I am very happy with this motel, the service was excellent, the staff here are very polite and are willing to work anytime of night if there are any questions or concerns, there is a bar accross the street that is open on thurs through fri and have live bands play there and there is a bank with an ATM available. There is also a Margarita's resturaunt next to the motel as well, plus there is a macdonalds and subway right down the street, and you get a choice of either smoking or non smoking rooms which I think is very nice a TV with cable they also have a microwave and refrigerator. They do not have a swimming pool or spa and the bathrooms are pretty small which are the only reasons I give it a 4, but it is very relaxing and quiet here I really enjoyed my stay here at this motel.

The room was large, M gave the smell and it PASSED. Bathroom door was tough to close so if you were a privacy person give it the extra shove. Plenty of hot water for showers. WiFi was great with protected features. Geocache accross the lot. Refrig to keep the beer and wine cold. Breakfast was VERY adequate. Would stay again. If you like Mexican food then walk out the front door and into the restaurant. M wanted LOBSTER ROLL so MAC's SEAFOOD WAS THE STOP 8 minutes away JUST BRING THE BIB

I've been coming to this area frequently, for business, for the last five years. I have stayed at most of the local hotels in the area on one occasion or another. America’s Best Value Inn, Auburn ME is THE place to stay when you’re in the area – Convenient location to all area attractions and I95, clean rooms (and always upgrading), clean sheets, good TV and Intrnet access, refridgerator, microwave and hair dryer in all rooms, VERY FRIENDLY owners, managers & staff, continental breakfast and great prices. Management goes out of their way to please all customers and make your stay most enjoyable and when you return they remember you... Try it, you'll be pleased too!

I'm always skeptical about small hotels located in the center of town as they can attract sketchy people, however, this one is exceptional! We were very impressed with everything. The front desk woman was very pleasant, our room was spacious, quiet, had good water pressure and most importantly- CLEAN. The building and grounds are maintained. The hotel sits far enough off the road that traffic noise is non-existent and there is plenty of parking on property. A microwave, mini fridge and 2 chairs to use on the balcony, (all the second floor rooms have a balcony), were nice perks for an affordable price. I wouldn't hesitate to stay here again and would recommend this hotel to anyone who will be visiting the Auburn area. Thanks for a wonderful stay.

I would not recommend this hotel to anyone. Found a crack pipe under my bed and have picture proof. The owner has no idea how to communicate with their customers. Recently me and my friends went out to eat and when we came back all the doors were wrapped shut with electrical wire while it was -20 degrees out. Never once did the motel owner tell us they were going to lock the doors up. Very irresponsible out of an owner. So, we had to knock on the owner's window outside, and he got mad at us for leaving!?!?!?! Last time I checked I'm allowed to leave and enter as I please this is a public motel not a prison cell. Then the week after we had two friends come and visit the motel and we were told no visitors allowed and were forced to move out the next day no warning nothing get out leave. I am still awaiting an explanation to why we were kicked out, but I would not recommend this place to anyone awful experience.

Too expensive for substandard motel. Bed was comfortable. Building was under construction. Bathroom was not upkept. Curtains were dirty and hanging off the rail. TV stand was broken. Wifi did not work in the room. False description on a website. We booked the room with the balcony but all rooms with the balcony were under construction. It's was not value for money deal for us.

My wife and I have stayed at this hotel a number of times over a couple of years visiting our daughter in an area college. The hotel is run by a very friendly family, who are reliable, efficient and accommodating, who keep updating this hotel and keep it very clean. I travel extensively for work and would have no hesitation recommending this hotel to anyone. The prices are quite reasonable, the rooms sizable and it is very well located. Its perfect for a weekend visit or longer if your schedule permits.

We had gone by the hotel once and thought it looked less than we wanted from the outside, but my sister and I were travelling with 2 handicapped adults....this hotel that was reasonably priced and accomodated us at the last moment with no reservations. It was SO CLEAN and quiet!!! The only problem was the wi-fi signal was vague in some parts of the hotel, but a very minor issue for us

Americas Best Value Inn - Auburn is set back from the road so it’s quiet.
Approaching the entrance, I noticed that the grounds were well tended with numerous flower plantings in the shrub beds. This hotel is being cared for.
Check-in was quick and courteous. Mr. and Mrs. Patel, the owners/managers, are very friendly and personable. In talking to them for a few minutes, it was obvious that they knew and understood their service business very well. At this hotel, the guest is king or queen. They aim to please every guest who comes though their doors.
On entering my first floor room, I caught the faint scent of cleaning products near the bathroom. I always find that a reassuring smell because it indicates to me that the fixtures and surfaces have been cleaned and disinfected.
The room was clean. The carpeting was spotlessly clean and looked fairly new.
The king size bed had a nice silky quilted cover in a jade green and gold design, plus a coordinating coverlet over the lower third. There were two oblong decorator pillows in a coordinating dark jade green. Not your average bed.
The furniture was mostly Early American style. The room had a couch and a recliner chair. Both were comfortable and clean. There were no stains anywhere on either.
The desk had an upholstered tub chair. The nice brass-finish two column desk lamp had an electrical outlet and data port. The hotel had Wi-Fi that worked in the rooms.
The microwave and refrigerator worked. The refrigerator ran pretty quietly. It also had a small freezer compartment.
There was a sliding glass door with a locking screen that opened out into a grassy courtyard with a few small trees. There was a small patio just outside the doorway. Some rooms had plastic lawn chairs.
Although the TV was analog, the picture and voice quality were very good. The hotel supplied premium cable channels including ESPN and Showtime.
I’d been on the road awhile so I was pretty tired. I went to bed early. The medium firmness pillow-top mattress was very comfortable. The hotel was totally quiet after 8:45 PM. I slept right through the night.
For my shower in the morning, there was great water pressure, and the showerhead worked properly. There was no mineral residue buildup on the showerhead as one frequently finds in other less-than-new hotels.
The breakfast room was bright and cheery with ceiling-to-floor windows on one whole wall. The counter and appliances were spotlessly clean. The owner checks everything periodically.
The continental breakfast buffet featured the Belgian waffle machine, bagels, English muffins, two cold cereals, juices, and coffee. Each cup of coffee was individually brewed. Yoplait yogurt and milk were kept in the refrigerator. There was a covered clear container that held a dozen bananas. When was the last time anyone saw more than three bananas on display at once?
In all, this was a great hotel experience despite the fact that this hotel is aging.
Although this hotel is not a resort with a swimming pool and is not newer construction, I gave this hotel a top rating because of the cleanliness, comfort, evidence of upkeep, and stellar service from its conscientious, customer-oriented ownership/management, The Patels. They do everything right to please guests.
I spoke with the owners again before checkout. Mr. Patel had exciting news that he has plans to improve the hotel over the next year by knocking out walls and then enlarging the breakfast room because he wanted to serve a hot breakfast with real eggs and signature fresh-baked goods. He plans to hire cooks. He also plans to enlarge all the guest rooms to give much larger bathrooms. He will also install an elevator to the second floor. It sounds as though a nice hotel will get even better and be highly-rated all across the board.
I plan to stay here again in 2014.

Weekend of June 29 - July 1,2013, my husband and I stayed at this motel. We just were amazed
to see how clean it is and the rooms are very nice and spacious. The personnel are wonderful
people, very polite, great personality. We live in the province of Quebec and we were down in
Maine for a family reunion on Sunday. We totally enjoyed our stay, and we will be going back
again real soon. Also the continental breakfast is wonderful. I recommend this hotel very highly.
The prices are very reasonable.
