Beauty gardens right on the ocean. When I saw the pictures it looked almost too good to be true, I imagined that this resort would be so busy you couldn’t use all of the pictured amenities. Instead I felt like we had free run of the most amazing outdoor space I had ever been to. We were greeted by a talking parrot at check-in. We were given a tour of the gardens, including the fact that they have nice grills with charcoal and lighter fluid Available at several places, 2 fire pits with wood near by, piles of comfy chairs to take out to the beach, plenty of beach toys for the kids, outdoor tables with comfy seating, and a community room full of games and things to do. Our two bedroom was clean with updated flooring & shower, a Decent kitchen with full sized appliances, TV with all of the channels, patio on the front and back with rocking chairs and tables to sit at, AND… it still maintained some of the charm it had when it was first built. I expect we will plan future places around this beautiful property, can’t wait to come back!

I had a my whole family with grandkids and all. We required six rooms. MaryLynn was very patient and helpful. She helped me arrange guesthouses to accommodate the specifics of each family. The beach is wonderful for kids and rather quiet in this area. The complex was built in the 1940's as an officer's housing arrangement. The updates to hotel guesthouses provides for a variety of configurations. They had kitchens and would be very nice for an extended rental. Each of our six units was very comfortable. Atlantic Avenue runs in front of the complex and is a little busy (one-way), so we needed to be careful to keep the younger kids inside the compound.

My fiance (now husband) took me to Beach Place Guesthouses when we were dating. I think we already knew we were meant to be, and when I saw this place, I knew in my heart this is where we would celebrate our wedding. It's a hidden gem in Cocoa Beach -- I've driven by it many times, completely unaware of what an amazing place this was. Our "Jeannie" room was beautiful, eclectic and so full of charm, just steps from the beach! Add in the cute little touches (a butterfly chair, crystals, hammocks, fire pits, tikis, Birbal the talking parrot, you name it) and the magnificent location overlooking the Atlantic Ocean, and you've got the perfect wedding location. The oceanfront deck provided an exquisite place to exchange vows -- what a mesmerizing and memorable view. Now, while it did rain on our wedding day and stalled our ceremony for a couple of hours, Mary Lynn and her staff (Janice and Al) did all they could to keep me calm and centered until the weather broke and it was time to roll. Mary Lynn is so personable and amazing. I called her many times leading up to the big day with my bride worries and she always answered my questions and reassured me. And she never made me feel like I was a pest. My husband and I felt like we were her No. 1 priority. She was amazing, sweet and genuinely cared for us and our needs. Every hug felt sincere. If you're bride looking for your perfect wedding venue, this is it. We have a lifetime of wonderful memories -- and Mary Lynn and crew to thank for it. If you're on the fence, book it. You won't be disappointed.

If too many people want to come due to the excellent reviews, that makes it more difficult for me to get a room, right? For me, the original magnetic draw to Beach Place Guesthouses was the secluded location, an oasis of a private resort with nooks, crannies, and multiple surprises such as the largest rock crystals I have ever seen (these were from South America, I am told). Further, I've not seen so many varieties of lawn chairs, benches, tables, fire pits, and other assorted places to chill out with other non-national-chain resort. Ever. Plus, the location's proximity to a quiet beach was what I truly desired. I enjoyed the quaint history of the location being where naval officers had first lived back in the 1940s. That's cool, especially how the tree-filled grounds have been transformed over the years. Sure, there are some upgrades and renovations that could be made, but I picked this place instead of an AirBnB so that I would have some level of service as well as an affordable option with a full kitchen and living room. MaryLynn was phenomenal, pleasant, and welcoming to me - and I witnessed her being as attentive with everyone else. To me, that's integrity and consistency. She gave me advice ahead of the trip about how to make use of the Publix food delivery so I could cook most of my meals while I was there since I wasn't with a car. I got advice on rides to and from the airport, the closest ATM, the best place to see the sunset within walking distance, the best place to grab a meal where the locals go, and more. I felt well taken care of and appreciated. That goes a long way for me. My review would be a 5 stars all around if the property grounds were of the quality of a Four Seasons or a JW Marriott with all the accoutrements. I have chosen to give 5 stars for location, service, and cleanliness, though, as they are well-deserved. To give some clarity, I am providing some photos I took from my phone camera. These were from my visit the last four days of last month (March). If you decide to go there, ask ahead of time things you want to know that might make your visit more special and to address any needs or priorities that you have. I know I am grateful I made some inquiries and my expectations were exceeded by the staff and the hotel, to be sure. I would love to return and next time with other friends and family. I saw reviews on my way to arrive to the hotel that talked about mold - I didn't smell any but I sure as heck looked for it. I would not have stayed if there is mold since I have a serious lung condition and this would certainly end my visit immediately. I saw reviews that complained about feeling misled. I saw multiple rooms and they looked like the photos. I didn't see anything broken and my cottage was well appointed and clean.

This has been my family's go to spot over Christmas for the last 5 years. We absolutely love it. It has everything you need. The beach is right there. The view is incredible. The common yard areas have grills, fire pits, lounge chairs, tables, hammocks. They have a storage area with beach chairs, boogie boards and all kinds of beach toys for the kids. All that being said, the best part is the service. Mary Lynn, the do it all leader of the resort, is a little slice of heaven on earth. She is the greatest and most elite resort manager I've ever seen. She is fabulous and will make sure your vacation and stay is legendary. Book it. Trust me!!
