K One One is a gem! It is located in a cozy neighborhood with easy access to central Delhi by metro or taxi. Unlike the previous post I found the staff, particularly Virendra, to be extremely friendly and helpful. No problems of noice, disturbance whatsoever. There are four nicely decorated rooms and a common area where guests can hang out and eat - really appreciated the 'homey' feeling.

K One One is a small hotel in the top floor of a three story building. The rooms are clean and well decorated. The owner and staff were all friendly and very helpful. You can get cooking lessons and make yourself some food or have them order in from one of the local restaurants. A living room style common area gives you a chance to meet the other travelers staying there. We enjoyed our first stay enough to rebook when we returned to Delhi.

Stayed here at the end of our trip in India. A contrast to when we first arrived and stayed in a hotel in old delhi area (which was far pricier and not as nice). The guesthouse is based in south delhi in a quiet residential area. Thought the location was great as it gave us the opportunity to explore more of delhi's sights such as Qutib Minar, Lodhi gardens and numeorus markets which are all based in the south side. Much more relaxing than old delhi which can be a bit manic! The place was really clean (except maybe the bathroom could have been paid a bit more attention to) and service was exceptional, really friendly! The owner tried to pop in to meet us on several occasions but unfortunately we were always out! She even went to the effort of making us a cake! Would definately recoomend this place especially if you want a quiet place to end your trip.

Talking loudly, crashing pots and pans, watching loud YouTube videos, etc is what you hear in the room when you're actually trying to sleep or watch TV or what have you.
The caretaker barely speaks any English and has a very unhelpful attitude, so unhelpful that you ask yourself what wrong have you done to the guy. Not to mention he quotes a higher price for every service (laundry, buying water from the corner store, etc.) so that he can make a cut. The owners are nowhere to be seen except for a framed picture on the wall.

I would NOT recommend anyone to stay here, even if it's for free!

We had initially booked a different B&B (Eleven Hotel), but were contacted the day before our trip by that owner and told that their plumbing line had burst and that we could no longer stay there. Instead he offered to put us up at K11 at his expense. The fact that it was free to us was pretty much the ONLY good thing about this residence, unfortunately.

The only other person we saw during our stay was the nice man who seemed to be some sort of caretaker (no other guests). He spoke very limited English but was friendly. I was envious of other reviewers who had great experiences with the proprietors of this hotel, as we felt sort of stuck on our own with no guidance here.

So, the issues we had: number one, it was freezing. The "hot" water could barely be called lukewarm, and there was no functioning heater. We found it was warmer to open the balcony door, because the temperature outside was better than inside. We piled on extra blankets on the bed and had to sleep in wool socks and layers. It was just really uncomfortable to be shivering cold at all times.

Next, the bathroom was gross. Not particularly clean or well cared for. I felt icky taking a shower in bare feet, like I was going to contract something from the floor.

They offered wifi as a perk, but the caretaker would turn it off when he went to bed (I assume) and not turn it on until midday the next day. As we were jetlagged from traveling across the world, it was frustrating to know that when we woke up in the early hours of the morning, the wifi was there but not turned on. Keep it on 24 hours a day!

The caretaker made us "breakfast" for the road when we did an early morning tour of Agra, and it was just a thick layer of cold butter on white bread and some rotting oranges. We didn't eat this and had to purchase our own food on the road.

Finally, the surrounding area didn't make us feel particularly safe as two young women traveling together. People would light fires outside on the street and loiter around staring at us as we tried in vain to find a restaurant/ATM/etc nearby.

In the end we learned the obvious lesson that if something is free, there's a reason why. Would not pay to stay here under any circumstance!

Perfect English speaker when booking and in all communications; great communication by phone - very polite and efficient; my taxi driver didn't know where to go so the owner sent someone to come and meet me - priceless service as a single female at night in Delhi. The room, lounge, diner and kitchen had everything you need - clean and functional. It is possible to order food delivery from local restaurants. The metro is close - five mins. walk.

The service is pleasant but average, the rooms are large but not special, it is the location that brings it all together. You just need to get to grips with the specifics of the location - if its your first time in India, it can be confusing. I was pleased to be part of a traveling pair and not traveling on my own. We opted for an airport pick up and I would recommend getting a taxi to anyone (especially if you just arriving); on arriving outside it wasn't clear that the building was 'K One One' the BandB or that we could just walk in and go upstairs.

The location is close to the brand new metro (this is simple and logical to understand and use), and gives fast and cheap access to all points over the city. There is a subway if you take a right, about 50 metres, up the very busy main road. Once you have found this, it is very easy to enjoy central Delhi.

The house itself is located in a plot of Delhi middle class houses, where all the streets are letters. There aren't regular sign posts though. Be prepared for your Autorickshaw driver to have to keep stopping to ask people exactly where it is within the complex when you enter. It isn't easy to give directions once you are in there as you might think. We had several trips, coming up from the Defence Colony, where this got a bit painful (we had the business card of the hotel with us).

Defence colony restaurants are another benefit of the location; here you get to eat in good Delhi restaurants where most of your other diners will be well heeled local Indian's. Having eaten in central Delhi and out here, I would recommend the restaurants here (unless you want a major splurge) as it is nice to feel out of the tourist hubs.

The whole presentation of the hotel/BandB is not as slick and modern as the white, clean website suggests, so be prepared to moderate your expectations of decor and general feel. Our room was large and clean. Elements of decor felt older and more traditional than was expecting. The bathroom and changing area were also spacious and clean, though because the bathroom tiles were worn, it was getting quite scruffy and tired, making it appear dirtier than it was. There was a large balcony, which was definitely a bonus but it was too cold to enjoy when we were there. I did check out the roof terrace too, nice and large, but sadly too cold to enjoy when we were there.

The staff who are around are pleasant and helpful, but this does not feel like a cosy family homestay (i.e. they are not forthcoming in suggesting things on your plans such as what else is nearby or its better to go in morning/ afternoon etc). Those seeking more of a 'host presence' will be disappointed. If I was coming back to Delhi I would consider stopping here again as I did have a pleasant stay, but I would also shop around and see what else I could get, as 4,500R isn't competitive enough to recommend it on price alone.

At a lower price this small, characterful, cozy hotel would have been a bargain.
Rooms are large and airy and interestingly decorated, bathrooms are big and clean, the living room/dining room quite comfortable and with free wi-fi.. Location is interesting, far from the tourist ghetto, however, close to the major attractions...
Well, it sounds quite decent for Delhi standards, isn't it? Hmmm... rooms are large n modern but aged...bathrooms clean but not spotless... water available but not always hot... breakfast hygienic but absolutely forgettable (go out to get some idli...or go to a cafe for a western breakfast...)
Expectations come with the price.....I would happily go back if prices drop

We booked K One One for three non-consecutive nights as travelling around North India
Sanjay welcomed us on arrival with a lime soda and presented us with all the train tickets that we had requested ( this was of a great assistance to avoid all the hassle that we probably would have encountered at the train stations)

We were disappointed with the room that we were allocated as had extremely loud air conditioning, very dated in appearance, hard bed with clean but washed out sheets, no tea/cofee making facilities and a shower that was ineffective as only a trickle of water emerged.

Our second room we were allocated was better in appearance and had a working shower, however the room had a strong unpleasent smell (urine?) and again, a very noisy air conditioning unit and no tea /coffee making facilities.

On the last evening when we requested to use the PC and printer (to print out online booking Eticket) we were asked to use an internet cafe as the owner was unsure how to connect the printer

With the price that we paid - rs 4,500 per night (exclusive of airport pickup) I was extremely disappointed with the standard of the bedrooms. To me, it had the appearence of a budget guest house with the pricing of a 4/5 star hotel

We arrived in the afternoon and first had to look for it for quite some time,it's badly labelled. When we got there the staff saw from the balcony that we arrived but didn't even offer to help us carry our heavy luggage to the second floor. They were quite nice afterwards, but the owner/manager was nowhere to be seen. Our room looked completely different than in the pictures on their website, everything (except the one newly painted,colored wall) looked shabby and a little dirty - there was no soap in the bathroom, we had to ask for towels, wifi didn't work, there was mould/fungi everywhere in the shower - I wouldn't mind all that if the room was cheaper, but for 4500 RS per night I think you can expect more! The owner offered us (via phone) a discount of 500 RS, but we still decided to leave, it was so disappointing after all the nice guesthouses we've stayed in for not even half this price.
