The accommodation was spotless when we arrived. Easy to find with the satnav, there is a small car park for the customers. One of us has a diary and gluten free diet but the owners did accommodate that easily. True, we contacted them before to ask about the diet restrictions. The bedroom is facing a little, beautiful and well maintained garden, fully equipped with hair dryer, etc and a modern bathroom. We were the only customers that weekend. The owners are doing everything to protect their customers against the current pandemic: hand sanitizers at the entry point, with sensors that we don't have to touch them. Hand gel in the room as well. The owners were wearing face covering at all time, even though it is not convenient for them (have spectacles with a face covering, you'll know what I mean). There are arrangements for the breakfast to avoid more than one customer at the same time. Despite I would guess a stressful time for tourism businesses, the owners were very friendly and gave tips of places to visit. The breakfasts were excellent and well filling. The overall quality of the accommodation was above standards. For the price, it is a no brain. To fully recommend.

Wanted a one night stop over and this b & b was just right. Clean and tidy with comfortable beds. Pleased that covid 19 safety was adhered to, the hosts even provided separate flasks of milk for each room preventing contamination from other guests.

We found the location ideal and a short walk into town . The room was clean and tidy , fresh milk and tea/coffee making facilities . The set up is really well organised and is fully CoVID-19 compliant without being restrictive . The staff are really knowledgeable of the area and have lots of great tips and things to do. Great cooked breakfast and cereals . Would recommend staying đź‘Ť

Excellent B&B with friendly staff. They do all the basics well, and are careful to promote COVID security. The town centre is just a short walk across the park. As a cyclist, I particularly appreciated the secure lock-up facilities for bikes and the washing lines for drying wet clothes.

My wife and myself booked a couple of nights at this lovely guest house in September 2020. Rooms are very nice, breakfasts are good using local produce and the place is situated in a leafy area of Kings Lynn with big suburban villas but is easily accessible as it lies on a main road which is quiet at night. Lovely walk through the adjacent large well kept park into the historic town centre. We will definately be back and would thoroughly recommend.

We stayed in August and had booked 3 rooms. Staff were working hard to ensure safety & sanitisation during the current pandemic. Rooms were clean & comfortable. Staff friendly & helpful. Nice cooked breakfast all cooked fresh to order. Was very impressed especially with the addition strain on the owners with COVID-19. Thank you

A lovely B&B with all you could ask for to hand. We stayed in the Sandringham Room, which looks out over the attractive, peaceful garden. Guests staying in that particular room also have their own dedicated patio area immediately outside with table and chairs.
In room tea and coffee making facilities are provided and fresh milk was supplied, which was so much nicer than the UHT so often offered in other B&Bs. Karl and Jude, the owners, were a pleasure, with nothing to much trouble, and good local knowledge that they are happy to share. The breakfasts were extremely good quality, cooked to order, and plentiful with a fabulous range of choice including vegetarian and vegan options. A short walk into Kings Lynn, through nearby 'The Walks' Park, the B&B is also extremely well appointed with respect to location. All together a thoroughly enjoyable experience that we look forward to repeating.

Karl and Judith made me feel very much at home, by providing cosy and comfortable accommodation and giving a warm and down-to-earth welcome. Karl helpfully advised me on how best to explore King's Lynn during the evening, and provided useful information on footpaths etc in this part of Norfolk. The good supply of drink/milk and snacks in my room was followed by a lovely cooked breakfast in the breakfast room in the morning, and a friendly farewell as I departed into the freezing Fenland fog.

Perfect location for visiting away supporters as stones throw away from Kings Lynn FC stadium and ideal for enjoying the Walks from which you can visit both the old and new town.

Booked a garden room which was lovely with all the amenities needed for a comfortable stay. Beautiful garden to enjoy. Parking on site.

Breakfast was well organised in line with ongoing covid restrictions. Great produce.

Hosts were extremely friendly and knowledgeable of local and further afield places to visit.

Definitely worth a visit/stay you won’t be disappointed.

Fabulous hosts who went the extra mile for all of their customers at this cosy location here today

No detail in each room or any any interaction was too small for them to care about.

Positive chats over breakfast were most enjoyable with the ( real ) boss.

We'll be back!

Hi Sally, We do not have a lounge. Guest are welcome to order take- always and eat in the breakfast room or the garden. There is a patio in the garden with tables , chairs (cushions in the box) which is popular with our guests especially as the nights get lighter.
