First, I want to say this is an excellent RV park! My complaint is the cabins. They are very nice but there is no daily service like you get in a hotel. They don't clean the rooms, refresh your beddings or towels and don't even empty the trash. Since you're paying hotel rates, I would expect a little more service, but the park is awesome, shady and quiet!

We’ve been coming here for 30 years. The previous owners were starting to update and improve the park. We hoped Sun Outdoors would continue this, especially with the increase in rates. However, the only “site improvements” we’ve seen are new picnic tables. The interior roads are falling apart, as are most RV site pads. The pads that had been improved to become “premium” RV sites are now taken by permanent residents. The entire outer ring and much of the interior is now occupied by permanent RVs of all types and conditions. The feel is no longer a family vacation park, but rather a lower end mobile home park with the remaining sites available for vacationers. Sorry to see this happen, especially with the high rates they charge.

We were looking for a weekend trip close to home and selected this RV resort. I knew before going that it would be parking lot style. We had an OMG moment upon driving through the campground because the drive is narrow with tow vehicles and trailers one after the next. I’m not sure we would have been able to park ours had the camper across not moved his truck. We had a site on the small pond and heard the fountain and ducks. Lots of kids and dogs which we don’t mind at all. Being in the Amador wine country, there was a definite happy hour of guests enjoying each other’s company. The host was nice when we checked in. To our surprise the quiet time was observed. Overall a decent stay but lack of privacy and difficult driving/parking.

We were shocked to see that they had full time RV people living here - a lot of them, like 1/2 the park is full time residents. People had decks built, fences around RVs, sheds, you name it. One Trailer was broken and it was being supported by their car - leaning on the hood - super classy! If we had known that the RV park was not enforcing the same rules (open fires by residents, trash left out, people yelling and screaming and having scooter races (adults that live there until late at night) then we would NOT have stayed here. WE DO NOT RECOMMEND THIS PLACE.

Like many of the previous reviews have already started. Since Sun Resorts has purchased this property the quality of the park has declined dramatically. I will echo what many have already said here:
1) Waterfront spots: attached is the image of our waterfront spot. It's a dry dusty hole in the ground with a orange security fence half fallen over and probably a safety issue. Neighbors next to us said the pond has been this way since March that they're aware of. Keep in mind we paid for waterfront, not a dirt hole. Very disappointed!
2) Full timers: this park has always had full timers even when privately owned, but they were managed better than they are today. There has been a growing change across the country that more people including families are living in their RV's full time. I would expect the park to take advantage of this revenue stream, and this may help the park financially, but it's killing their short term stayers looking for a "resort" experience. While not all, but it's apperant that many of the fulltime residents have no enforcement of park regulations and it really kills the experience. Cars are parked all over, garbage in sites, just generally dirty. Like a mobile home park. They are dotted throughout the park, rather than keeping them on a certain road, or a certain area like many other parks do. You can't get away from the full timers cause they are placed all over.
3) Grounds Maintenance: first off I am aware the west coast is in a severe drought, but I get the impression sun communities has allowed this to be an excuse to provide no grounds maintenance at all. Where there is still irrigation occuring grass can be seen as tall as 18" in some areas, and where grass is dead in others the few weeds still thriving have been allowed to shoot up again 18" instead.
To sum up, it's sad. I would guess they've invested close to $1M in solar panel structures and arrays, but nothing has been spent on the camper experience. The many other times we have stayed at this park the weekends are full, sometimes packed, but it was fun. I felt comfortable letting my kids go play with other park kids. This weekend the park had many open spots and it's apperant they're having an impact with their management policies. I just wish the park would make a decision of whether they are a trailer park or an RV resort. My experience this weekend tells me it's heading towards a trailer park and moving further away from a RV Resort.
To Sun communities: communicate with your guests better prior to their arrival, because my expectations were let down significantly. Unless I hear raving reviews again from people in my trusted network, I will not be returning, nor will I be referring.

So VERY disappointed with this visit to 49ers RV resort. I attended with my RVing group. We had use of the large clubhouse for four days. It took several requests to staff to get a decent amount of heat in there. We couldn't use the fireplace and the kitchen facilities we're supposedly closed by the County due to some violations yet there was no posting from the County stating this. The floor in the women's bathroom near the clubhouse was disgustingly dirty and had the faint smell of sour mops. I don't believe the showers were cleaned for the entire time we were there because there was a big clump of hair left in one of the showers over the course of days. On Sunday afternoon several of us wanted to use the spa but both gates to the pool and spa area were chain locked. When I asked at the office why the pool area was locked I was told their corporate office wouldn't allow the pool or spa to be used when it was raining. Sunday was a beautiful day without rain only clouds. In the early evening we learned that others in the resort were allowed to unlock a gate and use the spa. Hmmm... I could go on but you get the idea.

We needed to get out and our friends have a trailer so we rented one of the cabins. Although we were not camped close to each other we had a wonderful time. The cabins are just right. Kitchen, Bathroom, Bedroom and you don't need to bring anything they have it all. The patio for morning coffee was really pleasant. Everyone is friendly and nice.

The campground has construction going on, so be aware and ask about this before you book. They did not give us any warning and we ended up right in front of the construction zone. Loud trucks, back up horns, idling trucks, started at 7am this morning. I've seen other campgrounds warn guests ahead of time, so at least you know what you're getting, and they discount the rates. I asked to be moved to another spot, but the only one available is too narrow to have any space after I put my slides out. VERY disappointing for a SunRV resort. Just be aware before you book in the near future. There are nicer and more quiet spots in the campground.

Stopped by this past week to check out the campground for a possible upcoming stay. What I saw was a huge turnoff. What once was a wonderful, clean, RV park suitable for weekend getaways and weeklong vacations has turned into a sad excuse for an RV resort has become a run down trailer park. I started to notice the changes slowly when the park was sold to SUN RV resorts a few years ago. There are now full-time RVs that surround the park on the outer ring and other locations within. These particular sites were the best in the park because they were nestled up against beautiful rolling hills in the back where the cows grazed with no one behind you and a fair amount of privacy. If you’re coming up from the surrounding areas you no longer have a chance to enjoy these sites because they are all occupied by full time RVers. The worst part is that a few of these full timers in at least a half dozen instances have turned their sites into a junkyard with all kinds of garbage strewn within their campsite. Definitely an eyesore. Clearly there are no guidelines in place to maintain these sites. It just goes to show that management is only interested securing monthly income. They have no standards and if they do they are not enforcing them. They have no interest in retaining RVers who wanted to come up to wine country and enjoy the natural beauty and the relaxed atmosphere that once was. You are pretty much locked into the sites that remain where in most cases you are backed up against somebody else and are very close to the next RV.
As one who frequented this RV park for many years and enjoyed it immensely I will not be returning. There is a definite lack of pride of what was once a jewel of Amador county.

We have stayed at this RV park many times. Since it has been managed by Sun RV resorts, it has steadily gone downhill. We reserved a site in between the two ponds. Nobody told us one of the ponds was drained with an orange fence around it! The roads are full of chuck holes and the grounds are nothing but weeds. In addition, the sites are very close together and the pack the trailers in there on the busy weekends, where there is very little privacy. The little store closes at 4:00 p.m. during the week because they allegedly do not have enough help. There are no planned activities for the guests or children, except for special holidays, although they are supposed to have a "recreation director." The positive is that the pools and spa are very well maintained and very clean, and the laundry facilities are also very clean. In addition, the staff are friendly and apologetic. We will not stay here again, and hope that the facility can eventually be upgraded, rather than continue to decline. Sun RV Resorts needs to do some upgrading!

You are correct that finding workers has been a concern, like so many places, and we love to hear that our hardworking staff has treated you well and kept the pool and laundry areas clean and functional. We are working on an irrigation project that will result in green grass and beautiful ponds, but first requires a dry pond for the construction process.
