we stayed 3 nights in the niwas guesthouse and we enjoyes it a lot. the rooms were clean, and the beds comfortable. indeed the air con makes a bit more noise than usually because it is just fixed on the outside of the wooden wall. the terrace and the garden are very nicely arranged and invite you to hang out...

We have booked a bungalow for two of us for a long weekend, but when we arrived we realised that even though they look lovely from the outside, they are parked in the front yard and are quite small inside. The hosts offered us to change to another room inside the house. AC was very good, few bottles of water...

Stayed here for one night as we were making the lengthy train ride from Bangkok to Chiang Mai. The bike rental is convenient, grounds are kept clean and the owner and staff were friendly and polite. The only let down would be the fact that our room smelt noticeably of sewerage, the floors looked like they needed a good vacuum...

This place is clean, affordable and worth every penny. Rooms are clean, beds are comfortable, tvs are flat screens and everything you want to see in Ayuttaya is walking or biking distance from here. The owner speaks great English, and like many reviews we read before coming is incredibly helpful. Coffee, tea, muffins, cookies, bananas, buns, and croissants were all...

Comfortable and cozy rooms, clean and conveniently located close to the ruins. You can rent a bike at the place and cycle around. The garden and verandah are relaxing and perfect to sip your cup of tea or coffee after a day out. Kind staff and snacks offered to guests. Highly recommended.

My friend and I visited Niwas for one night on our way to Chiang Mai. The hotel was about a 10 minute drive from the station and very close to some temples including Wat Mahathat. Looked basic from outside but don't let that put you off. The rooms were clean and well kept and the owner/manager could not do enough...

A true oasis. Lovely place and such a nice receptionist. Made a difference after the constant tourist hassling we got in Bangkok and even in Ayutthaya with aggressive tuktuk drivers, straight off the train.

My girlfriend and I stayed two nights at Niwas Ayutthaya. The guest house owner was very friendly. They had free tea, coffee, and bread available and it was a short walking distance from restaurants and one of the night markets. The ac and showers worked well. They also had bikes available to rent.
