What a one-of-a-kind, wonderful, comprehensive, luxurious yet friendly B&B experience! Mick & Teresa were so welcoming (even when we accidentally arrived a few hours earlier than planned) and from beginning to end they made sure our time in Rotorua was truly special. We came during the "off season" or beginning of autumn, so we were the only house guests at...

Our family stayed at Mokoia Downs B&B for three nights in April. Our experience was exceptional in every way. We loved the accommodation and thoughtful touches such as hot chocolate and daily cookies/snacks waiting for us when we got back. Teresa took special care to make cookies separately for our daughter to accommodate her food allergies. Our teenage kids still...

During our trip around New Zealand, we stayed at many bed & breakfast. Despite overall high quality accommodation across NZ, Mick & Teresa easily exceed their peers (but for sure, it's not easy efforts!) They are simply the best host ever. The house is full of loving details from the reading glasses on each shelf of the bookshelf (by the...

Mick and Theresa run the most charming B&B we have ever stayed in anywhere. Conveniently located to the geothermal and adventure attractions of Rotorua, Mick and Theresa offer very comfortable rooms, a bumper breakfast full of fresh produce, a bar stocked with liquers and whiskeys Mick has distilled himself, a fantastic cinema room, and of course Mick and Theresa's friendly...

My friends and I stayed at Mokoia Downs for 2 nights in April ’17 and couldn’t have been more pleased with our time there. Nice, comfortable rooms, great food, warm, helpful hosts in Mick and Teresa and the lovely grounds all made for a wonderful stay. Highly recommended.

This was my second stay at Mokoia Downs and it is still the best B&B around. Mick & Teresa are so warm and welcoming and make you feel totally relaxed and at home. They are really generous with their time & local knowledge and really go above and beyond when it comes to maximizing your stay in Rotorua. With the...

I spent three days with my clients from China as a translator and guide. Both Mick and Teresa are such kind and friendly people who make our trip was so wonderful. The garden is fantastic with colourful flowers and plants. All the materials of breakfast are coming from their own garden. I think everyone has the same feel as me...

Mick and Teresa are the best hosts ever. They greeted us with delicious home made cake and left us with another one ( gorgeous carrot cake) on our return the next day. The breakfasts include everything home made and Teresa was very accommodating to my fussy diet. Mick has a great bar where he offers complimentary drinks for an hour...

Private and secluded Mokoia Downs is a charming B&B within easy driving distance of Rotorua and all it's attractions. Mick an Teresa are perfect hosts full of local information and suggestions and eager to help with reservations. The mini farm environment is absolutely charming, the pool delightful and the cinema room quite spectacular. Our room was small but had everything...

My husband and I can't gush enough about how amazing our stay at Mokoia Downs was. We both grew up on farms so staying on a B&B farm was close to our heart and Mokoia Downs felt like home to both of us. The room was comfortable - they even put in special touches since we were on our honeymoon!...
