Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
Having read some of the less than favourable reviews I was a little nervous about staying here, but needn`t have worried. We had a two bed/two bath apartment, which for three adults was a huge amount of room. The place was clean and comfortable with a large kitchen/living area. A massive fridge and equally big tv was a bonus and set us up nicely. You are left a couple of packets of washing detergent which was enough for us and a small bottle of washing up liquid. We didn`t use the dishwasher but there were a few tablets if we needed them. Plenty of towels in the bathrooms and beach towels for the pool. You might need to stock up on toilet roll and soap if staying for any length of time (nearest Walmart was only a few miles away). Some parts of the apartment, such as the second bathroom, looked a little tired, but not really in any way that detracted from the overall experience.
The location is very handy for Disney, Universal and Seaworld; the immediate area, while not downbeat in any way, doesn`t have much to offer except an adventure golf course (OK for killing an hour or so) and a few shops. We had a car, so can`t comment on the park shuttles.
The pool is a good size (cleaned every morning) with a small bar (limited range); there didn`t seem to be many guests around, but on some nights (particularly at the weekend) there was quite a bit of noise down by the pool although this didn`t go on excessively late.
This isn`t luxury accommodation by any means, but it was a very good place to stay with free, convenient parking and easy access (if you have a car) to parks/shopping etc. Reception staff were pleasant and although they did mess up the bill a bit when we checked in, they sorted it out pretty quickly. We booked directly with the Blue Heron and the price represented really good value. I would come here again without hesitation and would absolutely recommend this place as a great base for a holiday.

Our 7th stay to the Blue Heron. We love it here. We stay in the 2 bed deluxe always in tower 2 which has balconies to the front & rear of the property. Decor a bit dated, but rooms are always clean. Set back from the main road. Lake setting is beautiful, pool area never too crowded. Staff are great. Location is amazing, 5 minutes drive to Disney Springs, Vineland Outlet & Buena Vista Outlet. Minutes from Interstate 4, main road to lots of attractions. Less than 10 minutes drive to Vineland Pointe, new retail area with Orlando's 2nd Cheesecake Factory. Starbucks, Dunkin Donuts, Subway & Dollar tree beside Blue Heron. Mini golf in front of Blue Heron. Across the road, McDonalds, Walgreens, Wendy's & Chick-fil-A Disney parks 15 min drive, 15 min to Sea World & Discovery Cove, Universal less than 20 min Would highly recommend, will be back here next year!!

This resort is amazing! We stay here often and it’s become one of our go to hotels when we’re in Orlando. Great for families or groups of friends. Lots of space to spread out and fully equipped kitchen with an amazing lake view. This hotel on Disney property would easily be $700+ a night. The hotel is quiet and peaceful. The lake view is definitely its best selling point for our family and the pool is really nice. It’s so nice to come back after a long day at the parks and spread out with your family or cook a meal in the kitchen. Prices are very reasonable! I’m a passholder for Disney and universal so we’re in Orlando every other month. We’ve stayed at so many resorts around Orlando and this is one of the best values out there.

There is something not quite right at this property. This is the fourth time we have stayed there and was good to see the buildings have a new coat of paint. Arriving on a Sunday evening check in was easy and I specifically asked about anything else to pay being aware there is a resort fee but was told everything had been paid so I was given room card keys. On Monday morning relaxing in the pool was interrupted by I guess was a manager and two other people in quite a heated discussion in which the man didn’t need the job or the money and the conversation remained heated for the next twenty minutes or so. Tuesday after a nice day out found ourselves locked out of the room and after a trip to reception they seemed just as confused as me but sorted they key. Friday on return we were locked out again and after speaking at reception I was out on the phone with a man who told me they had only received payment for one night and the security deposit. This was not correct as all payments had been made. On talking with the man it came to light that all payments had been made except the Resort fee and the security deposit of $350. I knew nothing about the security deposit and had nothing in my paperwork to show it had to be made. I paid the resort fee as I would have done on check in had they got it right the first time and a$300 security hold on my card to be released on checkout as I was halfway through my stay. They next few days was spent playing key card lottery but thankfully we were ok. The room could do with updating as it was looking tired and there were a few loose floor tiles, bugs in the sink and bathroom. The sofa and chair could definitely do with an upgrade and not the nicest to sit on. Pool is very clean and the surrounding area tidy and well kept. Brilliant location for Disney, Universal etc. the hold on my credit card took six days not including the weekend and not on the day of checkout as I had been informed. Staff on reception were friendly but seems to lack any idea on what was happening. I had asked for a receipt for the resort fee and was emailed the entire guest list instead (interesting reading) before finally getting what I had asked for. Apart from the obvious issues it’s a great location but something is wrong at the property with communication tween staff and manager/ owners. Would I stay again? Not sure I think there are many better maintained properties in the same area and if they don’t sort out staff issues then I fear the Blue Heron will not remain in business for much longer.

Arrived at Blue Heron just 4 days ago and the resort is eerily quiet. Our unit 1-308 is situated right over the pool with views overlooking the lake and is quite something. The unit itself is looking a bit tired and in need of upgrading. The bedroom carpet is stained and the bathroom fan obviously hasn’t worked in a long time judging by the rusty fittings. The kitchen however is good with recent electrical goods and the living area is OK although the couches are getting on a bit. Car parking undercover is good and there isn’t a long wait for lifts. Reception staff are very pleasant and although it wasn’t their responsibility to replace a non working hair dryer, they contacted the owners and it was quickly replaced. However, on day 4 of our 3 week stay, we went to the pool for our morning sunbathe and swim to find a pump draining water from the pool. Maybe replacing a few tiles we thought!! Oh no, how mistaken are we. The pool is now completely drained and all the pool tiles are now removed. We spoke to a member of staff who said it is going to take 2 weeks to refurbish the pool and that all owners had been informed weeks ago. Shame no-one had informed us as we would have certainly cancelled and gone somewhere else. We booked through booking.com and have had dealings with Vacasa who apparently manage our unit on behalf of the owners. All is not lost as we have now booked aquatica tickets for 2 weeks obviously at extra cost to us. The problem of course is that it doesn’t open until 10:30 and is a 10 minute drive away and we usually swim and sunbathe earlier and go and do other things. It is what it is I guess and can see why we were not contacted as they would lose income. If you are coming here before I guess the 24th of September, please be aware the pool is out of commission. If you own 1-308, it’s a shame you elected not to inform us.

We spent 3 nights with my son. When we checked in, we started with a bad surprise: extra fees to pay. When we booked the room, we were informed about the resort fees but we were supposed to pay $15/day, not $18.95. The Desk told me that I had to call the third party to file a claim... And then, I discovered some other cleaning fees, this time a flat $50 for the journey, no matter the way of nights. First time in my life I had to pay cleaning fees in a hotel or even resort and the best of it is that no cleaning at all was made during my 3 days!! In another words, I felt a little scammed, this is not what I call hospitality... The family room isn rather big and when you are on a high floor (>5) and with a view on the lake, the location is nice. You can use a real kitchen with a fridge, microwave, oven, dish washer and hearing plates. The furniture is very obsolete and old fashion that reminds you the old age of these two towers. A nice refresh would be more than welcome! Free parking and free shuttle to go to the Disney parks are a nice plus even if we can consider we already paid for them included in the resort fees, right?! No breakfast at all.

I booked a 2 Bedroom/2 Bath condo back in October. On check in day I received a call from the hotel saying there were no 2 Bedroom/2 Bath units available. If I was able to, right then I would have booked at a different hotel. However, it was Friday on a holiday weekend, and it was imposible to book new accomodations for the weekend.
The unit was dated, dirty, and had bugs! Just Gross! The master shower drain, backed up into the tub, and drain slowly, leaving a slippery floor and soap rings in the tub. The caulk around the tub has mold on it.
The furniture was so nasty we were afraid to sit on it.
The tile floor in the hall and kitchen made your socks dirty whey you walked on it. The bedroom carpet had 2 iron burns on it.
There were bugs in the kitchen and the other bathroom. There were bugs in the microwave and dishwasher! There was also rust inside the microwave and stove.
The trim around the floor looked to have water stains and the paint was peeling. The front door had water stains on the inside and there were gaps that you could see to the outside.
It was obvious by the amount of dust on the ceiling fans, that they had not been cleaned in a long time.
One of the bathroom plugs had tape over it. There were dead bugs in the tape.
The unit needs a total remodel.
The property management said that they would waive the resort and clean fee due to the issues with our unit. The unit should have been free. If I could have given this room Zero out of 5 I would have.

We rent two rooms and they separate us into different towers. A huge inconvenience as they did not respond to our request to change rooms even during the week when the hotel was empty. They didn't change rooms because of the water heater that didn't work, not even so that our family could be close, especially for meals. They are horrible at reception and on the phone. The technician was attentive but showed the very old Boiler machine that couldn't help at all. Everything was very old: the stove, the refrigerator, the sofas, the door handles were falling apart. The Boiler only heats up for a bath. Other people take really cold showers and the hotel doesn't solve anything. My daughter cried from the cold because the nights were very cold during the two weeks she was staying there. I had to heat the water in the pan on the stove. We received the room very, very dirty. The pantry shutter was dusty from top to bottom. Thick dust. The balcony door looked like it had mud on the track, it was so dirty. Trash stuffed in the sofa cushion (biscuit bag I think). There was a lip balm too. Another guest's pacifier left in the room behind the side table of the bed. Carpet very dirty. The trundle bed in the hallway looked like a trash can. My son's glasses fell behind the trundle bed and when I took out the drawer to get them there was a lot of dirt, even an old mask lying there. On the sides of the washing machine it made you vomit if you looked at the dirt. I have photos. Inputs were replenished only once in 15 days. They told us to buy toilet paper etc. One night, the three elevators in tower one stopped together. I shouted a lot at reception until the security guard at the reception “appeared” to help with the pram and shopping. We had to climb all the steps with my baby in our arms who could no longer climb alone. Horrible. I had already chosen another hotel to leave from there but unfortunately my family had made some purchases online and the delivery deadline was one day before leaving the hotel, they were unable to change the delivery address for the purchases. The only reason not to run away from this dreadful place. I seriously thought about cleaning after I couldn't change hotels after the children's online orders but there is no vacuum cleaner to clean. Just a broom that would make our allergic crisis worse. How could I clean the bedroom carpet and all that accumulated trash with a broom and dustpan? No cloth, no bucket, product and especially the vacuum cleaner. A terror on earth called hotel.

We checked in and were assigned Room 908 in Tower 1. The room smelled horrible, very mildewy type smell. We found black mold in both tubs and along wall boards in several locations but especially in bedroom closet. Dresser drawers in bedroom and bathroom were all cockeyed and didn't open/close. Lamps and wall fixtures were broken. The toilets were dirty and floors were sticky. The carpet was extremely dirty and stained. Several broken tiles in bathrooms. I called the office with concern we'd be charged with all these damages and was advised to "write down all the damages and bring the paper to the office" After looking around more and finding dirt caked up in all corners and at floor boards as well as actual dirt inside dresser drawers and throughout the kitchen, I returned to the office to see if there was a "clean" unit before deciding whether or not to leave all together. We were given keys to Units 604 and 603 both in Tower 1. Unit 604 was a little cleaner but still had rank smell. Found unit 603 was the best out of the 3 units but was still dirty and dated. I had to clean all surfaces before moving our things in. We always wore flip-flops in the unit as going barefoot was not an option. I had to line all the dresser drawers with paper towels since the drawers were so dirty. All of the furniture in this unit was extremely worn but at least there were vacuum marks on the sofa so I assumed it was recently vacuumed. The smell was not as bad and kitchen appliances looked fairly new so we decided to stay. It was late and we really didn't want to set out to find a new location. The washer in the unit worked fine but the dryer had no heat so it took 2 hours to slightly "dry" the clothes. BE AWARE...these units are nasty. With all the hotel options in the area, think twice before staying here unless you want to clean your unit before moving in. They charged us a $50 "Cleaning Fee" upon checking in which was laughable since these units are NOT cleaned. The traffic outside the Blue Heron is very heavy 24 hours a day. Very difficult getting in or out of this resort. With all this said, it was located fairly close to WDW, had covered "free" parking and a reasonable nightly rate. Just depends on what's important to you when you travel.

We arrived on Friday at 8:00pm, well past the checkin time of 4:00 and had to wait another 1/2 hour as they said the room wasn't ready and needed to be cleaned. Coincidentally, when we returned in 30min, I overheard them telling the next couple the same thing.
When we got upstairs to the room, I turned all the lights on, first thing I noticed was the dried on food stuck to the cabinets. The first thing my wife noticed was the cockroach on the countertop. She screamed at the top of her lungs and instinctively killed it.
There was no way we were staying there and risk bringing home cockroaches in our luggage. I went downstairs, explained what happened and the staff immediately returned our resort fee. He explained only a manager could authorize a total refund and said he would be in the next day, Saturday.
In order to get a refund, I have to call hotels.com and get them to contact the hotel manager for approval. Hotels.com has been helpful and friendly, but everytime they call the hotel, the manager, "Phillip Russell" isn't working and they say to call the next day when he'll be in. Finally I got an email from hotels.com saying the resort refuses to return our money.
I've now disputed the charge with my credit card and will continue to work with hotels.com on this
Skip this shady "resort" at all costs. I should have taken a picture of the dead cockroach.
