Royal guesthouse Chiangmai is only five minutes away from Thapae gate. It has over 70 rooms (air-conditioned and fan). A swimming pool and wifi are available for free. We have a restaurant and bar than serve all-day American breakfast as well as local dishes. Tour booking can be made at the lobby (e.g., one day trekking, elephant riding, bungee jumping). Motorbikes and cars rental is also provided. Although there is no elevator, you will find better views on the higher floors overlooking Doi Suthep temple. Friendly and helpful staff are here to make sure you enjoy your stay 24/7. One guest summarized our strengths as "good Price, Place (location), and Pool". We agree and call it "3Ps". You can not check in until 2 pm, they are very strict on this rule. At 2 pm there is a large line of people waiting to check in because the staff won’t help you until 2 pm. Their English is okay but not the greatest and they are not the friendliest either. Our room was dated, the mirrors were all dirty and both floor and sink drain were plugged. Our room was full on mosquitos. There was no mesh on the bathroom window and the doors did not seal fully along with door frames this was probably why. We had to go ask for water (which is included in the price of the room). The morning breakfast is toast, jam and tea. There is no coffee or juices. If you ask for coffee you get told NO, just tea. The pool was dirty so we did not swim in it much and the community area was dirty as well. A few of the chairs around the outside of the pool were broken so be careful. They have signs about quiet time from 10 pm- 7 am however the staff pump music on the first floor until 11 pm or later. There seemed to be a lot of families and a younger crowd so it was loud and a lot of slamming doors. We also booked our bus to Chiang rai there it was decently priced. However beside the tour desk is a sign saying “ discount on all services booked here” I asked several times and he still charged us full price for our tickets. Then when I questioned again he offered me a free drink ticket. Also had to question on how we would get to the bus station because he tried to charge us extra to get a ride to the station, when he hard originally told us everything was included. The hotel ended up getting us a grab to the bus station. The only thing this hotel has going for it is it’s location. It’s in a great spot for walking to sights and all the restaurants/bars.

The rooms are large, but very basic. I am here sightseeing and so am rarely in the room. The common area is pleasant. The staff are friendly and helpful. The location is reasonable close to old town and to restaurants. For the price, I would say that it is a good buy, and I would consider staying there again. One drawback is that there are five or six stories, and no lift.

Initially the social area is very nice and the pool looks good. The rooms are an entirely different matter. Very basic with the oldest and loudest air conditioning unit I've ever seen! The shower was little more than a dribble and my boyfriend (whose 5 foot 9) had to duck to get under the shower. Its clearly aimed for short people! The bed was like a rock and we had three back breaking nights here. Breakfast was just bread, jam and butter and only served from half 8 to half 9, so not much time with only one toaster working!! Location-wise it's quite close to the main market area and not too far from the walls to the old part of the city.

The swimming pool is nice, the reception area too. Wifi works reaaaally bad; beds are confy; the room was very dirty when we got there, full of hair and dust everywhere. No lift, you can stay up to the 6º floor and must take the stairs. The worst thing: the shower. Besides being dirty, water doesn't come out! Just a tiny little bit, directed to the wall, that makes impossible to take a shower. Breaky with: toast, butter, jam and tea (you have to pay for coffee)

We stayed here for 4 nights, mostly sightseeing so we didn't stay in the room much. The guesthouse has a pool and nice common area. The included breakfast is toast with butter/jam and tea. The sheets and towels weren't very clean. We were also told that they wouldn't get our laundry done on the next day even though the sign said it took only a couple of hours. The rest was OK.

I was a little skeptical when the address wouldn't show up on google maps but we figured out how to get here pretty easily.The building is big and red/white so easy to find to get back to. Rooms were clean, a/c worked amazing (almost too well for me) 😂 the pool was relaxing and the coffee they sell at the hotel is amazing! Super friendly and helpful staff! P.s be careful jumping into the bottom of the pool it has sharp tiles.

It’s clean. Basic. Has DIY breakfast which works quite well - could only really handle it for a a couple of days Lots of chill out spots Reception manned 24/7 Rooms clean. AC and fan. Bathrooms bit smelly. Whole place needs renovating. Prices reflect standards - place for backpackers Situated near the night market and the dodgy bit where men go to pay for women/men

Stayed here for 3 nights.Room is clean with basic ammenities.Breakfast is simple a toast bread with coffee and tea.Staff interect well and friendly.location is second to none,night bazaar and sunday night market is 15 minutes walking distance.will be back again to this guesthouse on our future Chiangmai trip.

The guesthouse is a lovely old building with lots of charm. The rooms can do with some TLC. The staff was extremely friendly and super helpful booking out daily outings. The guesthouse is perfectly situated. We would most definitely visit this guesthouse again. Well worth the money spent. The breakfast was only coffee, tea and toast, a little variety for the toast would be great and two slices per guest is a bit shabby. But we none the less enjoyed our stay. The pool and pool area was fantastic.

The room is ok and bathroom is big. The only improvement would be the plugs which are old and not enough. The resting area in the ground floor is very comforfortable as such is the swimming pool :) very recommendable
