The hotel is within walking distance of downtown Manitou and city parks. We had a great room in that is had a King and queen set up and a sitting area with a pullout sofa. This family suite was roomy enough.
Easy to walk to the downtown area. Comfortable beds. Tiny bathroom but didn't need more. Beautiful little balcony--end room. No breakfast at the motel but plenty of close options. There is a coffee pot in the room. No street noise--only the creek.

The hotel is lodging only, no other amenities. It doesn't impress you when you first see it, but is very casual and comfortable.
