We went to ZZ because of the reviews we saw on here, and all I can say is the place deserves all the praise it has received. Boyd is honestly one in a million and really made our week in Chiang Mai what it was. Great hostel, great location and great people. We can't wait to go back!!

If you're going to Chiang Mai and you're looking for a comfortable, quiet, clean, relaxing but lively accomodation, then you have to choose the Zz House!

The house is situated well, several shops are in walking distance.
There are bicycles you can borrow; otherwise you can rent a scooter (don't forget the insurance).

BUT: the main reason to stay there - apart from all the practical reasons - is the host, Boyd. He is the most funny, lovely, generous, funny, charming, loving and funny ;-) host you can imagine. He'll help you with anything, show you the good places and the best local food. He is always around to chat with you or help you make your stay the best you've had in Asia. He's passionate about what he's doing and about his country which you can feel and enjoy when you're his guest. He really succeeds in creating a familiar atmosphere around his guesthouse. He is a great socializer but respects your privacy in every aspect if you're looking for a place to retreat.

Thank you so much Boyd for having us. You are amazing!

We stayed in ZZ house for five nights and loved our time there. Our host Boyd made us feel welcome from the very start. He was very informative and had our best interests at heart during the entire stay. He was extremely helpful advising on the dos and don’ts of the area and helping us to avoid tourist traps. Our rooms were very clean and comfortable. We would highly recommend a stay here! Thanks Boyd!

I was surprised of the good ratings this very plain hostel got. They claimed to serve breakfast but did not. It was a long walk to old city and with the cost of two tuk tuk rides, another place actually in old city is preferable. Boyd is pleasant but couldn't fix the location.

1st of all, please take note that Zz House is NOT a 3 star hotel as they claimed to be.
This place is just a badly modified local house to fit in more rooms without proper security features and bad wiring jobs which is risky to stay in.
Please see photos attached.
As for the great host, Boyd, he is not station in the hotel. We only see him rush back to the hotel to checked us in when we wondering in the hotel looking for the front desk and no one attend to the check out as this place basically is unmanned.
The pro of this place is you can use their bicycle for free.

I believe this guesthouse is the best option in CM in the budget category. Room nice and clean, breakfasts and night gatherings superb, and Boyd is a fantastic host who helps, repairs and advises you whenever you need. I spent 26 great days there.

We had a wonderful 3 night stay here. Boyd goes out of his way to ensure you're happy, occupied with cool stuff to do, and in all ways taken care of. The place itself is in a great location -- close to great restaurants, the night market, another cool local good market, and Fah Lanna massage place (which is not to be missed!). Much preferred this location, where there are actual Thai people living and cool vibes, to the hectic energy of downtown. Our room was clean, cool and comfortable. High recommended!

If you are looking for a clean place to stay in, with a great atmosphere and the best manager - come to zz house , you wont regret it ! The rooms are really nice and there is good pressure of hot water , the owner Boyd is amazing - he helped us to plan the rest of our trip and recommended the best activities with good prices , best local restaurants etc. The guest house is located 10 minutes walking from the night bazar , and in my opinion its worth the walking .

I decided to stay at zz house after reading all the great reviews. They was not wrong. Boyd is a legend!!! As soon as you arrive he will sit down with you amd show you on the map all the really good places to see. He is so helpfull. Any time, anything you want to know boyd will help!!! Accomodation very good for the price and really good wifi. I will reccomend zz house to anyone travelling to chiang mai. I will 100% be staying at zz house again when i go to chiang mai :)

I was pretty skeptical of the amazing reviews on tripadvisor, thinking maybe they were fake or something. But I gave it a shot and this place is every bit as great as people are saying, with Boyd the obvious star. He runs the place on his own and makes you feel like you're family. It rained hard last night so Boyd cooked dinner for a few of us so we didn't have to venture into the storm.

I'm in a single bed fan room. No AC but it's not too hot. Bed is not super soft, but the room is clean and very spacious for the price.

Come for a few days and have Boyd set you up with all of your activities. He knows all the good places and will get you a good price too.

Contact information can be found on their website under 'contact us'. Just search for ZZ House Chiang Mai and it should be the first entry that pops up. Yes, you can make reservations online and he speaks English very well.
