We were so delighted with The Breakwater Inn and Spa - with the facility, the people, the food (at Stripers), the spa and our room. We were lucky enough to be assigned Room 17 in the Inn - which had a private deck/balcony overlooking paradise. We probably spent four or five hours a day on our balcony enjoying delicious coffee or prosecco, people/boat watching, and taking in the evening sunsets and night stars. The location was perfect located with restaurant choices close by for all meals, including the wonderful Striper restaurant located in the Inn. It is within walking distance of the beach (though it has its own little beach between the Inn and Spa from which we launched out kayaks and I swam). It is about a mile to town, making it close enough to be walkable, but far enough away from the crowds. Heading in the opposite direction of town, the walk around the cape is an easy and beautiful one as well.

Additionally, the wonderful staff at The Breakwater were so accommodating and helpful in making recommendations, reservations and supplying us with additional soap and pillows immediately upon request. They were friendly and helpful in every way.

The room itself (in addition to the lovely balcony) was well appointed and very spacious and comfortable. Wonderful pillows and linens adorned the bed and the counter with the additional sink (and refrigerator) immediately upon entering provided a place to put things down upon entry into the room. A mirror above the counter and sink provided a great place for one to get ready while the other is in the shower/using the bathroom. Two comfortable chairs and a table inside the room overlooked the river and just beyond the sliding glass doors were two adirondack chairs and a table on the balcony. The pillows were so comfortable that I ordered two the second night I was there so I could have them when I returned home.

The spa was also wonderful, serene, immaculate and comfortable.

This place is a true gem in every respect. I felt so lucky to have found it when looking for a short quick trip and can't wait to return.

My husband and I spent 3 nights here in Aug 2020 and found the stay pleasant. The rooms look just like the pictures so what you see is what you get. Our room was in a separate building than the lobby/check-in area but we didn't find that to be inconvenient like some of the other reviewers had mentioned. It's super close and a 2 minute walk so this was not a big deal at all. Due to COVID they did not have housekeeping come into the rooms but they did leave fresh towels and water outside the door each day, which is all we needed. The breakfast format has changed due to COVID as well but they did provide to-go containers that you could fill up with granola bars, muffins, fruit and juices, coffee, tea and water. We did not expect a luxury experience but we were happy with our choice. It had everything we needed. The huge plus for us was the bikes that you could grab on a first come first serve basis. We used those to get around a lot (highlight of our stay there).

The two things I wish they had done better was 1) explain to us what amenities were available for our use (we were confused about a few things) and 2) let us know what the rules around the Adirondack chairs were. We had no idea if we could sit out there and the one time we did it was about 4pm and we were told that we needed a reservation by the Stripers restaurant hostess.

My family spent a wonderful Father's Day weekend at the Breakwater Inn & Spa this past weekend and we just absolutely had to share our experience.
Check in was friendly and efficient, the rooms were impeccable, the sunset on the Adirondack chairs was breathtaking, dinner was exquisite, with a masterful culinary and mixology experience!
The hotel staff was very friendly and courteous, as well as very careful to maintain proper protective measures. Immediate care to wipe down surfaces after guests got up as well as masks & gloves prominently being used.
The entire experience was lovely and one could feel confident that all safety precautions were being followed in an understated manner so as to not spook the guests.
Looking very forward to our next stay at the Inn;)

In my visit to Maine, I was not disappointed by the beautiful view as it was late November and not too cold. The best part of my visit, were my nightly visit to the on-site, chef prepared meals at Stripers. During my stay I learned they use fresh ingredients in the on site prepared meals. I had the honor of tasting a freshly made cheesecake with salted caramel house made topping two nights in a row. In addition tot this, the homemade salad dressing is to die for. What touched me the most was the thoughtful nature of the Inn's Staff. Since rooms are not cleaned due to Covid while staying, guests can place laundry and other items outside their door on a tray. The items are removed before you can blink and new water and toiletries are replaced. In a world of Covid, they have done it right. I never felt unsafe or at risk while here. The staff placed a bottle of Mineral Water in lieu of the still water, one day which was extremely thoughtful. It was the little things that made my six days memorable. I will stay here again and recommend the onsite restaurant, this is a chef who loves what he does and you can taste it! During my stay, this forward thinking Inn, was placing covered domes for guests to enjoy a meal while outdoors but away from others and within site of the beautiful water view. The ambiance of the patio, with lit fire pits throughout the area, was a great place to enjoy a nice hot drink in 40 degree weather.

We stayed at the Breakwater for the weekend and overall had a pretty poor experience. The hotel itself is nice but the staff are not friendly. No one helped us when we checked in, we pretty much wandered around ourselves to find our room. After settling into our room (which was spacious, nice, and clean with a very nice view of the lawn), we went to Stripers for a drink. Asked to sit in the lawn chairs but they were "fully booked" for the weekend - no one told us when we made our reservation we would need to book a chair (?) 3 days in advance, which I would have done, let alone as hotel guests. We sat on the deck which has a beautiful view of the water and is a very nice space. However, 15 minutes has gone by, no one has paid any attention to us. So I finally get up and go into the restaurant to ask if we can order some drinks. A waitress looked at me and actually scoffed at me and rolled her eyes!! I have never been treated that way as a hotel guest in my entire life. Beyond rude, I felt extremely uncomfortable for asking to order a drink like it was my fault no one came over to us. It put an extremely bad taste in my mouth from the get go to say the least. Our first morning we woke up, the power was out so we were asked to move to their sister property. After packing up all our stuff, we arrive at the new hotel and they tell us the power is back and do we want to return to the Breakwater? At this point we have already packed up all our stuff so we are like no we will just stay here. The next morning we decide let's just stay here so we don't have to move again. We call the front desk to let them know, but they inform us there will be no one at the front desk the entire day and night at the new hotel............. Ok. So We decide to move back to the Breakwater... our third move. No one has done anything to really apologize, check on us, maybe offer us a complimentary cocktail for all of the trouble we've gone through staying there for one weekend and moving 3 separate times! It was really disappointing because we were so excited to visit Kennebunkport for the weekend and specifically picked the Breakwater for the nice lawn, restaurant, and location. Our third day we did go back to Stripers and the man that waited on us was extremely friendly. We got our lawn chairs (I asked the maitre de to let us know if any reservations opened up for the lawn but he never called us) I think because people canceled reservations due to the power outage.

First the grounds and room were great. The location is fantastic and I love the New England charm. The room was clean and the bed was very comfortable.

However, we were disappointed that upon our arrival, we checked in, took a shower and were looking forward to drinks and dinner at the hotel but were told that due to a wedding…hotel guests were not permitted in the restaurant, bar or lawn. I’ll repeat that…HOTEL guests were not allowed in the restaurant/bar/lawn. If I had known I was not going to be able to enjoy the hotel amenities and ambience I would have stayed elsewhere. The main attraction was the location/lawn and ambience and we were essentially forced to leave the property. Additionally, we stayed in room 10 and we could hear the wedding festivities well past bedtime (which honestly only irked us bc of the fact we were essentially kicked out earlier).

We were not told about the wedding and the stipulation that we were not able to eat at Stripers, have a drink at the bar or enjoy sitting on the lawn due to the hotel being rented out for a wedding when we booked or check in.

When we brought up this experience and frustration with the front desk she was unphased, unapologetic and when we finally asked for some money off our room due to the fact we weren’t able to enjoy the hotel to the fullest, she offered a measly “resort fee” of $25 off. I’ve stayed at a lot of hotels that double as wedding venues and I’ve never experienced a hotel so unaccommodating to guests that are paying money to stay at the location.

Had we been able to get dinner and drinks at Stripers and allowed to stay on the property our experience would have been much different. The next day, when we were able to fully enjoy the hotel, we had a great day. I would stay here again, but confirm there were no weddings or events that weekend.

Hugely Disappointing…..

Hopefully this review will help you avoid making the same mistake I made.

I was excited for a last minute getaway to Maine and saw the incredible pictures of the Breakwater Inn on their website. It looked like this amazing hotel that would be the perfect place for a getaway for my boyfriend and I and my sister who was joining us. Do not believe anything you see on their website….it’s a dingy hotel and you’ll be sorely disappointed if you’re expecting what you see on their website.

In addition, I was booking this the day before so called to ensure we could get a room with two beds as there were three of us. The person on the phone, Chuck, told me there were two queen beds and even described the property as a “resort”…..both very untrue. We got there and was checked in and were handed keys to the room and arrived to a room with only 1 bed. This was not at all what I booked. I specifically called the day prior to ensure there were two beds and I was told there were two queen beds. The only good thing was they did give us another room to make up for their error but I was still paying $350 for a hotel that looks like it should be no more than $99/night.

The hotel itself is so severely outdated that every ounce of it seems dirty. I’m not sure how you can ever clean a carpeted bathroom so wouldn’t even go in there without shoes on. I didn’t even shower there because I figured it was only one night and I would be better off showering at home where at least I know it was clean. The bed, sheets, and pillows were just as bad as the room itself. Could not wait to get out of here in the morning and was SO happy I only had to stay for one night. I was so embarrassed that I chose this hotel for our little getaway and was apologizing to my group the entire time for believing what was on their website and choosing this hotel.

For charging close to $350 for one night, this place is a total scam. Do not believe what you read online. My stomach dropped when I saw the sign on my drive in because I was sure this could NOT be the place I booked. The place I booked was a beautiful hotel on the water in Maine…this is NOT what you think it is so beware.

Probably one of the worst hotels on the coast of Maine for this price point. Good location, lovely lawn with views. But service was HORRIBLE! After 4 nights our room had still NOT been given fresh towels and so I finally asked front desk. Their response was pathetic. You need to request that. I’m sorry, I’m paying almost $400/night and you can’t give us fresh towels automatically? It would have helped to know this at checkin. Also the 3rd floor at the spa.. 😂 Hello 1980! It was very sad. As others have said, no restaurant availability until Wednesday night. And the free breakfast of old bread, yogurt, boiled eggs and juice rivaled that of a Best Western on Rte 1. All of it was very sad… we would have preferred The Colony across the street. We only chose the Breakwater cuz it was the only hotel in Kennebunkport on the water at this price that had 5 nights available at the time we booked a few months ago. Now we know why.

I have never before been moved to write a review, but the experience was so subpar. We showed up a bit before 9PM after a long car ride with a toddler and a pregnant lady. There was nobody available to check us in. We spent forty minutes calling all the numbers and looking all over the hotel. After going to the hotel across the street for an alternative (toddler! Pregnant lady! Very tired) to take a room, we went to check one more time to make sure we couldn’t check in and saw someone who looked like they worked there walking in. He had been gone 40 minutes. We asked if he worked there, he did, and he was finally able to check us in. But, he informed us, there were no linens for the bed. We asked him to bring them, and he dropped them off. So, at now close to 10 at night, we were making beds and trying desperately not to wake our kid.

The next morning, I thought there may be a silver lining. I had paid for the room with the full ocean view. Reader, the view was of a parking lot. We had chosen the upgraded room specifically because my son loves boats and we had been telling him for weeks that he would get to wake up and look at the harbor. At this point, I decided I had to speak to management.

I spoke to the manager and the first thing he did was tell me I was “loud.” I’m not accustomed to being insulted by management, particularly when I’m calm, but apparently the tone of my voice was offensive. Next, when I inquired about the room and the fact that the website advertised an “ocean view” and not even a partial view,he didn’t say anything. He also did not say anything when I said, “I can’t be the first person who has mentioned this.” They fully know they are misadvertising their property. In the manager’s defense, he offered to move us to a room with a better view for our third night only, but it only had one bed. That doesn’t really work for an 8 months pregnant person, husband, and little kid, so we were forced to stay in the room all three nights. It was a dark and depressing room with a view of the parking lot. Big bed, though. In apologies for the fiasco the first night, they removed the charges for the first night. They tried to make some amends, but it was disappointing to travel so far for something (a nice harbor view for three nights) and end up in something completely different.

Also, they do not make clear the difference properties. Perhaps the Inn building is higher rated, but the Spa building, where we were, was 3 star at best.

Postives: The view, sitting on adirondack chairs on their back lawn looking out to the harbor were breathtaking, relaxing, truly beautiful. You can have a drink while you take in the view, our waiter Keith was delightful. The restaurant on site is excellent for lunch (didn't eat dinner there but my guess is that its good). The rooms are a good size, bed was comfortable.

Negatives: the bathrooms desperately need to be renovated, they really bring the experience down. The toilet was so old I had to count to 5, one-one thousand, two one-thousand, etc.to ensure it would flush. The shower is a plastic insert, the cabinetry is so old. Also the breakfast situation is terrible. As it stands they deliver a breakfast that seems to have come from a local gas station. The hotel should charge less and provide a list of breakfast options, or charge a bit more and get it together. In contrast we stayed at a large B&B in Bar Harbor right after and despite COVID they were able to provide a great breakfast experience in their dining room.

I loved the view and experience on the back lawn, literally, will remember it forever, but the room was terrible for the price.

no pool or beach but just a short ride away is a beautiful beach full of sun worshippers, dogs and not too many seashells. Maine water is a bit cold but it sure does refresh.

Good morning Carol. We do not have a pool at our properties and there is not a municipal pool in the immediate area. However, we are close to the water. Especially the Beach House Inn located in Kennebunk. Parking/beach passes are required from June 15th to September 15th. Purchased from the town, the passes are $25.00 per day. However, as a guest of ours, you may sign out one of our guest use passes and even beach chairs. (We have a limited supply). I hope this helps you plan your vacation with us. I don't recall a library room, however it wasn't on my radar to look. The place is extremely quite so reading in any location will be ideal.

hi! I am curious about the Continental Breakfast; are there gluten free options?

Kind of but not really a complete meal, breakfast was yogurt, croissants, toast, bagels some cold cut meats and juices. Not much of a spread.
