Penley House is a treasure and delight! This is a restored home of the former Mayor of Auburn Maine, which the owners spent six years restoring to the original plans. The breakfast room / tea room takes your breath away. There are beautiful details all throughout the house, including the original stained glass window at the base of the stairs, and lovely antiques. It is a short walk to the Androscoggin River and the walking trail that loops over a pedestrian bridge to the Lewiston side. I saw a bald eagle soaring last year! Penley House only has four guest rooms, which have high ceilings, and gorgeous decor. The bed is so comfortable, and the breakfasts are delicious. Plus a big closet, which is not always the case in historic B&Bs. The kitchen is modernized, gleams and shines. Theresa Smith accommodates special diets as well. The location is only 12 miles from the Monmouth Shakespeare Theater (summer repertory - 4 plays!), a short walk from the Community Little Theater (which performs summer musicals), around the corner from the Foss Mansion (Women's Literary Union) and less than 2 miles from Bates College. I have stayed there seven times, and go back every summer! Please visit Orphan Annie's Antiques, the local parks and sights, a specialty chocolate shop, all a short distance from Penley House!

Penley House was beautiful, tastefully decorated throughout. Theresa and her daughter are obviously gifted decorator/designers. The rooms were immaculate and comfortable, and everything we needed was provided, including toothbrushes in case we needed them. We were welcome to use the downstairs parlour to chat and socialize. Breakfast was excellent. We felt at home, and would love to go back. Highly recommended.

I was traveling through New England with a Food Travel Writer this year and we were in Vermont, New Hampshire and Maine eating and staying in a variety of locations. By far THIS Inn was the most interesting! Such amazing history, decor, hosts, location and charm. I stayed in the turret room pictured and it was stunning. Remember to ask the host to show you the former Carriage House.

Theresa clearly does all she can to ensure your stay is comfortable. The rooms are spacious -- ours had a walk-in closet! Breakfasts were delicious.
It's easy to get to and has an adjacent parking lot. You can walk to a couple bars/restaurants or take the walking bridge to Lewiston to restaurants there.

Even though I arrived fairly light. Teresa was there to great and knew who I was. The bedroom and bathroom were extremely well maintained and kept impeccably well maintained. The bedroom and hall had reading materials, toiletries. Coffees and even a few small snacks! The common areas are also immaculate and it is obvious that great pride is taken in every aspect of the operation!

What a wonderful experience. I am moving away from the chain hotels for a more fulfilling experience during business travel. Teresa, the proprietor, was a delight. She accommodated late arrival, had bottled water available at all times and the breakfast was fabulous. She even prepared me fruit to-go when I needed to depart at 5 am. The Hunter Room was gorgeous and the bathroom so comfortable!! Cleanliness was perfect! Make this your pick for a stay in the area. I will definitely return.

I highly recommend this B&B if you find yourself in Auburn/Lewiston. My title says it all for me--the quality of everything, from the beds, the sheets and towels to the breakfast, is all high quality (more so than in most of the much higher priced inns we've stayed in), and it's clear that thought and effort go into their choice, and generally the way the place is run. It's also a bit of living history, like you're actually a guest in someone's house in a bygone era. My husband and I only stayed one night on a road trip from elsewhere in Maine, but we were very impressed.

We were attending the annual Hot Air Balloon Festival and stayed at the Penley House Bed & Breakfast on Saturday night. We arrived at about 3:00 PM and were greeted by the hostess and shown to our room. She explain the keys and told us when breakfast was served. We told her that we may be leaving earlier than breakfast was served. She told us she would be up and make accommodations so we could have breakfast before we left. The Penley House is on Main St. in Auburn a short walk from the Auburn out door stage where bands were playing all weekend. A short walk in the other direction there is a foot bridge across the river where the majority of the events and the balloon launches happen. After the Sunday morning balloon launch
we returned to Penley House about 7:20 to pack up, check out. The hostess was bustling around the dining room. She encouraged us to stay for breakfast so we stayed. The coffee, juice and fresh fruit we already out and she cooked up some French Toast. We were on the road by 8:00. They couldn't have been more friendly and accommodating. Very pleasant stay.

This was a very good choice for us to make and pretty much at random! Two couples stayed here the end of June and we all found the house amazing! We were comfortable, had room to sit together and watch TV in the parlor and Theresa served us very good if not excellent breakfasts! We stayed three nights and truly enjoyed it. We could even use the backyard area and small pool.
Theresa was more than accommodating to our schedule and adding a guest or just for breakfast. We truly enjoyed our stay.

The Penley House is first class in every way. The hostess is gracious, the accommodations are outstanding, and the breakfast wonderful. It just doesn’t get any better! All in all, a wonderful place to spend the evening.
