The room is great value for the price. It was very clean, and the shower had hot water! The staff is very friendly, the laundry service is quick and cheap and good (usually it's two out of the three). There are mosquitoes on the property, but i guess it's the way it is.. Thank you!

It's a well positioned guesthouse, in a quiet area, with access to many restaurants and other facilities. It has a nice common area for relaxation and the staff speaks English very well and are very friendly. Don't expect much from the room, it's a minimalistic one, though perfect for rest and to take a shower.

Spent 2 nights. I mentioned my love of fabric. Instantly I was told about the textile museum by one staff member while snother was in the phone checking the hours. Love the staff❤❤❤❤ The hotel has a lovely common area. Airy, comfortable, and inviting. This may not be a 5 star hotel but 5 star service for a pittance.

Lovely people. Very willing to help direct you to where you want to go. Cheap printer services. Lovely area in the center to sit, read, browse the internet using the free Wi-Fi or their computers, great coffee, regular and loose leaf tea available 24/7. Morning breakfast with it being topped up non stop so nothing gets too cold (eggs) or warm (butter, etc).

When we booked the Baan Jaja guesthouse we did so with quite low expectations. At $15AUD a night for a triple room, we were by no means expecting the Hilton. We were very presently surprised by how good an experience we had at Baan Jaja. The ladies who work there are very friendly, always greeting us with a warm smile. The room was basic, as expected, but very clean and a mosquito zapper was provided which is very handy to have in Chiang Mai! The guesthouse was nice and quiet, we hardly saw other travellers while coming and going, however popular bars and good food are well within walking distance so it is easy to have a good night out and meet people. The wifi of good quality and they also have a bookshelf you can borrow from to read on a lazy/rainy afternoon. Everyone in our group of three agreed we wouldn't hesitate to stay here again. Great value for money!

We found this place when wandering around and are so glad we did! Lovely room with free water everyday, the bathroom was a little small but the room was very spacious so perfect really. They have a chill out zone downstairs with free tea and coffee, books and games. Fern, the receptionist, was amazin she helped is with everything and booked our next bus for us. Highly recommend!

We had a great stay at the Baan Jaja. The staff is very friendly and explained to us the city's main sights, the rooms are big and clean, we had our own bathroom and fresh water every day. The guesthouse also has a great location and everything inside the city walls - but also the night bazaar - can be reached walking. We would definitely recommend staying here.

The rooms were okay for the price, I'm not expecting a 5 star room. Could use a bit more dusting in my opinion. What I love most about the place is the owners. Kitty is a lovely lady she was able to help me to get to places where I want to go. The other owners were really helpful as well. Super nice bunch of people and knowledgeable. Speak good English as well so that is a big plus, as I've come across many whom I couldn't communicate with. If you are ever there, say hi to Kitty for me

loved this place. great common area with hammocks and beds and tables. free coffee and tea all day. fridge guests can use. the best part was the staff. the woman at front desk was so helpful and accommodated our late check in helped with tours and bus tickets etc. Room was fine and very hot without AC, but we survived.

It was alright. Clean and had all of the basics. The breakfast provided was very basic (it was better to just go to the street venders or nearby restaurants) and the windows didn't close so there wasn't a great sense of privacy or barrier from the noise. But it was a pretty good value for the price we paid and the convenient location
