Great service, great food, and great amenities to just sit and relax either poolside or overlooking the ocean. Room could use a little TLC though.
Staff:
Everyone you come in contact is friendly and willing to help in any way possible. Jonathan at the front desk in the main inn always had a smile and was always willing to chat about anything you might be curious about.

Food:
The breakfast in Ocean was amazing, didn’t have an opportunity to have dinner but was always packed. One MAJOR negative was that after Labor Day their was no lunch on property (either at the pool or main house). This was a major disappointment when you just wanted to nap and relax on the lawn or by the pool.

Room:
We elected to book the Ocean Bluff Suite knowing that it was up a set of stairs in back of the main house. Location was good as the view from the little terrace, and inside the room looked over the Bungalow Suites and had complete ocean views. The room had nice seating area, day bed and comfortable high end linens. HOWEVER, of the six nice size windows and skylight five of them had no screens so you could not open the windows to smell ocean air or hear the surf hitting the rocks. The sixth window HAD a screen however the handle to open the window had been removed. For the rate being charged it would be nice to have functional windows and a screen door. It was 50 degrees at night and we still had to run the AC unit.
Also for the price I was very surprised that the shower was a all in on fiberglass unit that you would find in a 2/3 star motel.

Will I return? Not sure based upon value received. Lastly their is a $35 per night resort fee for some water in the room, internet, and access to some bicycles.

We had decided to go to Kennebunkport for no particular reason except to escape the Kentucky heat and humidity, and narrowed our search down to the Cape Arundel Inn. The prices weren't bad when I looked and ordered up a room. Within 24 hours it occurred to me that the room was in the back of the property about 1/3 mile from the ocean. That wouldn't work. I moved up to a guest house room with a view, and before long decided we wanted more space than the Ocean Suite room had. That led to the King Suite with the ocean view. Fireplace and wine cooler included. Each upgrade was handled via a phone call and they humored me along the way as my wallet thinned out.

The location was great for a short trip to town, and peaceful enough to just watch the ocean, walk on the sidewalk, and never turn on on the television.

At the second to last day I discovered my wedding band was missing. I knew it had to be in the room somewhere and we turned the luggage inside out and scoured the room. When we left I told the front desk and asked them to search for it. Came in the mail two days ago!

We ate well, if expensively, on the property and enjoyed the area. If I could add two things to the room, a small refrigerator and a microwave would be nice. (The new Nespresso machine they had was quite good.)

We spent 3 nights in late April at the Cape Arundel Inn and Resort. As we drove up Ocean Avenue, which is just incredibly beautiful and came up to Cape Arundel, we were totally delighted with the location. It was just picture perfect, and exactly like the photo on its website. We were staying in the Main house and our room had a little balcony facing the water which was the icing on the cake! The staff were friendly and efficient. A big thank you to Emily at Guest services for excellent restaurant suggestions as well as making the reservations for us as well as recommending local hikes and trails. The restaurant at the Hotel was not yet open so breakfast was delivered to the room - although the continental breakfast was really nice, I am sure eating a warm breakfast at the ocean facing restaurant would be infinitely better. Will gladly return to Cape Arundel.

We recently stayed at this hotel and were disappointed from our first stay in 2019. We noticed a severe personnel shortage and felt there were really no employees around to solve the smallest of issues, never mind any larger issues.
We stayed in the club house, which I would never recommend. The room was in disrepair and needs an overhaul due to wear and tear of all fabrics and finishes. Our shower did not work properly. The pipes were banging and making a loud noise when we would shower. The sink was clogged. The building is a remote location and has no security during the day or night. There is no entry key needed to enter the building and without a front desk employee to watch the goings on, we felt anyone could have been right outside our door when entering the hallway. By the way our door lock was another issue…not working properly! No employees anywhere to be found. Getting an extra towel was nearly impossible and my husband had to resort to using a hand towel after his shower. In fact the only employees we got to see regularly were the cleaning staff, who were very lovely. .
We asked for a room change or better yet a room at one of their sister hotels in the area, nothing was supposedly available.
The restaurant, Ocean, was a far cry from what it was during out first visit. We tried it for breakfast one morning. A $60 price tag for less than average eggs and very dry and stale toast, rubber bacon, sad little pat of butter and a sloppy blueberry jam mixture did not make an impression on us despite the beautiful view. We cancelled our reservation for a well anticipated dinner right away.
The highlight of our stay was a water color class we took with a lady named Diane. It was the most enjoyable two hours of our stay. We stumbled upon the information about the class online. We would have thought it would have been offered at check in but how would that be possible with no employees to welcome us. We literally had to hunt down a person to check us in. The poor young lady was out of breath from running back and forth from the main inn to the club house. There is no one to assist you with your bags and be aware you need to be able to carry them up a steep and winding staircase alone.
There was also no concierge available, they suggest to email the person if you have a question. We felt this was ridiculous. A hotel such as this should have an employee available to help answer questions and advise guests about local activities.

Overall a huge disappointment. The beautiful location and view from the main inn cannot make up for the severe disconnect and lack of employees to welcome you and assist you with any issues that may arise. For the price of the Inn, our accommodations were like staying at a roadside motel. Sorry but it is the truth.

It was a disastrous stay for us at the Cape Arundel Inn. We had NO PHONE in our room, so I had to walk down to the front desk to communicate everything. One the first day, there was a mixup with servicing our room. The housekeeping person thought we were checking out after our first night, so she didn't clean the room all day. Maybe we should have. It was very difficult to book a restaurant reservation despite paying almost $1,500 a night for the room. We finally got a dinner reservation at 8:30pm on our last night. The menu was so limited that we wondered why we made the effort. Overall, it was a terrible experience considering the the cost. We love Kennebunkport, but will never waste our money on Cape Arundel Inn again.

Kennebunkport has so much to offer, despite it being small (which is probably what adds to the charm). Great food, amazing views, lovely shops and warm people. Our stay at Cape Arundel was a reflection of that. General Manager Emily took great care of us and made our stay extremely memorable with her hospitality. The room was everything my wife could have hoped for (hearing the waves, having the ocean view and a fireplace are hard to beat), the rooms seem very recently been decorated or just extremely well maintained, our bungalow room was lovely. Great area to enjoy a morning walk and I'm sure everyone can't wait for the restaurant to re-open late April. But still the chef gave us a little taste through the breakfast service that is currently being organized (all Covid proof), so that was another plus! Overall highly recommended.

5 stars truly is not enough to rate our experience as guests at the Cape Arundel Inn. An absolutely beautiful Inn with breathtaking oceanfront views. The front desk staff could not have been more accommodating. We checked in a bit early and were greeted with champagne and a warm and welcoming reception. Our room was just beautiful and well stocked with bottled water and an adorable expresso machine which we enjoyed in front of our gas fireplace each day. We savored an absolutely fantastic meal at the signature restaurant Oceans with stellar service by our server Topher who went above and beyond to make our dining experience just so lovely. We loved sitting on the front porch sipping a cocktail or morning coffee each day enjoying the beautiful flight of sailboats and views of Walkers Point. We also enjoyed the stunning guest house tucked privately beyond the Inn with a beautiful bar in a stunning oak parlor stocked with games, books, billiards as well as a peaceful screen porch overlooking the equally peaceful pool area. The General Manager, Emily is so kind, accommodating, professional and well suited in her capacity. She went so far beyond to make every aspect of our stay absolutely astounding. We have stayed at many 5 star establishments but I cannot imagine a more memorable and fantastic place exists than the Cape Arundel and we cannot wait to return!

The majority of rooms at the this hotel are located on 8 Fort Avenue - NOT 208 Ocean Avenue. This is an alley behind the Inn featured in all promotional materials. This requires you to drive to the 2nd location with no views other than the parking lot.
The desk staff acknowledged it’s misleading and should be better advertised. They even have the gall to include a postcard of the Ocean Avenue location with your check-in materials. I asked for a post card of the back alley we are staying in and they don’t have any- no surprise.

Dear JR21L, I am saddened to read the details of your experience from your recent stay with us, sharing after only an hour of arriving and having limited time to experience our incredible resort property. We have 29 rooms onsite, 14 at our Main Inn campus, and 15 at our Clubhouse which is indeed located at 8 Old Fort Avenue. The Clubhouse is located in a beautiful residential neighborhood and is just a short 5 minute walk away from the Main Inn campus. Amenities are shared between the two campuses, with golf cart transportation provided between the two. With the uniqueness of our property we make every effort to communicate the location of the Clubhouse rooms and the amenities offered at each campus. Our website is structured to show the different experiences available by campus and our online booking pages and confirmation emails explicitly explain the location of the Clubhouse. I am sorry to hear that despite our best efforts you feel that we have mislead you. I hope that in the future you will choose to visit our property again and choose an experience that aligns more with your preferences. We stayed here on the final two nights of our first trip to Maine.
We chose a “bungalow” room, with a small patio overlooking the Atlantic. The room was beautifully decorated, spacious, with a modern bath…..and a bottle of our favorite champagne. The breakfast items delivered to the room each morning were just right to start the day, along with coffee made in the room. The front lawn is spacious and well landscaped with plenty of Adirondack chairs. The front porch has seating with views of the Atlantic. On the second day we made our way back to one of the annexes that had the pool, plenty of lovely seating areas inside, around the pool, and in a screened porch. My husband was able to play some pool on a beautiful antique table. On our final night, we ate at their restaurant and it was also worth the splurge. Food and service were excellent and each table has at least a partial ocean view. Each night after dinner, we would sit on our patio, bundle up in blankets provided, and finish our bottle of wine while watching the moon, stars and ocean.

Been going to this property for years. Just returned from Anniversary stay. Great location, clean, and hospitable Ocean restaurant was superb with fantastic ocean views.
First time guests will find this property amazing. Returning guests however will find a little disappointing. Used to offer complimentary glass of champagne on arrival, full breakfast for guests, afternoon wine and cheese, and pool service. These little touches that made this property very special was for some reason discontinued.
My advise is to return these services even if you have to raise price a bit. Then it will be truly a first class experience as it was previously!
