The Edgewater Inn is located on Ocean Avenue in one of Kennebunkport’s most charming neighborhoods. We stayed at mabels inn and also ate at the lobster claw. The room was newly renovated and nicely furnished. The shower was wonderful with new tile and a rock bed base. The room was quiet and the staff was welcoming and helpful. The covid restrictions have altered the hospitality. You must request room service or towel changes. No one told us. The breakfast is terrible. We had the same cold muffin two days in a row with the same pathetic tiny cup of grapes and melon which was not fresh. It came in a paper sack. Really? Blame covid…but they could be more creative.
The parking is adequate which allows you to walk to town.
The restaurant was excellent. My 2+ lb lobster was perfectly prepared. What a treat!

Mabel's is located approx. a half mile walk from the busy downtown area. In the evenings it is quiet there. The West Quoddy 49 room was good sized with a pond and deck off a side door. Only downside is that they had to serve bagged breakfast due to the pandemic. Mabel's restaurant is right next door with good food close by.

We stayed at Mabel’s house for a four day trip to Kennebunk! It was an incredible stay. From booking to checking out, the communication and service was incredible. The staff is some of the kindest I have experienced. They were so helpful. The room was immaculate and the beds and pillows were so comfy! They serve continental breakfast in the mornings and pack it up for you in little brown bags and have a cute dining space that overlooks the pond. It’s such a quaint and quiet little inn and we loved it! It’s the atmosphere I dreamt of having when I booked the trip to Maine. Next door is the Mabel’s Lobster Claw, we walked over the first night and it was awesome. Mabel’s House is within walking distance of the main strip with awesome views of the river along the way. We had such an incredible experience—I’d recommend them a thousand times!

The property and rooms were very clean. It is located about 1 mile from the center of Kennebunkport (shopping area). They offer a very small breakfast (cereal cups and fruit, coffee/tea, OJ) for a very limited time in the mornings (2 hours). We wish that there were coffee and tea available, at any time but that doesn't seem possible because you only see an employee for a very small window of time in the morning. The check-in and check-out is contactless and so is the rest of the stay. It felt very impersonal. You never see an employee and there is no information about how to contact someone if you need assistance, except for the check-in email you get in the beginning of your stay. There isn't even a phone in your room. There is no personal connection. I was able to ask the girl who was at the desk, just during the morning hours for a change of towels but other than that, there wasn't anyone around. The rooms and bathrooms are very small and not easy to move around and it didn't feel very private because the walls are so thin so we were able to hear everything going on around us...including conversations in the room next to us. It was a little uncomfortable. Also, there are very few outlets in the room. My husband had one to charge his phone but I had to charge my watch and phone in the bathroom. :(. When I did speak to the girl at the desk about new towels, I asked about an ironing board because the room didn't have one and I had to iron on the bed. She said that the rooms don't come with one and that she may be able to scrounge one up but she wasn't sure. I also asked about some local suggestions/information and she said she really wasn't sure. There is not information about the area available, for reference. We were given a code for the front door of the house because they said it would be locked but it never was, even when we came in late at night. We didn't like that, from a safety standpoint. There was always a parking space available but know that they are very tight spaces so getting in and out of your cars, especially with belongings, can be a little difficult but it is manageable. Overall, it met our basic needs but we didn't have a relaxing/get away feel that you typically feel in your accomodations, which was disappointing and we hated the impersonal feel. It was very clean though. It wasn't bad but I definitely wouldn't stay there again.

My daughter and I spent 2 nights here for a girl’s getaway. The room was clean and ample room for two. When we returned that evening after dinner the inn was in darkness. We had to carefully make out way down 2 hallways groping for the lights. No Kleenex in the room, sparse towels. The TV did not work the first night. A maintenance man came and fixed it that evening, We had a continental breakfast served in a brown bag. No water in the general area, limited coffee. We asked for water both mornings and received some the first day…none the second morning. The air conditioner was extremely loud and cycled off and on all night…even with adjusting it. The first morning at 8:15am there was a maintenance man immediately outside our window trimming bushes and weed whacking. It was not only loud but the exhaust smell coming into our room was strong. The grounds were not well maintained at all and that was disappointing because the setting near the river would have been a nice place to sit. The picnic tables were rough and worn. We made the best of it but it sure wasn’t worth the high price we paid. The pictures on the website did not Mach what we witnessed this past weekend.

My sister and I spent a week at Mabel’s and it was just a delight! The house and our room was so clean and very nicely decorated. It felt like we were at a home, very warm.

The continental breakfast each day was the perfect mix of treats to start the day. Mabel’s lobster Claw is hands down some of the best lobster I’ve ever had and I will be back for sure!

I would highly recommend Mabel’s House to anyone looking for a cozy spot close to town but far enough away to enjoy the beautiful picturesque views of Maine.

Really love the place! Had a hard time looking for our room at first but they're very helpful! There's a free bike you can use. Room was lovely and we had a really great experience! Breakfast is included - muffins, coffee and tea. There's free parking and area is very quiet.

We stayed at Mabel's House for the first time for a 5 day stay. It exceeded our expectations. Room #42 was spacious, and comfortable. Mabel's is a perfect location, close enough to town but away from the hustle and bustle.
We used to stay at the "Inn" across the street, (won't mention name) but it has gone down hill and we wanted to try something new. We will definitely stay at Mabel's again. Staff is very friendly and helpful. Continental breakfast in the morning is fresh, and just the right amount of food. Easy parking and no extra resort fee charges. It is also next to Mabel's Restaurant which is our favorite. Thank you for your hospitality.

We had a wonderful stay at Mable's House. Alberto was excellent and helpful as was the other staff people we engaged with. It is mostly non-contact but they made sure you had an email in case you needed anything and took care of it right away, we were lucky enough to book an extra night when we realized we hadn't allowed ourselves enough time in the area. The rooms were nicely appointed and very clean. Definitely would visit there again.

Nice quaint little place to stay. Near Colony Beach in a peaceful part of town. Very clean and comfortable. Staff very helpful, nice little breakfasts ready for us each morning with fresh made coffee. Next the Mabel's Lobster Claw, a must place to eat!

Thank you for your interest in The Edgewater Inn. We have a ramp entrance at the side of the inn. We have 5 main level bedrooms, but do not have railings in our bathrooms.
