visitied hotel boulevard on the 9/1/2015 for my boyfriends 21st birthday, booked through wowcher. 5 mins walks from lido water bus stop, right next door to a supermarket, cheap nibbles and wine! room was quite small, however has enough space for clothes ect. no tea/coffee making facilities. breakfast was really good. inc, cereal, croissants, jams, french toast, bacon, scrambled egg,...

We stayed here 3 nights in January. Clean and comfortable. Good bed. Staff very helpful. Good breakfast. Very conveniently close to the Water bus terminals to visit the historic city. Wine in the bar, by the glass, very reasonably priced. Would be happy to stay there again.

This was our base for a 3-night break in January and, for the money we paid, we couldn't have wished for more. stayed here for two nights in January. Five minutes walk from Lido water bus stop and local restaurants and bars within easy reach. Hotel room is quite dated but perfectly adequate and clean. Staff were very friendly and helpful. No kettle for tea / coffee but minibar in room. Breakfast not bad, plenty of choice. Would definitely use again.

Great hotel was a 5 minute walk from lido water bus stop straight down the Main Street and a 10 minute walk from the beach. The hotel was clean, rooms a very good size and modernised too. Comfortable, clean and pleasant hotel within easy reach of the water bus terminal. Hotels in Venice are all rather limited because of the pressure on space, but this wasn't at all bad. The bed was comfortable and queen sized (two singles together). Shower-room was compact. Bring a kettle and your own items for making drinks. There is nothing at all...

If you're looking for big rooms and fresh up-to-date decor then this hotel isn't for you. The rooms are small, the beds small and the bathrooms tiny, but it ticks all the boxes for a B&B with friendly staff, good breakfast and decent location. It's not a 4* but I find that the rating system tends to differ in Europe...
