Detailed Reviews
Poor Bruce. He's the hardworking manager at Sacramento Shade, and it's just him. He tries, but he can't manage the facilities and provide customer service all by himself. We stayed for 4 nights (in spot 31, starting 10/5), and we found it very difficult to get help with anything, because he wasn't available. The office was often closed when it was supposed to be open, and he did not return our phone calls. Bruce can't handle the workload by himself, and this makes him a grumpy, unpleasant man. When I finally found him, I told him about the problems, and he chose to argue with me about everything. (We just wanted WiFi and a late checkout. We are not problem customers.) This is not how customer service is supposed to work. I should also add that the "Let's Go Brandon" sticker on his golf cart made me feel unwelcome immediately, and I'm sure I'm not the only one who has ever felt this way. This is not appropriate for a customer service representative who has to deal with the general public. The facilities are actually pretty nice, and the place actually has the potential to be good — if they ever get Bruce some help and make customer service a priority. However, we found it very difficult to get our 26' trailer in and out of our campsite, because of all the cars parked in the street. All in all, I cannot recommend Sacramento Shade, and I would not stay there again.

The sites have very shallow depths making the larger rv stick out into the road slightly. There is a little more width giving space for a sitting area. The road getting in and out of the park is very narrow. There is no on site parking you must park in the street. When an rv pulls in or out and you want to get into or leave the park you must wait until the rv has completed the task, because of the narrow street. We were held up several times. Also the 2 bathrooms were dreadful. Not clean at all. There were a couple of washers and dryers. Also a pool.

Needed an RV parking area for two days near Sacramento, CA. Timing was over Memorial day weekend and many RV parking was full. Temperatures were in the high 90,s. No pull thru, had to back in. Nice concrete pads for front porch area. Near a freeway and a little noisy but did not bother us. Nice friendly staff but office had really short hours. A little pricey for me but everyone has their personal limits. The bathrooms were my main complaint. There was only one unisex room and the toilet and shower were side by side so whoever was in there had to lock the door and you had to wait your turn. I waited for one resident to take his 45 minute shower on one occasion. It appeared that many of the permanent residents took their showers there so there was often a line. The laundry room was OK. One bath was not worth the money for me.

Response from Bruce E, Manager at Sacramento Shade RV Park
Responded Aug 30, 2016
Thank you for your review. Our bathroom and laundry building is undergoing a complete renovation and upgrades. We do apologize that during your guest stay you experienced these issues. We do hope in the future you would try our park again and see the many things that we were in the process at the time.

When I pulled into Sac. Shade RV Park, my first impression was how nice everything looked. The streets look like they were recently paved. Each campsite is surrounded by a fence and one side has a concrete pad while the other side has gravel.
Someone has taken the time to think about the layout of this park. The trees are beautiful, and they provide so much shade. There are even plants in my spot with automatic drip sprinklers.
The dog park is so smart with one side for big dogs and one side for little dogs. There is a covered patio with a gas grill and picnic tables and even a play area with swings and slide etc.
The manager was friendly but also very professional. It's the nicest park that I have stayed in since I began this solo journey.

Zero hospitality. No parking for guests. Rude and hostile tenants. Racially charged. Please do not stay here unless you’re prepared to be harrassed by the tenants. We had someone walk by and say “there goes the neighborhood.” We had just arrived. Let’s just say that set the tone for the rest of the stay…

We came in for one night in our Class B RV. Bathrooms, showers and laundry not functional, apparently that way for a long time per other reviews. We count on those with a Class B. Nothing noted on website; found out when we arrived. For $72/night very, very disappointed. Also high freeway noise as the park is next to it. Two emails to manager but no response.

Thank you for your review. While we understand that you were disappointed in the facilities that were still under remodel construction it was beyond our control. We offer full hookup sites as all RV's are required to be self-contained in California. Supply issues in the US effect everyone and in our case when we cannot get items needed, we couldn't open the building. The building opened soon after your visit unfortunately. We do apologize for the inconvenience.

My family and I were in transition and so needed to live on our 36ft, quad slide 5th wheel. Sacramento Shade is the nicest long term RV park in the Sacramento area, in my opinion, so I was pleased when Bruce told us to look at site 10, that it would be available when we were ready to move in and we could have it if we liked it. It was just what we wanted, complete with morning sun and a little storage shed. It wasn't Bruce's fault that the site was not available on our arrival date, but it WAS his fault when he refused to let us have the site when it did become available, simply saying that we would not be able to have what he had promised when we first spoke. When I asked why we couldn't have it, he threatened to evict us if we said another word about it. The man was always a little odd, but I chalked it up to the fact that he is a Marine veteran. When he totally reneged on our agreement, I realized that he is just a bully, using his authority as manager to intimidate. He is an embarrassment to the rest of us veterans, who value honor and integrity. The park is a haven in the middle of one of the bad areas of Sacramento, but he made it pretty hellish for us. We never knew when he might go off again or if he might just leave an eviction notice on our door on a whim. I am glad to be out of there. If you decide to stay there, just beware of Bruce. Don't trust him; get anything he promises you in writing.

Thank you for your review. All our guests and tenants are treated with the same courtesy and respect. We have rules and regulations that are part of the monthly rental agreements in writing that all long term guest sign. It is unfortunate that when rules aren't followed they do have to be addressed Our park enjoys a drug free and crime free environment and it is these rules that helps ensure all our guests have a nice quiet place which to live. We have many happy long term residents and enjoy a full park year around.

My wife and I stayed at SS RV Park and were treated very well by Linda and John. We much appreciated the hospitality and friendly guests who helped us park our fifth-wheel. It was crowded, but the friendly atmosphere made up for any inconvience. We would stay there again.

This RV park proves that a business is only as good as the person in the front office.
We've rv'd from Alaska to Texas and have not, thankfully, received anything near the ignorance and incompetence we encountered here.
My hubby booked ahead over the phone for three nights in this park. We got an email immediately to say the money was taken from the bank account. Next, we got an email to give us a confirmation number, nothing more - no instructions, no directions and certainly no lot/pad number. We turned off the I-5 onto a 10 mile traffic jam and finally arrived at 6:30 PM to discover the office locked. Looked around for any sign of communication for us. (Some sheet with our surname in large print was the least we should expect.) Nada! We phoned the number listed for the office. No response to our message. We could see two empty lots. We chose the biggest nearest the noisy roadway. With contortions, managed to land the travel trailer and get parked. Hooked up to the power, but no access to washrooms, pool or wifi due to no information provided. Went to bed thinking we'd done our best and hadn't disturbed anyone. In spite of the noisy location, we slept in. Got up to have breakfast and then hubby walked over to the office just across from us at about 10 AM. He was 'greeted' by the manager who turned bad into worse. After a complete display of idiocy in front of others in the office, he ordered us out of the park "in ten minutes" and began to call the police. We happily took our leave. As yet, we have not had a return of the money. (as of October 26/15)
The owner of this property needs to be aware that his employee stole two nights accommodation from his business when he ordered us out for no real cause. I have to wonder what other examples of incompetence the owner might want to learn about concerning this manager's conduct.
As a traveller, give this one a pass. It's not worth the aggravation to deal with someone like this.

Response from Linda Z, Manager at Sacramento Shade RV Park
Responded Oct 28, 2015
We are sorry you feel the way you about our park. The issues that were left out in your review should be noted most importantly you took a space that belonged to a Tenant that was gone for a few days and when asked politely to move from their space the response was no. In addition you arrived after hours with a reservation made online after the office was closed for the day and that does occur and is unfortunate. I do apologize you could not get the codes to our bathrooms that have key codes and most of our our customers understand checking in after hours and not having this information overnight . Customer service is our top priority, yet when a situation arises that could have the potential to affect our other customers within the park we have no other option then to refund any additional days and ask you to vacate our premises which was done and when you refused we have no other option than to call the authorities.

Response from Vadette M, General Manager at Sacramento Shade RV Park
Responded Jul 31, 2018
I am the General Manager for Sacramento Shade RV Park. Several attempts were made via phone and email to discuss this matter with you personally, with no response. I conducted an immediate and thorough investigation, including viewing our surveillance cameras, written statements from other guests, residents and employees, regarding your accusations and your families lewd behavior at our pool during your stay. I have determined the accusations against our Park Manager in your review are misleading, false and liable. I am also very displeased with Trip Advisory's decision to post a review of this magnitude without proof. Vadette Mariscal General Manager Sacramento Shade RV Park LLC.
