The waterside location on a cliff 15 minutes from the old town gives wonderful views and direct sea access . The hotel is stylishly decorated with cool whites and greys and a modern lux feeling but not all stuffy or overly glamourous . Food is very good , in the restaurant and lunchtime grill . The cocktail menu is huge snd decent value and good Croatian wines outnumber international ones Despite 5 star room prices the good and drink is not excessively expensive
Rooms have s laid back but very comfortable modern feel with comfortable beds and modern bathrooms . The indoor pool opens to the outdoors with huge bifold doors but the direct sea access and sunbathing platform on the rocks is the real attraction
Staff are friendly and engaged , making you feel at home and constantly available .
Situated out of town but with a shuttle or pleasant 15 minute stroll the hotel is quiet but well located

From the moment we arrived at the hotel, we knew we were in a special place. No huge, view-obstructing building here, only a sleek, minimalistic elevator port serving to zip you down to where the real fun begins . Nestled unobtrusively into the hillside, the hotel immediately conveys a sense of serenity with it's perfectly designed indoor and outdoor public areas, limited number of rooms (no wandering through hallway after hallway to find your room), and dramatic views of the Adriatic and Old Town Dubrovnik. The staff were gracious, professional, and engaging without being at all stuffy nor pretentious. The food service met the marks of being delicious as well as beautifully presented (with many healthy options). This is a high end place, have no doubt about that, but it never seemed as such. We can't recommend Villa Dubrovnik highly enough. What a gem of a hotel experience! If we ever make it back to Croatia, we'll be sure to stay here again.

Visited Villa Dubrovnik for 7 nights in May 2022 for a family holiday to celebrate a milestone birthday, my father in laws 60th. We chose Villa Dubrovnik out of all the other competitors firstly because of its small number of rooms, architectural beauty, panoramic views and short walking distance to the Old Town, once I made my booking with Masa in Reservations you could tell straightaway that they were prepared to go the extra mile for their guests and I am pleased to say that we were not disappointed.

Having been in the Hospitality profession myself for a large spa company in the UK in my career previously, I take on the role of family travel agent for our personal trips and have had the pleasure of corresponding with Batu Cetiner - Guest Relations Supervisor for a few months prior to arriving at Villa Dubrovnik.

Our stay would not have been what it was without Batu, he has helped arrange all of our excursions, including wineries, private tours/day trip to Split, sea kayaking day trips finishing at the hotel so we didn’t have to walk through the town wet through, Private Yacht trips to the Elafiti Islands, Game of Thrones tours and the most perfect rooftop pre dinner birthday party on the Prosciutto and Wine terrace complete with balloons, champagne, cake and music. He has made us feel special every step of the way, escorting us to restaurants that are tricky to find, checking in with us as he’s passing through town that our day is going well, replying to emails in a matter of minutes and magically appearing out of nowhere to meet us and greet us back to the hotel which really gave the hotel a homely feel.

The whole itinerary has been special thanks to Batu, he has gone into the smaller, finer details that take any additional stress away such as booking taxis and transfers to and from restaurants, making sure we have nice tables at our evening meals, and the fact that he personally visited each and every restaurant we were dining at to make sure our dietary requirements were met. To put this into context- I have anaphylaxis which is a life threatening condition and understandably this is always a huge worry for myself and my family every time we go out to eat and I am pleased to say that I have not had any allergic reactions throughout my time in Dubrovnik.

The Villa Dubrovnik experience has been perfect, the rooms spotless, the beds are beautifully comfortable and the air conditioning works a treat, all the staff are extremely accommodating and want to make sure you are happy, the private beach is always getting plenty of sun even in the off season, the spa treatments were top class and extremely relaxing, the drivers of the shuttles and transfers are very funny and informative too! However the icing on the cake for us was Batu whom has made this whole holiday absolutely unforgettable.

Thank you Villa Dubrovnik! We will 100% recommend you everyone.

I had heard wonderful things about the hotel however I was disappointed. This was definitely not a "luxury" experience. I booked one of their ocean view deluxe rooms. When I first got to my room there were ants crawling all over the bathroom. Housekeeping came up and sprayed (photo of spray left in case they came back) which did clear up the problem but was definitely put off. The bathroom and shower were awful. To shower you had to climb into a tub and there was only a small hand held nozzle. Nothing Luxurious here! The Parking was an issue and there is not an attendant to help. Finally the hotel is not that close to town and you have to walk down a narrow path with cars and motorcycles speeding passed. The shuttle does not start running until after 3 PM and then only once an hour. For the money that was charged I have had better service and bathrooms in a Holiday Inn!

We had a truly exceptional stay. The hotel was relatively quiet due to Covid but so serene. The hotel is built into the rock with stunning views out to sea and across to The Old Town.

The food at the hotel was excellent: it delivered on the classics that any hotel has to offer (burgers, club sandwiches and salads) and also had creative local offerings which the chef has clearly enjoyed creating. The food was all presented beautifully and the red prawn carpaccio was absolutely to die for!

The room was nicely appointed, simple, clean and comfortable with soft linen. Opening the curtains to undisturbed crystal clear aquamarine views is unforgettable. The hotel has gone the extra mile due to Covid with personal Covid sanitation kits in the rooms, hand sanitiser in the lifts and antibacterial wipes at all the bars, restaurants and down at the beach.

The different public spaces in the hotel are simply and elegantly appointed with a mixture of sunny and shady options available outside and there’s some nice chic indoor spaces to relax in too. The beach is rocky but nicely organised with sunbeds scattered in different little places so it never felt crowded and it has a good area of the sea sectioned off for guests which is overseen by a friendly and helpful lifeguard. The indoor pool feels semi-outdoor and is great for kids with its own spacious terrace offering a mixtures of loungers and beds. The spa was clean and relaxing. The breakfast spot overlooks the Old Town and the menu is a la carte - they had everything from pancakes to eggs Benedict, granola to fresh fruit platters.

In addition to the location and the unbelievable views, the staff really impressed me. Nothing was too much trouble and everything was served with a Croatian warmth and friendliness that I will remember. This Leading Hotel of the World feels more luxuriously boutique than grand and I have already been recommending it to friends!

Our first time in Dubrovnik and we struck gold, we will definitely return and will find it hard to match this gorgeous hotel. The location, the view, the accommodation, the staff … and the breakfast, all brilliant. I’m a fussy hotel guest so let me give you some examples. The a la carte breakfast, which is actually the breadth of a great buffet but all served fresh from the kitchen. We each ordered 2-3 dishes and had a table beautifully laden with healthy, well curated dishes as well as some treats. Even the butter was served just at the right temperature Vs stone cold from the fridge and you can’t spread it, they’ve thought of everything.
Batu the guest relations manager is a delight, greeted us daily by name and always offering to help arrange our stay. Every driver, waiter, housekeeper all just delighted to engage. Delightful.
We stayed in the Villa Kolin accommodation just up the stairs outside from reception. 3 bedrooms, 4 bathrooms and a lounge, deck and jacuzzi. Our April stay meant we didn’t use the deck much but I can imagine in the summer it would be lovely. The only thing I’d want to change is to add a balcony facing the old town to watch sunset but you can do that easily from the bar level (I believe the hotel rooms all have balconies)
Our kids loved the pool and I enjoyed the gym, with a spa treatment booked tomorrow. We found the walk into old town easy (15mins max) and actually the views a delight. We also used the shuttle service, a nice back up after a busy day.
As I close this out, there’s a knock at the door and the hotel have gifted us a swift, just like they have on the wall in their restaurant. We had been admiring them at breakfast today. So caring and thoughtful. We would return to daily treats in our room and today a birthday cake (we are celebrating 4 big birthdays!)

Stunning hotel with staff that cannot do enough for you, a special thank you to Batu for helping us with a late check out & transfer when we needed it. The room was nice but would benefit from better tv signal and maybe a book telling you how to operate things such as the bathroom light that was not that easy to find! It’s in a dimmer switch in the main room.

The shower hose was broken when we arrived but the entire shower fitting was replaced by the time we came back in.

Highly recommend getting the table on the right hand side of the veranda for spectacular views of Dubrovnik old town whilst sipping the best coffee and use the pool, we spent 3 days and saw nobody else use it, despite it being heavenly & have incredible views.

Our stay at Villa Dubrovnik in October 2022 exceeded all expectations and made for the vacation of a lifetime for me and my wife! Beautifully located on the coastline, the amazing hotel has direct and private access to the Adriatic Sea for swimming and sunbathing, with a great view of Old Town (just a 10-minute walk away), in addition to views of Lokrum Island across the channel. My wife and I stayed in a spacious and sleek Executive Room located right above the sea, so we could hear the water splashing along the coast from our bed. We also enjoyed some of the most gorgeous sunsets we’ve ever seen, right from our private balcony. The room was quiet, comfortable, and peaceful for our entire stay with plenty of closet space and a sparkling clean bathroom. Our Romance Forever package also included a couples spa treatment. The spa staff were so lovely and accommodating and we enjoyed our relaxing massages and all of the amenities to the fullest. We also had complimentary breakfast each morning because we booked with our AMEX Platinum card! It was a treat to dine on the peaceful outdoor deck each day, while we waved to boats passing by–the staff even began to remember our coffee order each morning, which was a nice personal touch. As part of our package, we enjoyed a 5-course dinner at Restaurant Pjerin, and all of the food, drinks, and service at the hotel were awesome. All of The Villa Dubrovnik staff were extremely friendly, welcoming, and helpful with whatever we needed throughout our stay, and they offered great recommendations of things to do around the area. Their attention to detail was world-class! The staff helped us track lost luggage with the airport so that we didn’t have to waste time on the phone during our vacation–and even provided complimentary laundry service since we didn’t have our checked bags. A huge thank you to the entire Villa Dubrovnik team! We could not have asked for more during our stay, and we cannot wait to go back!

This is the best hotel. We had a meal at the restaurant while looking out over the old town, and the view was amazing. The food was refined and very delicious. The rooms were spacious, clean, and had an ocean view, which was great. We spent our time relaxing at the indoor pool overlooking the ocean, and on the beach beds facing the sea. It is a 10-minute walk to Banier Beach and a 15-minute walk to the old town, but there is a shuttle service every hour from 3pm. All the staff were very kind, and I thought it was a first-class hotel. My child said that his stay at this hotel was the most enjoyable one of his trip to Europe. I would definitely like to visit again.

We’ve stayed in many beautiful hotels across the world but, my goodness, this is one of the best. It is set in a stunning location, overlooking the bay, with a view of the ancient city from all parts of the frontage. The staff - all of them- are courteous, kind and professional, speaking perfect English and the service is beyond compare. The ambience is relaxing and the facilities are brilliant. The food is delicious and don’t get me started on the Croatian wine - a new and wonderful experience for me; so I’m hoping I can get some for my cellar at home. I wholeheartedly commend this glorious hotel to anyone who is considering a visit to Dubrovnik.

Only hotel guests. No cost to reserve chairs. Also, it’s not a full beach area. It’s more like beach chairs set upon the rocks near the sea with a ladder into the water. It’s super unique and awesome IMO.

Greetings, I recall that they do have bathrooms that cater to special needs / requirements but I have no idea on the number of them. The entire inside of the hotel and the outside dining areas are accessible, but the grounds would present a challenge. I hope that helps
