Stayed at Riad Kaiss for 5 nights. The accommodation is superb, the bed was supremely comfortable and our suite exceeded our expectations. We were extremely well looked after by the discrete and professional staff throughout our stay.
The location is perfect for visiting local attractions both north and south of the square and also a short walk to a taxi rank. It is a quiet little paradise set back from the main streets centred around a cool courtyard with beautifully tiled floors and walls and the ambiance is only enhanced by the noise of the courtyard fountain and birds singing high up in the canopy. I cannot recommend this place highly enough. The reception staff went out of their way to be helpful and assist with booking a guide. We were warmly welcomed by all and for this reason I will recommend this accommodation to anyone wishing to visit this fabulous city and have an authentic experience inside the ancient city walls. I also thoroughly recommend booking a Hammam through the Riad reception staff. What a fantastic and unique experience for someone who comes from somewhere that Hammam is not commonplace. Just beautiful. At no point did we feel unsafe walking from our accommodation to the main square , the local people were friendly and welcoming and whilst the main square is busy at night it is full of life and activity. This was the perfect break and we will certainly look forward to returning. We were there on a bed and breakfast basis and the food was fantastic , traditional and authentic. We did experience an evening meal and can also recommend it as somewhere to enjoy an evening meal. I do not think our stay could have been improved. Delightful.

This is one of the most beautiful hotels I’ve ever stayed in. The rooms were stunning, the roof terrace with lounger and the pool area are fantastic, the courtyard with big trees and bamboos and fountain was heavenly. Genuinely a treat to stay here. We stayed in Room 9 which had its own terrace and sitting room. Our kids had room 2 which is the twin. Both had incredible showers and decor. Slight overkill on the rose petals which are strewn everywhere which are a lovely touch…!

We walked up to watch the musicians in the main square at night which was pretty magical and came back for a beer on the roof terrace, looking out over the Marrakech rooftops by night.

It’s an upmarket hotel and we splashed out for a bit of luxury on our last night here. The one thing that would have made it even better is if the hammam had been a bit more affordable. At 50 euros per person for one hour it was beyond our budget and more expensive than other hammams in the area.

The breakfast which is full Moroccan with m’semmen flatbreads and Harira as well as yogurt and crepes was delicious . They offer the option of having it on whichever roof terrace you want but be aware this will take longer than if you have it in the courtyard if you’re in a hurry.

The staff were brilliant and couldn’t have been more accommodating. The good bye gift of some of the Riad’s Argan soap and shower gels was a really special touch.

Couldn’t rate it more highly.

A beautiful, very well-kept and clean riad. A small oasis where you can hardly hear the noises of the city and which invites you to relax. The staff is helpful and extremely friendly and speaks English, French, a little German and Arabic. This makes the feeling of being welcome perfect. The riad has great opportunities for all guests (9 rooms/suites) to enjoy the sun at any time of year: various rooftops with pavilions as well as freely available rooms and courtyards to start the day in the shade. You can order breakfast at numerous places in the riad and end the day with a home-cooked dinner. The roof suite with its own terrace and small dining room is very good, beautifully decorated in Moroccan style. A special shout out to housekeeping for the creative decoration, let yourself be surprised! The riad is just under a 10-minute walk from the market square and the entrance to the souks. Getting there: have the riad driver pick you up, the riads cannot be reached directly by taxi as the street is too narrow. An employee will pick you up directly from the taxi and transport your suitcases (6min walk). Perfect service! By the way, at the airport the driver stands outside the arrivals terminal, he is not allowed into the building (security). Tip for dinner: the restaurant Le Bistro Arabe (live jazz) and the restaurant Casa Lalla offer a great combination of traditional and international flair. The Riad Anika, which belongs to the riad, is also recommended for dinner.

We booked Riad Kaiss on the recommendation of our friends who stayed there 5 years ago. We were slightly apprehensive as things can change over time as old staff leave and new staff join. However, we need not have worried as standard of accommodation and care we received from all the staff far exceeded our expectations. Prior to our arrival, our email requesting transport from the airport to the Riad was answered promptly. The cost was very fair unlike some hotels who charge premiums for requests such as this. We had a porter meet us from the taxi to transport our luggage and guide us to the Riad, which was ideally situated just off a main walkway. A door in the wall belied what wonder lay beyond. Rich tiles and architecture surrounded a central garden of trees, water features, seating alcoves, birds and 4 tortoises. The whole RIad has retained a very authentic feel and the decoration and tiles seem like it must have been like back in the day. We were instantly made welcome with Moroccan refreshments of mint tea and sweet pastries. Leanne sat with us and marked on a map all the places of interest for us to visit so we wasted no time settling into the holiday. Our room was off the main courtyard and up our own private, spiral staircase. We were given a tour by Hadaiffa who explained the history of the Riad. Breakfasts were large and tasty, and we could choose to sit anywhere. Nothing was too much trouble for the staff to set tables and carry the breakfast to any nook or cranny within the Riad. Each day the chef made different flavoured iced smoothies. They were to die for. A welcome refreshment after braving the heat of the Medina and Souks and impossible to stop at just one!
The location is ideal for walkable access to all the main attractions (our highlights were the Majorelle gardens of Yves San Laurent, the crazy main square especially at night for its atmosphere, the Saaden tombs and the 2 palaces)
Leanne arranged a trip to the Atlas Mountains for us. Our guide for the day was Hassan. He was brilliant as was the meal his wife and mother prepared for us in their house in the Berber village. We can safely say, that this was the best meal we ate during our stay. We can’t thank the Riad staff enough for the care and attention we were given during our stay. Each and every one of them was brilliant, even the ones working away in the background tidying and cleaning. They were all so friendly and cheerful. Please keep up the good work.

Our stay was magical. It couldn’t be better as it was beyond our expectations.

First of all we have to mention the amazing work of the staff. They were so welcoming, kind, caring and helpful.
They gave us so many tips and recommandations.
They made us feel at home and very comfortable.

The riad is incredibly beautiful, charming and clean. It’s a little gem in the middle of the Medina.
All the different areas like the garden, living rooms, rooftops, swimming pool were really lovely.

We were so delighted with our room, truly sublime. It was daily cleaned with care and beautifully decorated with folded sheets in the shape of hearts, swans, etc., sprinkled with rose petals.
Leaving all the time fruits, apéro snacks, water etc.
We really appreciated all these lovely touches.

We had breakfast (included) and dinner at the Riad and the food is delicious and very tasty.
We could have dinner in patio on the rooftop which was beautiful with the view.

We would highly recommend anyone who wants to come to Marrakesh to stay in this Riad, you’ll love it.

For the first time in Marrakech, it was not easy to decide where to stay or choose Riad.

Fortunately we made the right choice, the stay at Riad Kaiss was exceptional, from the moment we reached the last day.
From the airport to Riad with a booked taxi everything very well organized, the employee (Soufiane) expected us to accompany us to Riad.
Soufiane, was very attentive, gave us the welcome offered us the traditional mint tea, taking into account the time (22h) asked if we created something to eat, made us feel at home. The next morning we feel what makes this place so special, its courtyards, full of gardens and fountains that form an oasis within the Medina, the Riad has its own identity: hidden stairs that lead us to the pool and to the terraces, a maze of sensations mixed with its own tranquility. The rooms are spacious with a well-equipped bathroom. Riad is beautifully decorated to the true Moroccan tradition. Every morning breakfast served in the courtyard next to our room with coffee, fruit, compote, honey, omelettes, traditional cakes, bread! My favorite msemmen bread is a delicious flat bread I loved, all this served with professionalism and kindness of Osama and Hamza.
At night, near the fireplace, at the heat of the golden flames, I do not remember the name of the employee who prepared the fireplace and brought us the mint tea, always kind and attentive. Yolanda, GM welcomed us with great sympathy and professionalism, helped us in the reserve of the Hamman, suggiro e indicounos (Les Bains de l ́Alhambra). It was our first visit to a hamman. Unforgettable experience.
Excellent location, we had booked a guide in which we canceled, for the confidence that Mohammed put in explaining all the details on the map, left us safe and confident in exploring Marrakesh freely. Access to attractions such as: Jamaa-El-Fna Square, the palaces, La Bahia, El Badi, Kutubia Mosque, La Sultana, Soadian Tombs are minutes away. Jardin Sidi Hamed El Kamel Square is 5 minutes from Riad, has a bit of everything, shops, markets, restaurants with terraces, roof terrace.
Considering the dates of our stay coincided with the month of Ramadan, Riad and its staff were extremely attentive, meeting all the needs had a huge impact on our experience. The last mimos gave us a bag of sandwiches and fruits for our return trip.

One point I must mention, are renovating (construction underway) in a building next door, I will be honest not affected our stay.

We will return to Marrakesh, we are sure that this is where we want to return.

Great stay right in the centre of Medina, very central and beautiful property. The staff was incredibly friendly and they went above and beyond in anything we had requested. The breakfast was a dream, really delicious fresh and local - still missing the freshly made bread pancakes (not sure what they call it). We also got a small gift at the check out - small bag with the shampoo+conditioner kit which they use in the bathrooms, made of argan oil. Very cure gesture from the manager :) Thank you!

Hotel was great! The staff made the entire experience one of a kind! They made you feel like family! Rooms were great, spacious and comfortable. Everyday the bed was made with towels to make beautiful art and rose petals were everywhere, making it feel romantic and puts a smile on your face. I would highly recommend this hotel and will be coming back to stay :)

From the cool and quiet of the inner sanctuary to the hidden haven of the roof top with the sounds of Marrakech, my stay at the Riad Kaiss exceeded all expectations. The service the team provide is over and above, from Monir ensuring I made it to the start line for my race and the warm welcome back with much needed refreshment, to Nejoua's attention to detail, ensuring all worked to clockwork. No request was too difficult for the team, delivered always with smiles. The Moroccan breakfast was a feast for a marathon, the pool and Moroccan sauna ensured a speedy recovery from the run. The attention to detail in my room and bathroom, with local oils and soaps and fresh fruit all added to the experience.

Riad Kaiss by Anika is an enchanting venue. Their staff and services are exceptional. From the moment you walk in you smell roses and hear the birds sing. You are greeted in the most welcoming way and offered milk, tea, and fruit. You feel like royalty in this Riad. It's a hidden peaceful oasis from the external excitement. The knowledgeable receptionists will provide you with information and a map for when you're ready to explore and have an adventure. I recommend it as a solo traveler and, because it's so aesthetically romantic, I would also highly recommend it to couples. Without a question I will return for a longer stay.

We only did a one day tour, however, based on their level of service and everything else I would have more confidence in booking with them than someone else I didn't know. If you are thinking about going to the desert, we took a trip with Desert Dreams. They were excellent and very accomodating.

Riad Kaiss is the same as Riad Kaiss by Anika, as it is managed and owned by the same owners. The Address is 65, Derb Jdid. Riad Zaitoun Kdim. I can see where the confusion is, on google it has two locations, but the correct one is the address above. We are trying to communicate with google to rectify the problem. Thank you for bringing this to our attention.
