We stayed in here for 12 nights in October, we had been to Thailand many times but never Chiang Mai so we thought we would book a nice hotel and spend some time in the area.
We had a room with pool access, very nice rooms, plenty of space. Excellent shower & jacuzzi bath which I never thought I would use until we did a hike at Doi Suthep! All the usual toiletries. Pool towels. Tea & Coffee. I thought the pool was freezing (but I always do!).
I would suggest if you’ve only got a short stay in Chaing Mai then stay a little nearer town. We did spend quite a while in the traffic and travelling back and forth. It is true that the Songthaew drivers aren’t keen to travel out to the hotel from town. However, we always got back, and we usually paid 250 baht for the fare home, as we were there for a few days time travelling didn’t matter to us.
The hotel provides a lift into town service Monday to Saturday 10am & 2pm. Sunday at 5pm to the walking market. Just ask the reception staff, they really are lovely helpful people & gave us advice on tours & excursions and their recommendation to use Wendy Tours was a good one, with a private tour they would come and pick us up & drop of to the hotel, which because of location not all companies were willing to do.
There is also a spa at this hotel & the massages are excellent. Certainly sorted out a few knots after the long flights from the UK!
There’s not much in the vicinity of the hotel, lots of beauty/dentistry outlets, I guess this will get bigger. During the day you can get a juice or smoothie from small outlets, there’s also a 7/11. There is a little gem of a night market that is from Thursday to Saturday, good there, can get some food to take away or eat there. Was very handy if we had been out all day and could grab some food.
All the staff are really a credit to this hotel, they obviously enjoy being there. We had an evening meal twice here, lovely Northern Tai food, well presented. Everyone who worked in the restaurant was lovely, the breakfast is also excellent.
Highly recommend this hotel, would definitely stay again if we ever returned to Chaing Mai, we came away feeling relaxed after this city break. It really is a gem if, amongst your travelling time you want to relax and enjoy some down time around the pool.

We travelled to Chiang Mai and stayed at the Khum Phraya Boutique Resort for 4 nights from 7th Oct till 11th Oct 2024 in their spacious Lanna Villa which was more than 1300 Sq ft with our own jaccuzi pool and sauna room.
The resort is aged but reasonably maintained, though we had to change our Lanna Villa due to minor issues.
The staff were courteous and were able to cater to our vegetarian dietary needs with delicious dishes.

Attractive building away from the main road, nice garden and pool, quick check-in. Spacious room with wifi and kettle, balcony. Negatives - food is very expensive compared to the cafes outside, people making noise late into night with hotel making no attempt to control, smoking from balconies drifts down to the pool. Overall a good choice, about 10-15mins by taxi from old town. There is a tourist show outside (i think not connected) you can wander into and watch

We stayted here mainly because of the pool and because it was slightly out of town and it looked very tropical and peaceful so we thought it would be quiet and pretty. However, we didnt realise it was in an industrial estate with a busy road running right past our room just behind a fence. The reception looks run down and most of tth ehotel looks tired. The walls are paper thin in the rooms so you could hear everything. We had two rooms in different parts of the hotel and both our rooms had the same problems. The rooms are dark, dated, most things are chipped and broken. The curtains were falling off the wall and after walking on the room floors our feet were totally black every day. We were so depressed by it after two days we sent photos to booking.com and they gave us an instant refund. The pool is cool but beyond freezing and they play bad music at the bar all day and the sun loaungers look knackered. This hotel would be great fun for back packers, I think they need to stop marketing it as a top rate luxury hotel.

The rooms aren’t cleaned very well even walking in the floor was dirty doors were left open so mosquitoes were everywhere already. And even around the room just overall not clean. No pool towels and housekeeping never changed the towels or cleaned the room properly. The pool is nice but they only run the fountains on the weekend. For the price in Thailand and it being out of the city overall it is not worth it. Takes about 25 minutes to get to old chiang Mai. Also I was woken up at 6 everyday by some loud noise maybe a water pump.

The hotel itself is very pretty with a nice pool and friendly staff.
However there are a couple of issues which we found very poor whilst we were there
1. You sit in the restaurant and bar having a drink from the price list but when you go to settle your bill when you leave you have been charged 7% tax and 10% service charge even though your staying at the hotel which is pretty poor in our opinion.
2. There is complimentary water in your room however this only applies to the white cap bottles, the blue cap bottles which look exactly the same and are also in your fridge you have to pay for again on checkout. It is not stated anywhere that you have to pay for blue tops.
3. The air conditioning in our room stopped working with 4 days to go and despite reporting it to reception several times it failed to be mended by the time we checked out, again very poor especially given the heat at the time.
Would we stay there again very unlikely due to the points above

Hmmm. The hotel has good and not-so-good points. The good: 1) the leafy green space definitely delivered the tropical feeling we wanted. 2) The pool and grounds are beautiful and very charming. 3) The breakfast offers everything imaginable and the quality is good. Dinner was also good.
The not-so-good: 1) One of the staff at the front desk is less than helpful and pleasant. We asked how much time we needed to leave to go to the airport for a domestic flight and she told us we needed to leave by 8 am at the latest for an 11:30 flight. When we questioned that as an unexpectedly long lead time, she seemed annoyed and irritated with us. The early hour she recommended put us in a big rush the morning of departure, and we ended up cooling our jets in the airport for over 2 hours. Obviously, her information was faulty. I realize traffic is unpredictable, but that really was a poor estimate. 2) The room was a bit musty and damp-smelling. 3) The location is well outside the city center in an industrial-looking area. With traffic, it takes about 30 minutes to get to the old walled city. If you're doing things outside the city (Doi Inthanon, for example), it's probably a good location, but for tours and activities inside the city, it's not ideal.

My husband and I decided to stay in Khum Phaya because we felt, in pictures and descriptions online, that it was a tropical quiet space. How disappointed we were!
To start with, as a couple, we know what we need from an accommodation which is:
-Good, friendly service.
-Clean room with hot and cold shower.
These are basics which we felt Khum Phaya needed to retrain staff and update their rooms.
Staff:
Although the front desk was helpful, we felt that most of the staff, were miserable. We felt that management might not be looking after them well enough.
Room:
The room we had, one of the villas, was outdated, needed refreshing, it smelled damp, especially the toilet. Some of the furniture also needed replacement badly.
We were supposed to stay for 4 nights, but when we found 2 cockroaches in the toilet in our 2nd night, we decided that we needed to move to another accommodation because it was clear that the room we were staying was not as clean as we need it to be.
Furthermore, the pool is cold, barely any lounging space for guests so there was no point in staying here. There is potential in Khum Phaya but only if they will refresh the space and retrain the staff with better management.

Review for Kumpaya Resort and Spa, Chiang Mai
I stayed at Kumpaya Resort and Spa seven years ago when it was a five-star experience in every way—impeccable service, beautiful aesthetics, and a truly luxurious atmosphere. However, my recent stay with my family (booking four rooms) was a complete disappointment.
The front desk staff, especially a woman named Annie, had a horrible attitude. The way they respond to simple questions shows a complete lack of understanding of customer service. It’s shocking that people like this are working at the front desk of what was once a highly-rated resort.
The condition of the hotel has deteriorated significantly. The rooms are poorly maintained—cleanliness is subpar, there are leaks in the bathrooms, and overall, the interiors look neglected. It’s clear that service and aesthetics have taken a steep decline.
I would never stay here again. What was once a top-tier resort has become one of the worst hospitality experiences I’ve had. If management doesn’t make serious changes, I wouldn’t be surprised if this place continues to lose loyal guests. Sad that I have to stay 2 more nights here

My partner and I visited this hotel during our second stop in Thailand and were completely wowed by how magical this hotel was. After our stay in Bangkok, this hotel couldn’t have been more different.
The setting was completely gorgeous! A resort in the outskirts of Chang Mai located next to a cute river, with amazing landscaping, tropical plants, Thai statues/ornaments and hotel rooms surrounding a beautiful pool setting. It really is paradise. There was even music played as you walked around the grounds, which added to the ambience.
The rooms were slightly dated and old fashioned, but still very clean and comfortable and we slept very well in the comfortable beds.
Staff were friendly and the breakfast offering was nice, with the omelettes being a particular high point.
We really loved our time spent at this hotel and would definitely return.

It’s really cheap. Don’t use the hotel taxi it’s really expensive. Pick a Grab. Cheaper!!.
The answer is yes to both
Yes there are. We stayed at the hotel back in August and used Kanta Elephant Sanctuary for our trip. They picked us up from the hotel and dropped us back there without any problems. Although the hotel is a little way out of the main centre, it's not that far. We had a great trip with Kanta (2 adults and 2 children age 9 and 15) and would recommend them. We also paid online for the trip which I was a little worried about but it worked fine.
