This is a vintage building with room access by balconies on the courtyard/parking side at the back. Rooms have windows on the street sides. Parking on the property is limited, so free (street, parallel) or pay (hotel pays) might be in short supply at times, a problem that I did not suffer. I would note that the Balboa Peninsula's influx of day visitors, at times heavy, makes it wonderful to have a pedestrian base of operations if you're a beach lover. And it's a fine beach.

Everything in my room was in excellent condition, including the home-style water control for the shower. Didn't have to worry about getting scalded. Tile flooring in the entry/bath area was in immaculate condition, as was paint. Bathroom wallpaper was possibly ever so slightly wrinkled, but I suspect it might be irreplaceable, a pattern of little surfers.

The surfing decor is spread through the hotel, with art prints and a collection of vintage local surf movie posters in the stair well. The breakfast area is somewhat small, but since no one is hanging around there, that's not a problem. Rooms have individual heat and air conditioning.

The hotel's roof deck is a definite amenity. It's higher than most of the surrounding buildings, with a bit of a beach view and very good harbor view. It is well set up for beach visitors with a collection of boogie boards, chairs, and other beach items, beach towels, and an all-important hose at the back for cleaning up. No resort fee.

The hotel's location is perfect for the cluster of restaurants and stores around the Newport Beach Pier.

What a great find this place is! We enjoyed it so much, we ended up extending our stay by a couple of nights. The staff was so warm and welcoming and the rooms were very clean with wonderful little details added such as a bowl of fresh fruit and fresh flowers in the bathroom! Great location - right in between the harbor and the ocean and an easy walk to shops and restaurants. We will definitely be back!

This charming boutique hotel has it all going on. From the minute you arrive you are greeted by warm, friendly staff members who make you feel at home, even down to a handwritten welcome note in your room. The breakfasts are amazing, as are the afternoon cookies. Coffee and water always available as well are delicious fresh fruit. Beach towels, chairs, toys, all available for free, as well as a wide selection of dvds for viewing. The rooms are cozy and have everything you need to make your stay comfortable. The location is perfect - situated halfway between the bay and the ocean, and near a variety of restaurants. The best part of our regular stays at Bay Shores is the hotel staff who consistently go above and beyond to make the time special. Particular shout outs to Donna and Jenny for their care and welcoming spirits. We love this Best Inn in SoCal! Also, the lovely cleaning people who's names I do not know but who work hard to make our special place sparkly and safe. Thanks for another GREAT stay.

Welcome! When you check in to Bay Shores Inn the staff will inform you that they have 15 parking spaces for 30+ rooms. Hurry! It’s “first come first served”. Staff will take two of those spaces. You’ll be stuck because you didn’t cancel 24hrs before check in. Oops! You will actually sign a document agreeing that they only have 15 parking spaces. The staff will recommend that you pay for Ubers and don’t move your car if you actually get a parking space. You will then realize that public parking in Newport Beach is a complete nightmare on the weekends. Good luck!

We checked out on Wednesday 10/19/22 - room #301 and have a request:
Please refund the $66 parking ticket we got parking in front of the Hotel that morning.
No one in the hotel informed us not to park on Wednesday morning and we did not see the sign that was in the far end of the street. The hotel promised one parking per room and the hotel lot was full. We see this as the hotel responsibility and expect to get that $66 refunded so a positive review can be entered.
Above was posted on the hotel web site on October 19 and there was no response as of October 25th.

Our stay at the Bay Shores Peninsula was fantastic! Better than we could have expected! Our daughter attends Chapman Univ in Orange and we came for a long weekend to visit the area for the first time. Warren was incredibly gracious, welcoming and helpful at check in. Throughout our stay, Donna was also gracious, welcoming and helpful! She went above and beyond to make us, and our teen boys, feel at home, she was amazing! We rented beach cruisers walked down to see the Wedge and went for a Duffy boat cruise, so fun! Highly recommend this gem of a hotel, location, convenience, very comfortable beds, great hot showers, free use of beach chairs, towels and body boards. Walk to beach, bay, piers, etc... priceless!! Don’t miss the beautiful sun deck

Where do I begin..with my phone call to front desk coordinator Donna. Pleasure to talk with someone who is passionate about Bay Shores and her position. Knowing very little about Bay Shores Peninsula, was getting really good vibes after talking with Donna and gained much knowledge of hotel and surrounding area and same with nighttime coordinator Warren who was also instrumental in making our visit smooth. They never seemed inconvienced when calling to ask questions. Room was clean, quiet and quaint. Location, location, location..just perfect! Beautiful bay behind and ocean in front. Lovely park across the street with dining. One of our favorite hideouts was the rooftop. Rented bikes across the street for 2 days (even got discount thanks to Donna). Room attendants kept rooms well stocked with toiletrees, and linens..very attentive. Have to admit, chocolate chips cookies were a nice touch and thats coming from someone who is not a "sweets person". Beach chairs, towels, umbrellas and boogie boards complimentary. Parking was very close-no problem. Overall experience, EXCELLENT!! We will absolutely return.

We stayed here for our annual Girls Weekend Out. We had a great 1st impression and were pleasantly surprised from the time we checked in. Warren was at the front desk and checked us in. He was very helpful funny and friendly and made us feel at home. We 1st noticed the bowl of candy and the fresh baked cookies! The hotel is in the perfect location. 1 block from the beach. It has more of a quaint Bed and Breakfast kind of ferl because of the homey feel. They serve Continental breakfast with good healthy choices to get your through the morning. Great selection of several hot teas and coffee. Every thing was clean. A variety of individually wrapped breads for toast, and individually wrapped hard boiled eggs. Fresh fruit, a good variety of cold cereal, juice and even soy milk for your coffee or cereal. In the afternoon they serve fresh baked cookies and had individual bags of tortilla chips and salsa! They have an awesome rooftop area to hang out and watch the sunset. We ordered take out dinner and watched the Sunset as our last night there. It was a perfect ending. They also have beach toys, boogie boards, beach chairs and towels. No need to pack that stuff from home.
The rooms are nicely sized. We had a large room with 2 queen beds. Lots of storage space, a refrigerator, coffee with coffee maker and a table and chairs. When we arrived there was a Thank You card from Warren on the bed( the management) to say thank you for staying with them. It's the little things that make you want to go back. We had an awesome Girls Weekend. We will definitely return and I highly recommend this place. They even have a vintage phone in the lobby that works if you need to call another room!

The location is great because it is across the street from Newport beach. They had a nice breakfast that we took and walked to the beach to eat it and another day, we ate the patio on the roof. There is no room cleaning service due to COVID but they placed some carts with supplies around the hallways so you could get extra towels, shampoos and so on. The room has a small fridge that was just perfect to keep the water cold. The staff was super friendly. We were greeted by Jenny, then met Warren, Allen, and Donna (sorry for mis-spelling of names). They were all so sweet and friendly to my kids and to us. My girls loved getting cookies from the office in the afternoon. Also we used the beach chairs and boogie boards that they allowed us to borrow. The room was nice and cozy and I won't ask for more.

We only were able to stay one night, but hopefully will be back one day again. An enthusiastic welcome greeting, informative about the Penninsula. We had a room with two Kings-nice sized, large bathroom with plenty of counterspace. Breakfast room in morning with yogurt, Jimmy Dean egg/sausage biscuits to heat up, fruit, coffee, juice, cereal, rolls- enough for simple breakfast. Location good. A comfortable and VERY CLEAN place to stay.
