This is a beautiful hotel on the water with a lovely view and a very good restaurant. This hotel is very small— it’s a boutique hotel. It is a self service hotel. To check in you use an app and use the app to access your room and the elevator. The front desk Manager is hardly there. If you need something you have to call the main number and speak to someone at their sister property. The rooms were clean I did not find the bedding to be of high-quality the pillows were very lumpy and the comforter was not plush. The room was nicely decorated and had everything we needed, but I believe they fell short on the bedding. The hotel is in a great location walking distance to everything. The restaurant is very good we ate there twice. When we went to check out we received three separate emails with three different amounts when I went to the front desk to ask questions about my bill there was no one there. I had to call a sister property when I got home to resolve the issue. They offer breakfast buffet which really means muffins yogurt juice and coffee. They did not offer decaf coffee which is what I drink and I found that very disappointing this is the first hotel I’ve ever stayed at that doesn’t offer Hot Brewed decaf. The bottom line it’s in a great location with a nice restaurant the rooms are just OK it’s not worth over $500 a night. I’ve stayed in the number five star resorts around the world and the quality does not measure up to the price.

I sincerely appreciate your feedback regarding your recent stay here with us. Our entire team strives to provide each and every guest with a truly memorable experience and feedback from guests such as yourself is invaluable. While, we staff the front desk daily, you are correct in that we utilize the front desk at The Kennebunkport Inn, located right down the street, to ensure coverage 24 hours per day. I apologize you were not able to find decaf coffee! We provide two additional coffee stations at The Boathouse, not including the continental station, so there should have been plenty of decaf coffee. I will personally review your feedback with our entire team to ensure we are delivering a great guest experience! We hope to welcome you back soon!

The BoatHouse Waterfront Hotel is in a great location-you can leave your car in the parking lot and walk to all the shops and down Ocean Ave. The staff were all very helpful and friendly. The lobster room that we stayed in was very unique and delightfully decorated-a very comfortable room. A bag with breakfast items was dropped off each morning and was plenty to start the day off. We look forward to staying there again. June and Joe B.

The rooms are posh, the restaurant superb, the staff professional, kind, and efficient.

The river view balcony room is almost overwhelmed by the king sized bed.
There is a wonderful vaulted ceiling and large double balcony doors. The bathroom is deluxe with a glass swinging door for the large shower area.
There are only 12 rooms in the main inn. Their second floor location is reached by stairs or an elevator.

A 2 hour kayak rental is included + other amenities at sister properties.

The buffet breakfast is comprised of bagels, muffins, fresh fruit, cold cereal, and hard boiled eggs + coffee, tea, and juice.

The restaurant fare was so good I opted out only one night. Every item (i.e. lobster, crab, clams, bacon, potatoes, rolls, coleslaw) was the best quality prepared in an excellent manner. Butter poached lobster and pan seared halibut were especially outstanding. The 4 seating options are ideal: tables with umbrellas on a large deck, bar, dining room with huge window walls, and a screened porch. One caveat = no reservations. However, any wait time is worth it!

An amazing variety of shops and more restaurants are within a 5 block area. The narrow river is traveled by kayaks and boats of all sizes.

RideMaine is a local taxi service comprised of deluxe golf carts, sedans, and vans.

Stay at the Boathouse and enjoy Kennebunkport!

Let me first begin by saying we are frequent visitors to Kennebunkport and at this point have stayed in many of the hotels that are part of this grouping of resort properties (The Kennebunkport Inn, The Grand, The Yatchsman, etc) many times. We decided to stay here as we were going to be joining the party on New Years Eve. The general housekeeping of the hotel left much to be desired. The carpet on the hallways upstairs had continual footprints that came from the staff areas that were simply not vacuumed. The housekeeping services of our suite were horrible. We stayed 4 nights, 2 mornings that we would have expected our room to be serviced we had everything from our trash not being removed, bathroom supplies not being replenished (soap, toilet paper, tissues), used glasses not being removed or replaced, the bed not being made... on the first morning there was a snow so when we spoke to the desk they apologized and said that due to the snow they were short staffed. Which I do understand but whoever came in and only made our bed that day happily took the $5 tip with doing anything else. On our third morning, which was New Year’s Day the person brought two new towels and didn’t do anything else including making the bed. Again they happily took the tip. We spoke to the front desk several times.

As disappointed as we were with the hotel, our restaurant and bar experience were fantastic. The party on New Year’s Eve was a blast and the meals we ate at the bar we truly enjoyed.

This is the hotel review:
My wife and I booked here for our honeymoon. All I can say is wow, what a mistake. When you book a waterfront room for over $400/night there are some basic expectations. This place met none of them.
The light beige carpet was covered in brown and red stains, the most prominent at the room's entrance, and was raised and wrinkled in multiple places. There was human hair all over the bathroom sink. Instead of disposable shampoo bottles, they had mildewed and rusted reusable containers in the shower. The bed also had hair on it. The chairs and sofa were covered in dirt and crumbs. The blinds next to the bed were damaged. And our "waterfront" room had a view of the parking lot.
We called the concierge around 8pm, shortly after we checked in. We told her how horrible the room was and asked for her to do something about it or get us another room. She informed us she was leaving soon, and that no one would be available to help us with our concerns. She apologized for the appearance of the room but told us there were no staff available to clean the room. Then she said the hotel were well aware of the carpet situation and that they had tried cleaning it, but nothing worked, and the next step would be "tearing it out and replacing it." Incredulously, we asked for the manager, who conveniently was "off today" (Monday in peak tourist season).
After a few minutes we went downstairs to the restaurant which was closed, of course with no staff, no room service, or take out options available.
We asked the concierge to have the manager call us the following day, which did not happen.
My wife and I hunkered down for the night and booked a room at a much nicer hotel in town and had a wonderful time in Kennebunkport.
Summary: A "hotel" certainly not worthy of a 3-star rating. In fact, it makes me question the star rating system entirely. It is a glorified Airbnb in character, although I have never paid money to stay anywhere with that level of filth or poor customer service.
I implore anyone considering vacationing here to AVOID.

I booked a suite with this hotel 6 months in advance, 2 weeks before my stay, they said my suite was not available and moved us to The boat water front, their sister hotel for the same price rate, 2 days into our stay they charged my credit card for the more expensive room, so I had a remaining balance of $717, they charged my credit card $1254. I went to the front desk, no staff or management, also emailed, staff was mostly new, none of the employees knew the wifi password, or could help us. No management or staff at the front desk our entire stay, I still have an outstanding overcharge on my credit card with no resolution. Very poorly run, very expensive, unpleasant waitress staff as well. Would not ever go back again, i stay in Maine every year and have always loved the hotels and accommodations, very disappointing with a huge unresolved credit card overcharge. Extremely frustrating

The hotel itself was great - room was awesome, great location, very clean. We dined in the restaurant and our server was extremely pleasant and knowledgeable.

But there was one instance where I was very disappointed with the service. When we booked our reservation i selected the option that included a “$50 restaurant credit” that we paid for at the time of the booking. When we checked in, the concierge was pleasant but did not know anything about the credit. Our server at the restaurant was able to apply part of the credit, and we had a remaining $10 balance. We thought- perfect, we will end the night with a cheesecake. But when we ordered it that night, the restaurant manager made it seem like I was crazy for trying to use my credit (that I paid for!) and made me feel very unwelcome. She said it all had to be used at the same time (first time I was told that) and was very rude. She blamed me for not getting a “gift card” when checking in. Not sure how that’s my fault. Everyone else was great but this manager was awful.

We arrived but never got the text to check in as they said we would get. Front desk seems disorganized. Got our room keys but never told us about breakfast that arrived the next morning on a hook outside our room the next morning. Carpet was stained and buckling. Bed was comfortable. We enjoyed our lunch at hotel restaurant but would expect if you were a $500 a night guest staying you wouldn’t have to stand in line waiting for a table. Valet parking attendants were very helpful and friendly. Must say it’s a good location for walking around Kennebunkport town. Enjoyed our balcony facing marina.

This hotel is beautiful the bar/restaurant is excellent and the views are excellent. It’s close to all the shopping and easy to get around town. My only issue is the service at 6 everything closes no one at the front desk we just came back from dinner at 6:05 and wanted ice no ice anywhere they said ice would be in the freezer on the landing but since we arrived here two days ago no ice has been in the freezer on the landing. Called the after hours number to get ice and it’s been over 1/2 hour and no one has come to deliver ice at first when I called they told me to go over to the warfside building and there should be some there but can’t get into that building. I’m sorry but we do pay for a service I would suggest they stock the freezer on the landing with ice so that patrons can get ice when needed.

We spent a night at the Boathouse Hotel as well as had dinner there. We were using the package available through May which provided a room and dinner credit. The hotel has a great location for walking through the town of Kennebunkport. Our room was very modern, spacious and clean. Dinner was delicious. The best mussels we have ever had. Service in both the hotel and restaurant was very good. We will definitely stay and have dinner again!

There were kids around when we were there. I’m not sure if they have accessories like play pens etc for children though.

The In Town Trolley is a great way to see the area by land and either New England Eco Adventures, First Chance Whale Watch company, Rugosa Lobster Tours and Schooner Eleanor are some great ways to see the beautiful coastline in the Kennebunks!
