Stayed here for 2 nights with my parents, my 5 kids and my niece and nephew. Upon check in, we found that the room we booked wasn't the room we were assigned to coz the bathroom cabinet had been newly painted. Would have appreciated the person in charge to have informed us in advance. We were put up in a room that was able to fit all of us.

My notes.
1. It's an old house (70's) that they converted into a bed and breakfast. The place has an ambience that I liked.
2. The bathroom is something that they need to improve on. Not too appealing. Good thing that the toilet flush worked plus the hot water.
3. They ought to do a better place of cleaning up the place prior to having the next guest check in.
4. Staff was very friendly and accommodating.
5. There's a watering hole at the ground floor that is frequented by locals (mostly young crowd). I assume it's coz of the cheap beer and booze. If you have light sleepers or toddlers in your group, I wouldn't recommend staying here. They do have a 12 midnight cut off for the partying though.
6. The kids loved the billiard table at the ground floor.
7. Very near Burnham park.
8. Would I come back? Most probably but will limit my expctations. :)

Me and 3 of my cousins stayed here for 2 nights last Feb 2015. We stayed at their Rizal Room, which is the biggest room I think.

(+)
- You can stay at their lobby if ever you arrive early, use their common Toilet, you can also leave your things/luggage if your room is not yet available and you have plans on strolling in the morning (too early like us, we arrived at 5am)
- Spacious room. The room that we got can still occupy up to 6 - 8 persons.
- The Rizal room has a mini sala, with Flat screen cabled TV
- It has a mini dining table where you can have your food/bfast delivered (since its just situated on the 2nd floor)
- Location is good, near Burnham Park, there are establishments like KTV, 711, casino and lugawan nearby.
- Transportation is not a problem. You can easily grab a cab.
- They serve foods and drinks if you want to cap the night with booze.
- Good WIFI connection

(-)
- The bathroom is very spacious, however, it is not that clean. There are molds on the bathroom tiles. They have good water supply BUT the water heater doesn't work properly when we stayed their.
- The room is not properly cleaned. Dust everywhere especially on the fireplace and windows.
- They have this curfew thing until 10pm I think or 12mn. So if you're planning to have a night out with friends. No one's gonna open the gate for you if you go beyond that time. Curfew really?

Staffs are okay especially the "kuya" (forgot the name). But there is one lady who is a bit snob and not the friendly type. She doesn't smile as well.

*I hope they renovate their rooms and clean it to be more presentable to customers, specifically the bathrooms.

First and foremost, it's an OLD house converted into a Bed and Breakfast. Guests must learn to manage their expectations if you book accommodation such as this place.

I also got an upgrade to a bigger room since the room I booked online was taken. It took me around 45 minutes to check in due to the helper had to validate to the manager/owner how to accommodate me.

PROS

1. Location is about 5 minutes walk from Burnham Park (but going back is a bit of a chore due to a steep climb).
2. Rooms are very spacious. Extra beds are available
3. I would say that the rooms are clean. But due to the house's old nature, some might find it the opposite due to its wooden features and old tiles. AGAIN- the house is old, do not look for hotel type facilities and amenities.
4. Price is very affordable. Extra person charge is fair. They provide towels and blankets. No other amenities so bring your toiletries with you,
5. Bar and restaurant is located at the ground floor. Prices are fair and serving is plentiful. Room service is possible. You may choose to eat here or walk outside and find restaurants a few meters away.
6. There is a smoking area.
7. There is parking.
8. There is free wifi. I did not encounter any problems with wifi when I was there.

CONS
1. There is a 12 midnight curfew. They lock the gate and house by this time. So if you plan to spend late nights out, find another place.
2. I think the bar is well known to the public even if the location is at the back of a bigger hotel. I really don't mind the crowd but they have no security personnel nor CCTV at the place. Anyone can easily go up the 2nd floor where the bedrooms are. Safety of the guests may be in question especially those who bring kids with them. You need to pass the garden area and living room where the crowd is drinking to get to the stairs leading to the room.
3. There is noise to be heard any time of the day due to the bar downstairs and the drinking places beside it which have karaoke.

Overall, it is worth staying in due to its location, price and availability of everything a family needs during a vacation.

B&B? What a joke. This place is a billiards hall with a room in the back. Just because that room happens to contain a metal frame bunk bed and they sell potato chips doesn't make the business a "Bed & Breakfast".

I stayed here on a Saturday night so there was karaoke blasting and billiard balls clashing for *hours*. I was also sharing my "shared" bathroom with all of the folks who were there drinking and gaming. Yes, the bathroom is the *bar* bathroom and it's as gross as that sounds.

I have a strong suspicion that the sleeping area is just the room they normally let their passed-out drunk friends sleep in most weekends.

But hey, it was P400, so I guess you get what you pay for.

This place was outdated and gross. When I came to check in the room that was reserved for me had not been cleaned (bedsheets & towels on the floor) and the bathroom was covered in urine. An hard metal frame bed and a rude receptionist was enough to add this place to my personal top ten worst accomodations.

The room Keith described was not the one reserved for him. It was a recently-vacated room that was mistakenly shown to him. The room reserved for him has been cleaned personally by me show i should know. As for the place being creepy, the bnb is an old house so to each his own. Most of our guests found our place and service delightful. One other thing, This guy keith didn't even reserve via tripadvisor, disn't check in, didn't give a deposit so he has no business writing a review here. I am going to ask tripadvisor to delete this review.

The place is actually an old house, which was converted to a hotel. I kinda like the ambiance of our room, and the house in general. You'll have this nostalgic feel when staying in this place. Breakfast is also good: chorizo, boneless bangus, fried rice and native coffee.

They will have to work out more on cleaning the toilet. Other than that, everything is goo for me.

Don't expect that this is a high-end hotel. It is not, but I enjoy staying here. Staff are friendly.

I am writing this review inside our guest room, where it's close to midnight and the place is still noisy. I can hear the loud conversations below, as well as the music playing, the billiard balls clashing. I am with family (2 adults and 3 kids), and I would not recommend this to families because of the noise and also for my kids to see a semblance of a bar scene...liquor, billiards and darts. I guess this place doesn't have a curfew, so it's not apt to call itself a bed & breakfast, sad to say. The rooms are spacious, clean, comfortable however what's the use when you can't sleep because of the noise right? Or should anyone be interested in staying, there should be a disclaimer about the noise and the drinking, loud music & billiards and that guests should bring ear plugs.

When we checked in we asked what time breakfast starts, they tell us 7am. We have to leave about 6am for the bus so ask them if it's possible to have early, or pack a breakfast sandwich? They could have just said "no it's not possible" but they told us "yes all ok we will serve you rice and eggs at 5.45am".

We get up downstairs at 5.45am and no one is there or awake. We wait until 6am to see if anyone around but no one. So we have to leave, but we are locked in!! Not just the house two locked sliding doors, which we open, then also the front gate is locked. And they never told us about these locked doors even though we tell them we leave at 6am...

So "bed & breakfast" with NO BREAKFAST :( which is what we paid for.

The room is fine I suppose but very cold and they only provide 1 tiny thin blanket not enough at all, so we are freezing cold overnight.

The hot shower works ok. Room was loud next to some barking dogs.

Location was ok close to the Burnham Park.

This is my very first time I have written a review.. I just felt the need to warn people how I am so disappointed in this place! I have little expectation since their rate is lower than other nearby transients but it was so terrible that I felt I still overpaid! Their bathroom is so dirty! I've seen couple of little cockroaches! and the heater is not working well and even if I mentioned to them that I'll be leaving very early in the morning they did not even remind me that there will be no water during wee hours in the morning! So I left without taking a bath! :( I will never ever come back to this place!

If there's only one thing I appreciate is the warm smile and welcome of the lady at the counter!

I arrived in Baguio for the first time and the location is perfect. Its near BUrnham Park and very close to all other tourist spots there. The place is a little outdated but clean. My room the Jacinto room is spacious but little renovation in the future might kick up this place a notch. The breakfast is OK and the staff are friendly and the owner Jerome is a cool dude. I wont hesitate to stay here again. Its affordable and clean and its in Baguio.
