I booked a night at this property to be close to trailheads in Nederland (Hesse trailhead in Eldora, Brainard Lake trailheads). The price seemed reasonable compared to other options and the property/rooms seemed quaint. I was, however, quite disappointed in my stay there. The room I stayed in (#9) had the bed right by the front window; and due to very thin curtains, I felt there was no privacy nor a way to keep the light from the outside coming in. More importantly, when I got up early the next morning, I discovered that the shower had no hot water (the hot water handle did not work). The management is offsite, and though there were contact numbers, I assume that they would not have come at 5:00 am to fix it. Additionally, the exterior door works by keypad rather than a key, and I had considerable difficulty getting into the room.

We stayed 2 nights at Sundance, have been staying in this lodge for 30 years. the property has been recently updated with new bathroom, microwave, fridge and TV. the rates were reasonable. management was responsive and helpful. The best part is sitting on the porch overlooking the foothills of the Rockies at Sunset. Truly breathtaking.

This place is very "mom and pop," fitting our need of rest before a backpacking trip. The room we stayed in was clean and obviously being upgraded to high quality modern fixtures. One thing lacking when we arrived was a microwave. The owner promised one would be at my door by 6:30 a.m. and it was.

This property was wildly over room was clean on arrival, but there was no service for our entire stay. No new towels, no coffee provided and trash not collected no soap and toiletries were refreshed. The restaurant was closed so we had to carry in or go out even for morning coffee. A gentleman had his belongings moved from our room prior to our arrival and he came back to the hotel to find us in his room and locked out without the pass code for his room. He finally forced the door open when he couldn’t get any response to his repeated phone calls. There is no air conditioning and the room gets hot at night. The WiFi is poor.

Traveler beware: the photos of this property are probably 20 years old and the property currently appears to be minimally maintained and is in various stages of disrepair. Their prices have kept up with the times so it feels like a bait and switch when you arrive it’s nothing like the photos. Despite the non-smoking policy on the property, our room had lingering odors of being smoked in for decades. I will say that the things that matter most are indeed clean: bed/linens and bathroom; and communication for check-in was clear and prompt. Regardless, we actually left early and did not even stay the second night because it was such a derelict environment.

So disappointed! We are seniors and just finished a 10-mile hike about 6pm and were looking forward to relaxing afterward. When we got to the motel, there was nobody there! A white board outside had a list of guests and we were not on it! There was a phone number on the board to call. I called. No answer. Was instructed to leave a message, and was immediately advised the mail was full! This happened four times. Just when I was about to give up and search for another place to stay Kyle Schuler, the owner, answered. He asked how I booked my room. I said online. He said that could be a problem! He said he would call me back with a room # and code to the room. He did so and stayed on the line while I tried the code. Took a while, but the code finally worked. He asked us to check the room, it looked clean, but so old!
Rustic indeed! I don't think anything has been replaced/updated since it was built in 1964. The temperature that day was around 90 degrees. No air conditioning, and the one window in the room that opened was broken! It would not stay up. We had to put a small cooler we had in the window to keep it open, and there was no screen to keep pests or intruders out. The curtains, carpet, and bathroom fixtures were probably 50 years old. The pedestal sink was full of cracks! The electrical outlets looked so old that we were afraid we would be electrocuted when we used them. We were not, fortunately. The bathroom and shower were so small you could barely turn around in them. I'm likely forgetting other issues.
We managed to sleep some that night (the bed was actually acceptable) and got up early the next morning and left. I paid $141 for this! I feel totally ripped off! An adjustment is absolutely appropriate! More like $50 considering the above.

Waiting for a reply.....

We stayed in Room #4 with 2 beds. Room was very clean, beds were comfortable and there’s a small mini-fridge, microwave and coffee maker. We did not use the shower, but it looked fine. We just slept and woke-up super early for hiking. We would definitely stay again to be near hiking trailheads for early start. There are Mountain View’s from the porch and the hotel is right outside of town, so it’s very quiet.

Bathroom was clean. Bed was comfortable and clean, but I noticed when I pulled the comforter down there were old blood stains on the inside of it! Yuk! Even washed, that comforter should never have been used! Back window was cracked and covered with some plastic material. Furniture was old and chipped. "Welcome" mat in front of front door was totally worn through to the wooden porch. The whole property is in need of a major face lift or tear it down and start over!

Spent a month there. Clean, new carpets, paint & beds. Quiet, comfortable, really great prices.
No daily maid service but who needs that really. No one to bother you. Friendly & easy. Right up the hill from the lovely town of Nederland. Casinos are 20 minutes away.

Worst motel experience ever, manager was drunk to the point of slurred speech! He told me to write my name and credit card info on a paper so he "would remember us in the morning"...Then he ran my card and all of a sudden he yelled at my 12 year old boy to go outside and play with the bears at 9:50 pm on a Sunday night.. As my boy was walking outside like I told him to the manager threw my credit card at me and told me to get out!...that he had no rooms... He left into the side office and then came back inside through the front entrance and yelled at my son and I "teach your kid manners!". My son had said nothing at all... If your looking for a room for $100 go to Boulder or spend the extra $70-80 and stay in Nederland... Worst experience ever!! We are going out of our way to post all over the internet about the management. First time ever written a review and I stay in hotels and motels 180+ days per year..

First of all, I'm a reviewer, not a booking agent. Second, the Sundance closed down in April.
