We have spent 5 days in the room on the top floor. The room had had everything we needed: a wardrobe, TV, fridge, coffee tray with fresh instant coffee and water every day, a table with a mirror, a fan, air-conditining , fast wifi and the nicest thing- big balcony with an extra sink. Considering the price point (~USD 14) of Sabai House, the 2 star hotel is an excellent hotel with big rooms, king size beds, good wifi, fridge, tv, kettle and even a safe and mircowave. Accurately described by the site. Great air con, wifi and decent shower. Bed was quite hard but after long days out we had no problem sleeping. Very big fridge and balcony area which was great. Staff didnt speak a lot of English but with a bit of signing we managed, they allowed us late check out free of charge, rooms...

The location was great, outside of the core for a good price, we did lots of walking in Chiang Mai. There's a lady a few buildings down that serves breakfast on the side of the street, fried rice and eggs for 50 BAHT and she sells mangoes (we bought two for 20 BAHT and she peeled them for us). I loved this place. It was so much more then expected. Location is great, the room was hugeeee, staff was excellent and the AC worked great. The wifi wasn't great but wasn't bad either. I loved the blanket, very comfortable. Would def come again.

This hotel is walking distance to the main town, clean and comfortable and well priced. The main plus to this hotel is the staff, the lady who works in the day was extremely helpful and booked various activities for us such as elephant trekking/tigers/travel. If I came back to Chang Mai I would stay here again.

This hotel has very basic but comfortable and clean rooms. The location is perfect for visiting the old city, China town, and the night market. There's also fantastic street food on the block, as well as plenty of options for Thai massage.
