Grand Timber Lodge garners acclaim for its exceptional service, with guests often noting the staff's prompt assistance and the handy shuttle service. The hotel's cleanliness is a standout feature, with both rooms and common spaces receiving high marks for their immaculate condition. While the location is heralded for its proximity to downtown, some guests feel misled by claims of ski in/ski out access. Amenities, including pools and family activities, are well-received, contributing to a welcoming atmosphere. However, concerns over value are raised due to unexpected fees. Rooms are praised for their space and equipment, despite some criticism regarding decor and temperature issues.

I drew the “Lucky Timeshare Exchange Card” and was able to book a studio at Grand Timber for a week. This is the 4th timeshare I’ve rented in Breckenridge. I’d place Grand Timber slightly below the Lodge on Peak 7 and The Grand Colorado on Peak 8 and well above the Marriott Streamside. The GT has everything you need and nothing you don’t. Well maintained property, attentive staff, a modest restaurant and bar, on site ski rentals, pool, outdoor hot tubs, free underground parking and a reliable shuttle service to take you to points in downtown Breck. Know before you go: The GT is “ski in” to building 5; skiing out requires a short walk to connect to the Snowflake or Beaver Run lifts. If you bring a large SUV you’ll need a harbor tug or incredible skill and patience to navigate the tight underground parking. Suggest that one views the images online of the studio to make sure you are comfortable with the layout. The studios are not compartmentalized (think Embassy Suites) and are one room; this layout might prove awkward for those seeking to maximize the 4-person capacity. The kitchen has a two-burner cooktop, micro and small fridge. Our studio had no deck/patio. No gripes. I would recommend the GT and if my exchange luck continues will be back!

We stayed in the three-bedroom, three-bath in Building 6. The rooms were spacious and well-appointed. We appreciated the humidifiers in each bedroom. The kitchen was well appointed, and the Lodge supplied coffee, hot chocolate mix, dishwasher, and laundry detergent. Bring your own leftover storage containers. The shuttle was right outside the door, and to pick up off the property, we just had to call and give a location. Indoor-outdoor pool, hot tubs, arcade room, movie theatre, game room, activity center, ski lockers, ample parking. Ski-in is available but the shuttle is so convenient that there is no need to work that hard after a long day of skiing.

We love the Grand Timber Lodge. We have stayed here several times before and returned this year with our children, 2 and 7 years old. The amenities at this property and in the rooms are perfect. Having a washer and dryer along with a dishwasher in the full kitchen is highly recommended when traveling with kids. The property offers multiple heated pools, an arcade and activities area, children's zone in lounge area, a full bar & restaurant along with an on-site ski rental shop. Love, love it all. Property also offers a parking garage and guest parking if you drive and a complimentary shuttle service to downtown and to ski lifts. I won't say anything negative about this property. Even the staff at check-in and concierge were wonderful and super helpful. HIGHLY RECOMMEND anyone looking for a true ski in/ ski out resort with all the amenities you could possibly need, stay at the Grand Timber Lodge.

What a fantastic stay we had! Not really a ski-out location, but you can ski-in if you manage to find the way & are adventurous (read: not for beginners). The nearest resort (Beaver Run) is only 3 minutes away by car or shuttle. The shuttles come by every 15 minutes and is by far the most convenient way of getting around. One of the highlights of our entire trip was the indoor/outdoor pool, which our kids visited daily. Make sure to request rooms by the main pool, as the buildings don't connect and a short walk in the cold is required if you are staying in one of the other buildings. The hotel as a Christy's on-site which makes renting and returning gear extremely convenient.

Grand Timber Ridge was a great place for our family of 5. The main pool in building 6 was large enough for plenty of people and the kids to splash around. Lots of hot tub space as well. The pool is at a nice warm temperature for our fall stay. (We did fall in Utah a few years back and the indoor/pool was too cold to actually enjoy.)

Staff was friendly and accommodating when we asked for our room to be moved due to an odor. The new room had no issues, and we enjoyed our stay!

Rooms were equipped with small kitchenettes that allowed us to make some small meals in our room, which is nice when you have kids.

We would stay here again!

My family, grandchildren, and I spent President's Day week at Grand Timber Lodge in a 2-bedroom unit. Very spacious room. Great location - ski in/ ski out and close enough to walk to town (15 minutes) or take the complimentary on-site shuttle service anywhere around town (comes about every 15-20 minutes). Lots of pools and hot tubs to relax. Very family friendly. Great arcade for children of all ages. Free internet service was plenty fast for my needs. There is also an on-site convenience market for snacks, drinks, and miscellaneous items you may need. On-site restaurant (The Boot) was also good for up-scale bar foods (the chicken quesadilla was great).

We are owners and Grand Timber and perhaps expect more as such. The resort has great rooms, great amenities, but is tending toward a nickel and dime approach which feels like a cheap way to squeeze more money out of guests. There was a lot of construction in progress, which normally happens during mud season, not prime vacation season, this was noisy and several hot tubs were out of service. They also charge guests for coffee, I paid and then found there was no sugar, frustrating. They also charge for electric car charging, which used to be free. We don't have kids but they charge for all of the activities, which, yes, also used to be free of charge. We pay A LOT of HOA fees, owners should get some additional benefits over other guests, imho.

Hello Matt H, Thank you for taking the time to leave a review of your recent stay with us at the Grand Timber Lodge. Thank you for being Owners with us and your continued support. I appreciate your kind words about our rooms and amenities, however I am apologetic to hear about your overall experience. Unfortunately, construction does indeed take place during the Mud Season, but long-term projects were scheduled for this summer, including the hot tubs, to alleviate long-terms issues and hopefully prevent them from being out of commission later or for the next mud season. These were unfortunately large construction projects that needed to be completed to fix the overall well being for the property and our guests. Additionally, regarding your feedback about Coffee, electric charging and other fee's, these decisions were made to help our Owners and their HOA'S decrease. A lot of additional dollars were being spent on complimentary coffee which now saves our Owners a lot of money. This is also the case with the EV charges. Lastly, there are not any fee's for our owners to use our amenities. There are fee's for other types of reservations and we try our hardest to make our owners feel appreciated and valued. If you have additional feedback on other things you noticed or other ways to make you feel valued, I would love to hear them. I sincerely hope to see you again soon as an Owner and I hope that your next stay is more Grand than this one was.

We enjoyed a wonderful family vacation at Grand Timber Lodge. It started with a speedy check-in! Our 3 BR unit was roomy and spacious for our big family. The kitchen was well appointed with everything we needed to prepare all of our meals. Grand Timber is close to main street, and an easy walk to dining, shopping and activities. If we didn't want to walk, the shuttle ran often and was easy to access.
Questions to the concierge about local activities, or resort amenities were quickly and easily answered with a quick text. All of our changing needs, as family members trickled in, from help with parking, to getting additional supplies for our stay, were quickly met.
We had a wonderfully memorable week at Grand Timber Lodge!

The grand timber lodge is not the nicest place. If you check in late they will require you return the next morning to get a parking pass instead of just providing it then despite there being someone at the front desk checking you in. What is the reason for this? I cannot imagine. The room keys they gave us also did not work well and we typically needed to scan them ~10 times to gain access. The unit was ok but the floors were very thin and we were woken up by guests upstairs each morning of our stay. The location is also advertised as ski in/ski out but it's really more like walk in/walk out since you cannot ski that close to the chairlifts and you must walk a decent ways along the road. There is also no restaurant on the premises so be prepared to make your way into town if you want breakfast. The pool was the nicest part for sure.

Hello jburgoyne98, Thank you for taking the time to leave a review of your recent stay with us at the Grand Timber Lodge. I sincerely appreciate your candor regarding your feedback as it often plays a crucial role with identifying areas for improvement. I am apologetic to hear that you did not find our ski-in/ski-out options accessible and the inconsistencies that you experienced with your unit keys. Rest assured that we take your comments seriously and are working to find a resolution for the concerns that you raised. Additionally, I am apologetic about having to return for a parking pass the next morning after your late arrival. Concierge assists the property with all parking passes and is the second part to our check in experience with all local information and more. Please do not hesitate to reach out to me with any questions, comments and or concerns that you may have. I would love to hear and address them to ensure that your next stay is more GRAND than the last.

We stay at GTL every single year for an annual ski vacation and have never been disappointed. The property is snuggled into a quiet location on the mountain but still offers all the amenities you'd expect to make a perfect vacation including ski in/ski out trails and easy access to town (walkable or free shuttle). The staff is consistently friendly, helpful, and offers a high level of service. The rooms are furnished comfortably and it's clear the management is continually reinvesting in repairs, improvements, and value-add features.
