Our family group of six stayed here earlier this month. Cottages are spacious, well apart in a bush setting for quiet and privacy, spotlessly clean, well appointed and close to the wineries. The log fire was fun and effective on cold nights. All ages, from teens to 80+ years, enjoyed the stay. We won't bother looking for anywhere else next time.

Stayed at Buffs this weekend with some friends. Cabin was super clean and well appointed. Beds warm and comfortable. We arrived late on a very cold night, the fire was laid for us and the air con was on. Had it been warmer and less windy the large wrap around verandah would have been a lovely place to watch the ducks on the dam. Only concern was the very low quality breakfast provisions. Home brand bacon, home brand cage eggs, very cheap bread, margarine, home brand long life milk. Not things that I would expect in such a quality place.

Went with group of 4 for my bday. Stayed June long weekend in the 2 bedroom cabin/house.
Gosh the web site undersells this place.
We arrived with the fire place all set up and the fridge stocked with - milk, juice, bread, butter and bacon.
The place was fully catered to cook your own meals, lovely large lounge and bed rooms.

This place is so private and was great to kick back with the fire going and cooking a BBQ for dinner.

Is also very close to everything

Hosts have poor customer service and clearly have no interest in interacting with customers. Listen to the other reviews, staying here is not worth the hassle of dealing with these people.

We had an issue with payment and when speaking with Steve to get this resolved, he was extremely rude and unhelpful. Do not understand why people work in customer service if they have no communication skills or desire to interact with people.

Cottages are close together so there's a bit of a privacy concern as you can see into them with the curtains open. You can hear every sound from the other cottages, so not exactly peaceful and relaxing.

"Breakfast Hamper" is some bacon and eggs enough for one person, with some old spreads in the fridge.

Hosts are unhelpful and rude when addressing customer concerns. The guests before us arrived 15 minutes before allocated check in time and were turned away.
No value for money, everything came at an additional cost. Never before have I had to pay for extra towels. Early check in/late check out charged at an extra $50/hour, absolutely absurd.

There was a charge for cleaning if any dirty dishes were left in the sink or if the BBQ wasn't cleaned. I totally understand this to an extent, but the point of staying and PAYING for accommodation, is that these facilities, within reason, are available.

If you do no cleaning of dishes etc, why the need for the additional charges for early check in/late check out? Not like you need the extra time...

No clear check-in point, and on check out, the key is locked in a lock box. It's as if the hosts wish to have as little interaction with the guests as possible.

The pool area is close to all of the cottages and the sound travels, so say goodbye to any chances of having a nice relaxing time.

All these hosts are interested in is money-making. No customer services skills whatsoever. Need to seriously evaluate whether this is the business for them.

Would not recommend staying here, plenty of other, much more friendly accommodation options in the area.

I had booked a one night stay in February 2020. My family and I were so looking forward to staying at Unlax, especially reading all the positive reviews.
We were attending an event that started at 1pm, (and check-in is at 3pm) so I emailed the owners two weeks in advance, as a courtesy to let them know we would not be able to check in until later that evening. I asked if it were possible to leave one vehicle onsite from midday so we wouldn't have to move vehicles or carry luggage to our cottage late at night.
The owner Steve replied, saying 'We would not be able to accept this' and that no vehicles were to be left at the property until check in time at 3pm. We were not asking to access the cottage at all, just park our car safely off the street and out of the way of other guests.
I replied to Steve, saying how disappointing this was and poor customer service.
His response was to completely cancel my booking with the most sarcastic email I've ever received from a professional business owner.
Poor form Steve. It appears the other negative reviews on here were spot on!! Plenty of other affordable, far nicer accommodation in the near vicinity with impeccable customer service, that let you park your car, store your luggage, use their facilities etc etc prior to check in.

I hada firm booking, credit card confirmed, for a Saturday night. It appears when hotel realised a concert had been announced for that weekend, they cancelled my booking for no given reason then re-issued the room with a 2 night minimum for that weekend. Definate "price gouging"at its worse. How can you trust this Hotel!!!

Originally planned to come up with for a girls wknd, with my bestie, my 6 month old and her 5 month old
Found the room on booking.com stating two bedrooms for $400, so i rang the owner to book direct.. he stated that price was actually twin share only and to have the two bedrooms would b anoth $78.. i agreed to the price as my friend and i cosleep with our bubs..
The sat we were meant to go, my friends bub got sick so she had to pull out.. the website states that cancellations will result in loss of $$ so i decided to go ahead with the booking and take my husband instead.
I left my 11 year old with his aunty but brang my three and two year old as they are too young to leave over night..
We arrived at the cabins which were modern and tidy, but really nothing special.. unpacked and got settled when the owners came over and began questioning us on why my husband and children were there.. they called us liars, said we were trying to rip them off and we had done the wrong thing..
I tried to explain but the male owner spoke over me and became aggressive.. my husband tried to find out what the issue was as really there was only one extra child.. the man seemed to think we were going to sneak another couple in and in his words he "had to make an example of us"
It was 4pm in the afternoon.. we were all buggered.. and two hours from home..the owner asked us to either leave with full refund, or he would charge us an extra $100 for my three year old to stay.. using existing bedding (2 double beds)
It would have been $570 for a tiny two bedroom cabin for one night.. we arn't tight, but after the owner had spoke to us the way he did, and accused us of purposely misleading them, we left..
We were lucky enough to find a much nicer cabin for half the price aswell! Screen shot of advertised room..

We had to cancel our trip here. We’re told in writing we would get a full refund. Over Two weeks later rang again were told it would take another 2 to 3 weeks. They then became abusive and said you aren’t getting your money!!

we stayed at Buffs for the first time last month, beautiful cabins on large property, pool, comfortable rooms. Would have been great to be able to walk on the property but we couldn't find any paths to follow. We actually had a wonderful time and were going to rebook for Mother's Day as we were leaving but we virtually got kicked out of the place for leaving 40 minutes past their 11 departure time - we were only making sure we left everything as we found it. The lady was so incredibly rude that we would never recommend it or go back again...a very disappointing end to an otherwise beautiful weekend.

We stayed in 1BR cabin. Two very chilly nights, but we were very cosy. Cabin generally well equipped. Pot belly fire place, stovetop, full fridge freezer. Reverse A/C, as well as plugin electric heater and electic blankets. Heaps of wood for fire. Gas BBQ on verandah. Twin showers, no bath. Strangely no heating in bathroom. All a couple would require except the kitchen utilities, tools, etc were minimum. Very quiet, there was a pool and a lake/pond. Kangas came by. Short spin from all wineries, cheese, etc in valley and not far from Cessnock or Branxton for supplies. Great butcher in Branxton.

I'm guessing this refers to Amanda's which is the next driveway as you leave the property. Maybe a 5-10 minute walk.
