The location is the best about the hotel - it is central to walk to nice restaurants and markets and in a nice area although very touristy. The only downside ito location is that it is in a very narrow street and you have to quickly get your luggage in and out of the vehicle to move the car, and also difficult for your pickup to navigate a vehicle in this street. The hotel is run in a way (and how we were treated as guests) that I suspect backpackers and or young people have taken advantage of bringing in non-paying guests or stealing toilet paper. It is run like a hostel. We were treated the same way, and it felt like we were being intimidated and a bit like in a school hostel. The rooms were clean. We switched rooms at some point to a room with a balcony which overlooked activity in the street below which I enjoyed. There are numerous massage place in the street - about two shops away from hotel 11 on same side of the road we had one of the best massages we had in our 3 weeks in Thailand…

Hostel was very clean and tidy, with good sized rooms and a very central location close to everything in old city, host Tony was very helpful with local information and booking things for a good price. For what you get it is great value compared to other hostels in the area thankyou for the stay
It's a lovely place in old town chiang mai, the hostess is great, sweet and lovely. She really knows her stuff and right information. She helpt us really good and it's cosy. A little basic but what do you need more :)
We booked into this place for three nights but liked it so much we stayed for two more. For a great price we got a very clean room with good air con in a great location. We really loved the little street it is on, plenty of things happening so there is a nice buzz but it was also quiet at night. Right next to Somphet Market which was cool. Easy to explore the Old Town from here. Lots of places nearby to do laundry, hire bikes etc. However our stay was really made better by Tony the manager on the desk. He was super helpful, suggested a cooking class which turned out to be a highlight of our stay and was generally very friendly and very pleasant to deal with! The place doesn’t supply toilet roll so be aware you have to buy it yourself and the only downside for us was that the pillows were really firm and hard. Seems like a small thing unless that’s not your preference. (We still managed to sleep well though once we got used to it) But overall we would really recommend this place, stay here in Chiang Mai! …
I spent a month in Thailand and while that I stayed in 6 hotels and is not my habit to write something in TripAdvisor about hotels .. This hotel is very clean and good location and staff are so kind I forgot my expensive watch the last night in this hotel and moved to pai for 3 nights after I comeback to chiang mai to some hotel I found it .. This place is really nice, your close to all the important things around, the place is clean and the host was soooo nice. He has always good advices and tips. Also the other person's there were so friendly. Definitely worths it. Will come back!
Pros: knowledge owner (Tony), clean rooms and hotel, English speaking, close to many amenities including a small market, street food and restaurants Cons: Basic amenities provided, soap and towel, nothing else (toilet paper, shampoo, etc). Management is *very* cost conscious. Power outlets are sparse and common area outlets are plugged. Once you check out your stay is over - do not expect to be able to use the dorm showers even an hour after check out.
The location is amazing, right in the middle of lots of restaurants, shops etc. Can’t complain about cleanliness either, the place is spotless. However it just seems the owner has done the bare minimum and isn’t really bothered about improving the place when it has so much potential to be even better with just a few small cheap changes. For example the no toilet roll thing is weird, especially when they have a cupboard full of it on the ground floor? The bed and pillows just seem like they got the cheapest they could, to be honest never had a worse pillow in Asia, and we’ve stayed in such much cheaper places. The WiFi is terrible in the room, but when we mentioned that it wasn’t working he seemed confused like the WiFi is great. There’s absolutely no storage in the room and the room is huge so could easily add some, like I said just seems to have been done with the bare minimum not really taking guest comfort into account. That been said, it’s not the worst but it’s just a weird atmosphere and probably more suitable for a quick short stay. Definitely can get better service, better quality for the same price or even cheaper in Thailand.…
It's a very basic hotel which shows in the room, but pricewise that's totally okay. Our room even had a balcony. The owner (?) or manager is very very friendly and helpful compared to other of the staff. Location is very good.
