Great location and price but cheap basic rooms with not the best shared facilities or carpet... You get what you pay for but would say we did get a clean bed but it's not that comfy and the rooms are so small there like a sauna even with the fan it's hard to sleep unless you drink loads of Chang!...

I've stayed at many "budget" places, but this one is really bad. 1. No window to the outside=unbearably hot, 2. window to the hallway with no screen allowing people to look in at you or worse, reach in, 3. no 24 hour reception in case you need to check out early or late and want your key deposit back. Firstly, I do not normally write reviews but felt compelled in this case. The location is great, centrally located in Chiang Mai. The rooms are basic, clean enough and fine to get a night's sleep. We stayed in both a fan room and an A/C room, the beds in the Fan room however were terrible, the mattress was basically resting...

I stayed in a basic single room with shared bathroom. It was clean and comfortable. Staff is friendly. The rooms have a little bureau and a fan. There's a common area but lacks of entertaining stuff (books, games, TV, table, chairs), so nobody uses it.

Room was more than fine, toilets could of been cleaner, lovely staff good location, nice atmosphere, was quite quiet when we were there which was nice but did not reflect th e standard as I thought it was a really nice guest house and great value

We stayed a bit under a week in a double room with a shared bathroom. Thre room was basic and clean. We had a fan in our room but it made so much noise we didn't use it. There were no towels in the room but we got them by asking. Wifi was available for guests.The staff was friendly and...

Stayed here for one night in busily Chiang Mai. I got a single room with shared bathroom for 250B which was fair. I liked the room, the carpet and the light. Only stayed one night after arriving off a late flight so can't fully judge but from what i saw it was in a very good location close to the main touristy section of the old city. Room was spacious enough but lacking something.. not sure what but i wouldn't of wanted to spend much time in there. Showers were ok...

Bloody Marvelous ... Fab Staff and Boss Man , simple clean and close to everything , shared showers hot and cold are clean and there is even a tour office to book excursions , could do with its restaurant getting opened but I understood that will happen in November ....
