Both of us on a diet, so only wanted a couple of soups. WOW! The tomato soup was amazing. The pub was bright and modern, the staff couldn't have treated us any better. The toilets were modern, spotlessly clean and even smelt fresh. The menu had really good choice, so much so that we will be coming back again after our diet.

We have just arrived back from a two night stay at Rooms @ The Royal. We are a family of four and we traveled up North to see the Edinburgh Tattoo. We found it really hard to find a cheap enough place to stay in Edinburgh that looked nice and had parking so we looked further afield and found Rooms @ The royal. We paid £110 for two nights for four of us, Bargain!!! Wasn't expecting much but was very pleasantly surprised , we arrived late ish on Friday night, the barman/receptionist was friendly and welcoming.there was free parking over the road, he pointed out a couple of takeaways where we could get something to eat or there is a restaurant over the road, we opted to get a chinese. Our room was on the top floor and had four single beds, and a table with two chairs, a big tv and kettle, it was huge, the bathroom was also big, the whole place looked as if it had just been done up, and was really nice, we didn't hear any noise at all from the pub we all slept really well. There is free Wifi which kept my teenagers happy and a pub just underneath where we had a quick pint or two!! It took us about 45 mins to drive into Edinburgh the next day. When we got back the room had been tidied and the tea and coffee replenished. All in all we had a great stay would definitely stay here again when visiting Edinburgh.

Very suitable if you are driving and want to pick an intermediate place to sleep.
It has a free parking, the rooms are totally ok and clean, the staff are quite welcoming.
There is a chinese take-away nearby which is very convenient, and you can use the small kitchen in the royal.
But there is really not much to visit nearby.

having arived late i was taken to my room on first view looked clean and tidy ,but bed were the smallest ive ever seen certainly not for adult use. then came the bomb shell no breakfast, as i was told read the small print not what you want tyo hear after a 4hr drive infact they dont provide food of any kind or anywere to eat it .even the pub dont do food .so its a trip to a local shop for anything.being on a road its noisy and even with the heating on was freezing no sleep no food left disgusted at 2 in morning cudnt take anymore felt completly ripped off its worth no more than20 quid that would cover laundry and the one cup of tea you get.its not a band b or a hotel reasons above.its more a truck stop or bunkdown the camping experiance without the tent cold no food and uncomfortable bed.

Hi, thank you for taking the time to leave a review about your recent stay. Naturally, I am very dissappointed that It was not a positive one. I appreciate the fact that you thought the room was clean and modern. You booked a single room which states single bed. This is a standard 6 ft by 3 ft bed. I am sorry you found this too small. On both booking.com and our own website, it clearly states that we do not offer any catering on site. I am puzzled as to why you thought your rate included breakfast? I would be very interested to hear from you with regards to where exactly there is "false advertising"? With regards to the heating, again I can only apologise and I will certainly look into this. If you take the time to look at previous reviews on this site and on booking.com, you will see that your experience is not the norm. Regards Colin

The man who showed us to our room was SO nice. Made us feel really welcome. Really enjoyed stay, would defiantly book again. Clean and comfy room. Really good location. Good bathroom and the breakfast room is great.

A good sized room and large modern bathroom made us think thst this place would be ok.
HOWEVER an internal green exit light, a strange electrical beeping sound and the noise from other guests going up and down the stairs at 1.30 am meant I got no sleep.
I could certainly not recommend it to anyone.

Hi, I am delighted you enjoyed the room and the modern bathroom. I am sorry other guests were noisy on the night you stayed. The emergency exit lights has now been rectified as to keep the room in total darkness unless of course the alarm goes off. The strange electrical beeping I am afraid has got me puzzled! I Cannot hear this at all. You will see from other guests that the venue is held in high regard. It is a shame you were so disappointed. Anyways, enjoy your travels. Regards, Colin

Stopped for one night after a visit to Edinburgh. Lovely clean rooms and nice beds. The rooms were above the pub on a main road but were suprisingly quiet. There is free parking at the side of the pub and a local chippy up the road. The gentleman in charge of the rooms was helpful and polite. Recommended.

I choose this hotel for the convenience of location, it was close to family that I was visiting on the weekend during a business trip. I wasn't expecting much but was pleasantly surprised at how good it was. I was welcomed by Liz on arrival (as well as all the locals in the bar:) and was shown to a spotless, recently renovated room with a lovely bathroom.
Can't fault anything about my stay and would definitely choose this hotel again.

Very clean, helpful & friendly staff, bit of an issue with noise from the bar but thats to be expected and it stopped at 1am. Also could possibly do with king size beds as was a little cramped. Otherwise overall was a pleasant stay.

Whilst visiting friends we stayed here overnight. The room was big, clean and had everything you need. Tea and coffee provided, and a breakfast room available. Nice clean bedding and towels. Parking bays. I would recommend.
