No breakfast provided. No on site parking although advertised. Barely internet, 23kps, half dial up speed. Smoke detector hanging off the ceiling.Half size shower, no bathroom heating. Comfy bed. Lovely old word charm style room and building surrounded by a pleasant and well maintained garden with fountain near a pleasant verandah. Susan the manager and owner was easy to deal with and delivered croissants for breakfast. Easy walk to restaurants, the B&B is highly recommended by us.

Charming large cottage on a quiet road near to the beach. Comfortable and homely with a substantial breakfast overlooking the gardens. Really friendly and attentive owner who knows the area well and gave good advice on local attractions. A great base for Phillip Islands - don't miss the little penguins.

Enjoyed our brief stay at Genesta House great place to stay for seeing the penguins .Had to leave early in the morning so did not sample the breakfast but did enjoy the chocolate and the port that was in the room Old World feel about the place ,lovely gardens plenty of places to shop and eat nearby

We stayed one night at the Genesta House B&B in the Sunflower room. The place was beautiful and relaxing. We bought in food and wine for the evening and ate on the little terrace outside our chalet style room overlooking the well tended to gardens.
