The hotel is centrally located and extremely fuss free. Staff are relatively friendly and check in was a breeze. Rooms are basic but comfortable. breakfast was also included and for the price we paid, we won't be complaining. However, when we were there, there was heavy construction going on outside and the noise level generated was unbearable. Parking, tv reception and internet were also issues that the hotel need to address.

Before we go into our review proper, we just want to say we give ratings to the hotels we stayed in NOT in accordance to the usual star-ratings by the industry but we based it on the amount of comfort we derive from the amount we need to pay for one room night.

Captivated by the industrial theme (raw look) of the hotel, its proximity to CIQ and its newness, we decided to give this hotel a try.

Design: very nice! Check in : we arrived at the hotel@9am & was told that we could come back at 2.30pm (actual check in time was 3pm. Thank you for making the check in time earlier!). But this can further be improved as we successfully checked into Belllo Hotel (near Insta Hotel) earlier than 12 noon once and also checked into M Boutique Hotel, Ipoh at 11am (we arrived at hotel very early due to coach early arrival in Ipoh). Gave these comparisons because they are all boutique hotels. Well, we checked into Insta on 21 May which was a long weekend, perhaps due to high occupancy and that was why they could not give us a room closer to 12 noon? Ambience & smell: modern industrial minimalist look, nice fragrance at lobby, superb!

Check in process: swift! Friendliness of staff: fantastic! Lift : Otis brand and big; both Bliss Hotel (Johor) and Belllo (near Insta), though Schindler brand, they are small.

Room (Premiere): comfortable size. Cleanliness: good! Smell in the room: awful smell of smoke. After airing the room by opening the window, smell lingered on. Flooring in room : laminated timber floor board. Walls in room: cement sand screed and grey wall paper. All essential things such as hairdryer, kettle, complimentary tea/coffee/mineral water, toothbrush sets, phone (to name a few) are provided. No safe and fridge in Premiere room.

Lighting in room : dim, only 3 downlights (2 in room, 1 in bathroom) and 1 cove light in a 22sqm room. No lights nor lamps at writing desk, bedside table and on top of the bathroom's sink (no vanity top though). Lighting @Bliss (JB) and Belllo (near Insta) is much brighter.

Bedside table: only 1 bedside table in Premiere room, inconvenient.

Aircon in lobby and room : powerful and very good! Room air con was a huge Daikin wall-hung unit.

Bed, pillows, peaceful and quiet sleep : all very good! We stayed in Room 114 (partially facing the carpark) and we did not hear any truck honking as described in previous TA reviews.

Rainforest shower's water pressure: fantastic! Belllo's bathroom is the best because it has an enclosed shower area with proper glass door. Insta and Bliss, once we shower, the entire bathroom is wet, nonetheless, the look of the bathroom @Insta is nicer than that at Bliss as hot water mixer and water pipes are all concealed@Insta.

Biggest drawback: had Wifi that did not work. Before we booked Insta, we read the TA reviews, we were aware that there was no wifi in room but there was wifi at the hotel lobby. But on 21 May and first half of 22 May, there was no wifi throughout the hotel, lobby and room. Both Bliss and Belllo have wifi in rooms even.

TV: channels were as limited as Holiday Villa (brand new 4-star hotel near KSL which we just stayed twice in April), we have nothing to complain about except that some channels buffered. Guess if one wants to view more channels, one has to check into Renaissance or Double Tree.

Breakfast: Love the breakfast area which was an enclosed air well of the hotel converted from a row of shop-cum-apartment. A glass roof with potted plants hanging beneath it allowed sunlight to filter through which enhanced the breakfast area's brightness which was definitely a marked contrast to the dim hotel room. Simple metal tables and stools completed its industrial look took centre stage at this dining area. The open "kitchen" was a mix of pine wood with grey half walls and grey kitchen cabinets. Wow! I was seated at the breakfast area even after my breakfast just to enjoy its architecture. Not the usual cookie-mould posh breakfast area like that of Renaissance Hotel, Double Tree and Holiday Villa but something that is special, something that one may want to spend time to immerse in and to appreciate. Food: Nasi Lemak, Mee Goreng, Mee Hoon Goreng, curry puffs, toasted bread (toaster is there, DIY), cornflakes, milk and free flow of cappuccino, Milo, Teh Terik (tea)etc. We like the Nasi Lemak, simple and nice, would have been even better if served hot... I'm still dreaming away.... :) Young Chinese lady staff@breakfast area on 22 May was extremely friendly!

We drove and there was a HUGE pebble-paved carpark! About 100,000 sf in size, more than the minimum plot size for condominiums in Singapore. Belllo has no parking to offer and Bliss has very limited parking space. Insta car park was supposed to have 24-hr security, er....we didn't see any security guard except one dancing guard on 21 May night at the hotel lobby, uncertain if he was supposed to guard the cars at the carpark or the hotel? We were also unsure if car park manual bar would be lowered past midnight. Car park security seemed to be better@Bliss.

We drove, so we can't comment on the exact walking time from CIQ to Insta, by the look of it, it should take no more than 10 mins to reach, very near and very convenient! Some TA reviewers said 5-min walk. We drove along that same road at 10.15pm on our way back to Insta, there were many cars parked along that stretch of the road but we saw no one walking, so unsure if it is safe to walk at night or not, its street lighting was ok but the street was quiet that night.

Checkout: ultra FAST! No questions asked and no need to wait for the return of deposit. If memory didn't fail us, both Bliss and Belllo require initial deposit.

We stayed at Renaissance, Double Tree, KSL, Holiday Villa, Granada, Puteri Pacific (stayed at Puteri Pacific in the 2000s) Belllo, Bliss, & Insta. For pampering, go for Renaissance, Double Tree & Holiday Villa. KSL has to be upgraded, it is a little jaded now. For a 3-star boutique hotel which boasts good-enough comfort, go for Insta or Belllo (go for Insta if you feel you can live without wifi). At Belllo, you enjoy traditional architecture and at Insta, you get a taste of modern architecture. If Insta provides wifi throughout the hotel, we are prepared to give it a 5-circle rating but now that there is no wifi not only in its rooms but throughout the hotel, at least on 21 May and first half of 22 May, we are reluctant but have to give it a 4-circle rating. Will we return to Insta? Yes, we will return AFTER they upgrade their wifi to a more reliable provider plus subscribe to a higher speed one.

I was skeptical at first when my sister booked this hotel. But then I get good night sleep and have frequent this hotel ever since. What I like ? Spacious room, responsive staffs, good location and secure parking spaces. Worth every penny.

I put my lowest score to this hotel because of the fraud and disgraceful behavior of the hotel's staff. Firstly as i recall i have checked in for the night with the night shift reception. It was late around 11.00pm that I have paid for the rooms by cash, the total amount that i have to pay is MYR 138.00. (it was my mistake that i didnt request for any receipt on that moment) but what i was thinking usually, upon check out they will issue you a official receipt, so i dont bother i just check in to my room as usual. later by tomorrow afternoon i was supposed to check out. i have requested a official receipt by the reception. i was very suprised that i checked my receipt was stated MYR 100.00. where exactly are my MYR 38.00 gone? so i asked the reception about this issue, it seems that in the end i was to blame because of i didnt request for any receipt last night. truthfully i dont mind if i lost my money, what i really annoyed is how many customer have they been doing to steal their money, i hope this hotel manager or their boss are reading this, never trust the reception in that hotel anymore.

Booked for 2nights from 19 to 21 may.
When my cousin and I (both girls) first checked into the hotel, the place seems alright for a budget hotel considering the price, room was clean and spacious, there's no safety box though.

Here comes the horrifying part, we slept ard 11pm on the first night and suddenly someone BANGED and SHOUTED at our door at around 1am in the mid night. We got so scared we called the hotel counter to send someone to come up to have a check. However I am not sure if they sent anyone up to check cause the noise never stopped until 6am in the morning which meant we didn't get our sleep too. We immediately book our next night accommodation at ksl.

We checked out the next morning and was only told that a bunch of people got drunk on our floor which cause all the noises...

No refund for the 2nd night or anything..

I'm never ever coming back here again.
The location is good though, convenient and all. But come at your own risk..

At first, was quite disappointed when walking towards our room, where the housekeeper's trolley was blocking the corridor. Also towels were not placed inside the room.

However, the Chinese receptionist at the counter was polite and attended to all our requests.

Overall, the room fitted nicely for our family of 4 inside the Family Room with 2 queen beds, though the basin was a bit too small for comfort. A value for money hotel.

Affordable new hotel near JB city centre and walking distance to nice cafes and is a much quieter hotel compared to Citrus. Love the cafe next to the hotel. Only issue was the walls are kinda thin so we can hear the neighbours when they shower and the traffic.

Maybe this place was nice once but no more. Peeling wall paper, broken (and unclean) toilet seat - bad housekeeping (we had to request room cleaning twice before it was done). Unhelpful staff to round it all up.

A lot of people complain about WiFi and yes, WiFi is crazy. On and off, realize that they use repeater, no wonder not stable. Room no smoking but smell like cigarettes. Running down like nobody cares (wall paper in the room was come off due AC leaking upon arrival-looks long time like that already).
At least location is better.

The location is good if you are planning for a day trip to Singapore from Johor Bahru as it’s only less than 500m from the Central Station. Rooms were also okay, CR with tub for family room. Provides free parking. We stayed here 5x in the past 1.5 years with family (more than 6 pax). Breakfast is the issue - same Nasi lemak everyday, and no variety. If your itinerary includes Legoland, this is not the place as it is too far.

I cant remember that bit. But I think so. There is a ramp to get to the mosaic floor but I cant remember if it is wheelchair accessible to get to the hotel reception area.
