pull-out couch in the living room. It is the perfect location if you like to spend part of each day at EPCOT like we do. Also, going for a 5km run around the boardwalk each day is another plus of staying at a resort at this location. I've stayed at a number of different Disney resorts, all of which are wonderful, but this one takes the cake for location.

We recently spent 4 nights in a 1 Bedroom Villa at BCV. Though we are familiar with the accommodations typically offered at Disney’s deluxe properties, this was our first time staying in a DVC room. While I wasn’t sure how I would like BCV, we had a wonderful stay and I can’t wait to return.
All of the cast members throughout the resort–front desk, bell services, Beach Club Marketplace, DVC–were ready to welcome guests “back home”, and went out of their way to talk to guests and make sure their stay was perfect. It is clear that Disney is taking COVID seriously and wants their guests to feel completely safe at all times. All cast members were wearing masks, and plexiglass was in place at the front desk and Marketplace. Masks were enforced for guests. The room contained a list of housekeeping’s enhanced cleaning measures, and the TV remotes were wrapped in plastic. Both Stephen and Georgette at the front desk were very kind and helpful. We initially weren't able to get into our room at check-in time due to a housekeeping issue; however, Stephen made sure to add a little extra magic to our stay while the issue was handled, and we were taken care of with the highest level of customer service I’ve ever experienced from Disney.
Our 1 Bedroom Villa was a gorgeous space that felt much more like a “home away from home” than a hotel room. The living area featured a small foyer, full kitchen, two sitting areas for eating, a sofa bed, and a washer/dryer. The bedroom included a king bed, desk, and impressive bathroom consisting of three separate rooms- one with a vanity and tub (and huge closet), another with a vanity and walk-in shower, and a third for the toilet. Both rooms had patios, as we were on the first floor. The villa felt classic and comfortable, but included plenty of modern updates such as several USB outlets and two of the largest TVs I’ve seen on Disney property.
While some amenities, such as Stormalong Bay and the more upscale dining options, were closed during our stay, we did not feel this was an inconvenience. Between Beaches and Cream, Beach Club Marketplace, and the food offerings open at BoardWalk, we had a solid selection of dining options at our convenience. The pool at BCV was fine for relaxing and cooling down, and we were able to walk over to Luna Park Pool at BoardWalk as well. I would stay at BCV again without hesitation and look forward to returning soon.

Let's not fool ourselves. This is a 3 star property at 5 star prices. The pool and it's location to Epcot and HS are why people stay here. The rooms are subpar and need updating. The service is lackluster. The whole resort could use a paintjob. Not sure why Disney uses the cheapest soap and shampoo company imaginable for their bathroom products. At least they were in individual packs. Sandpaper towels anyone? Still, it's all about that 5 minute walk to Epcot which is so nice at the end of a long day. And the large pool area with a sand bottom pool is pretty cool.

Disney seems to be saving every cent they can and it is definitely starting to show at this DVC resort. No free magic bands No complimentary water (by the elevator) Delayed check in (when the say 4pm they mean at least 5pm) Extended magic hours are not worth the extra cost of staying in a deluxe restaurant, you may only get on a couple of extra rides. Less choice in the cafes or restaurants The prices are increasing dramatically No in room dining any more Genie plus is pointless due to the inconvenient return times and the Wi-Fi in the park is terrible so it is impossible to use.
The resort itself doesn’t appeared to have been touched during the last 4 years. The rooms haven’t been refurbished. They are nice but I wouldn’t pay the rack rate for them. The main park seems to be the use of the quiet pool.
It all points to penny pinching. Profits over customer satisfaction which the company seems to confirm by saying they can due to being popular

We spend 8 days in mid January and couldn't have been more pleased. We had a one room suite with a foldout couch and kitchenette. It was perfect for a family of 5. Centrally located among all the parks, we were able to take a short bus ride, ferry boat or walk to all the parks with ease. The food was excellent and the little market was a great place to order a quick breakfast and stop off for a Coke before heading to the parks each morning. The Villas were beautifully decorated, quiet and walking on the beach at night to watch fireworks at Epcot was magical. This is the 4th resort we have stayed at and I honestly can say I'll be back.

My family loves the Beach Club! There aren't many places I have visited that I feel disappointed to leave but this is definitely top of the list. Beautiful buildings inside and out. The lobby smell is fabulous and the background music so relaxing. Of course Stormalong Bay is the best pool! The kids love the sand play area probably as much as the parks! It really does feel like a home away from home.
The quick service food options are a little weak, but you are close to so much else outside the resort that it isn't a big negative to me. Nice to have Beaches & Cream, plus Ample Hills, so close by for great ice cream. This time we did go over to Yacht Club for dinner and I enjoyed that more than Cape May Cafe. Usually though we aren't eating dinner at the resort.
Being able to walk into Epcot is the best to me. So great not dealing with buses at the end of the day! Of course you can walk or boat to Hollywood Studios. This resort location access to two of the four Disney theme parks is best on property if you ask me.
This trip we had a one bedroom villa. It is the perfect size for our family of four. Kids are still small enough to share the sleeper sofa which leaves the bedroom space for my wife and I. We always do a grocery delivery and eat breakfast in the room. Having the washer and dryer really helps too with packing since you can do wash during your trip.
Don't know when it will be but can't wait to go back! The Beach Club is just the best.

None of the rooms have been updated too recently. Go on the BCV page on Disney's website, click "View Gallery", then "Rooms", and you will see an option to view the accessible studios. The pictures do include the bathrooms, though they're towards the end of the photos.
Yes, stairs are all open. Some are even accessible with key card from outside (avoiding main entrance). Particularly helpful getting from self park to room.
There are more places to choose from in the Bay Lake area.
