I stayed at the hotel for 4 nights with my friend. the hotel is still new. the room is very clean and comfortable for sleeping. the location is very close to the beach, the sunset view is very beautiful which we can enjoy from the restaurant above the hotel. the available food varies greatly. Besides that it is also close to Kampung Ujung (for the grilled fish), Starbuck and Lacucina Pizza are located. For trips to the islands of Komodo, Rinca and Padar can easily be done from "the Pink dock"which is located quite close to the hotel. We also visited " Pink beach ". It was very satisfying to stay at this hotel. Want to stay overnight again in the future.

Hotel is very cheap and in a good location overlooking the harbor. It has solid AC, and decent hot water. The sunset view is amazing. Also has a fast elevator The staff was very helpful and were able to provide a quick trand affordable turnaround on laundry service. Those things are responsible for the 3 star review as a lot of the hotels in this price range will be missing a some to most of those things.
That said, the reason this isn't a 5 star review for its price is our door would not lock. We asked the front desk, and they were able to engage the auto-lock for us again as we went out. But when we returned it wouldn't lock anymore, so we just decided to move the nightstand in front of the door since we were only staying the one night.
Also the sliding glass door to the balcony was off its track at the bottom so could be pushed opened, and even if that wasn't the case the locking mechanism took 2 seconds to undo with a credit card. The balcony is easily accessible from neighboring building and the public floor balcony. If you fix that (or get a room that doesn't have that issue) then its a great place for its price.
The breakfast was underwhelming, but included. There is a pool on the top floor but we didn't stay long enough to utilize it. The rooftop has a great view of the area.

A nice hotel near the harbour. The staffs were very friendly. The hotel was small and clean, in front of the harbour. Our rooms were big enough, well designed. Breakfast was ready @7am. We got eggs, fried tempe, simple chicken soup, fried rice and white rice, coffee and tea. We can see the phinisi, boats, speedboats around the sea. There were a minimarket (Roxymart) 2 minutes walking through the stairs behind this hotel, and also Ngopi Broo cafe open at 7 pm. I recommend to stay here in Labuan Bajo.

(+) - Nice clean room. - Breakfast located at rooftop with a nice view. - Comes with a pool at rooftop.
(-) - No phone in the room. - Counter show poster with clothes that are not longer available. They should remove it.
