The location is great, next to a temple and by the small central lake.
THB700, ignore Agoda for that one, seems reasonable for a large and somewhat stylish room with a small pool at the centre of the property.
Breakfast is available across the road but there is tea and coffee facilities. Really enjoyable.

The location is fantastic being right opposite the lake in the middle of town. The evening walking street market is right outside your door and you can access many places to eat. The rooms were basic but clean and the staff very friendly and able to speak English.

One of the best things about the guesthouse is its location - between the city's most famous monastery and the walking street/night market.
The small pool is perfectly clean too. No breakfast but electric kettle in room. The shower takes a bit of getting used to but finally worked well.

We choose Piya for its great location -central and views of the lake - and everything else came secondary to that. The place is dated but I don't mind if the basic creature comforts are covered. AC capacity was a bit small for the size of room so it took a while to cool down. Owner operated so they are always around and have an eye on you which can be a good thing but not if you prefer staff to be not seen nor heard until required. If you like resorts with pool bars to both dip and sip your piña colada then their pool won't fit your needs. Pool rules are posted everywhere and this pedantic aspect can be off-putting for those who are on holiday to relax and have common sense to know how to behave without having to be told.

I don’t understand why this place has such a good rating. The room (a bungalow) might have been nice in the ‘70s but can definitely use some renovations now. The mattress feels like a block of concrete, the a/c was trashed, the room was infested with mosquitoes (easily 50+, we had to go out and buy a mosquito net a couple of blocks away as the receptionist could not be of help).
The location and strong wifi-signal are unfortunately the only positive elements.

I recommend this guest house very highly for its excellent location, super-friendly staff, clean and comfortable rooms, and the relaxed lifestyle around the pool. This is the perfect place to relax and unwind on the Mae Hong Son loop. Thank you to the staff who, when they found out it was my birthday, gave me a cake (see photo). Thai hospitality at its finest. Thank you for an amazing stay.

After over 2000 curves turns, the hotel was the perfect end to a day. Clean comfortable and a relaxing pool.
Definately value for money. Will be my 1st chioce for accomadation next time i am in town.

stopped here as part of Mae Hong Son loop for second time. Nothing fancy, basic but perfect for walking street. clean and cheap, but no restaurant or breakfast. very helpful. We paid like Thb 700, so did not expect too much. Nice swimming pool

The B&B is on the rim of the lake and next the the temples. It is pretty in the morning. You can see the lake, temples with mountain in the backdrop. It is very close to downtown, just a few minutes walk. We walked to the morning market for breakfast both of the days that we stayed. Mae Hong Son has no public transportation, so it is nice to stay close to downtown.

The rooms we got had 2 beds and a restroom with shower. Hot shower is a little tricky to get it works. The room had a glass window, but it is shield close, not meant to be open. We had to turn on the air conditioner in the room for air circulation. The owner said it is hot most of the time, so people always need air conditioner anyway. The room was clean and kind of cute. They had a good size of garden in the middle of the B&B. The garden was pretty nice. We had a little picnic in the garden for dinner.

They were very friendly like most people we came across in Mae Hon Son. We borrowed their dishes for our picnic and get some sightseeing advice from them.

Had a very comfortable night here in January 2012, while doing the Mae Hong Son Loop bike trip. The place is nothing flash, the rooms are adequate and simply furnished. I must say that the gas powered hot water system delivered the best shower of my six week trip to Thailand. Best thing is the location, right in the middle of town next to the lake and the Wats. Good restaurants close by as well as a night market. The lady who showed me the room was very nice, lots of smiles and a good level of English. I consider that for 600b a night it was very good value.

Sorry, I made a mistake! I was confused by another place! Yes I've seen them put an extra bed in the room! They are usually fully booked, so book in advance. I did by Facebook messenger!

I just turned up there. Rode the Mae Hong Son Loop from Mae Sariang. Most accommodation in MHS is just walk up and ask for a room. The room I had had 2 beds TV, fridge AC and a bathroom. The place is easy to find, about 100 metres off main the road to the lake. You can fly there too from Chiang Mai. If you want to book, probably best while you in Thailand. They do cook meals there and restaurant/bar nearby.....Sunflower....they do tours as well. Good luck and enjoy. R
