My family and I were fortunate to be able to spend the week of July 4th at The Grand Victorian, we had a great view on the ocean, The Pier, and the town square. Our unit was very nice and fully stocked with dishes, utensils, towels, ect. The manager Bill was very welcoming and suggested some great places to eat and places to see. We will continue to come back here, it's in the heart of OOB.

Had a great time at OOB. Rented Unit 301. It was very clean and updated. Two bedrooms and two baths with comfortable beds. One on site parking space and one a block away. Great location. Owner easy to work with. Will rent here again.

Rented a 3 bedroom unit on the fifth floor through Chris Kelley at Apex Rentals. We were really happy with the service we received from her and she was very friendly. This was our second time renting at the Grand Victorian. We stayed on a lower floor last year on the opposite side. We were overlooking Palace Playland this time and it was very noisy as it was last year when we stayed on the other side of the building but that is absolutely what we expected. It is in the heart of OOB at the center of everything. Bring a couple of fans and plug them in at night if the noise bothers you. I would much rather stay at the Grand than any other accomodations in OOB. The condos are spacious, the pool and exercise room are never overcrowded and you just walk out the doors to the beach. The staff were really friendly and helpful and always had a smile and a nice word to say to my children. We LOVE it there. My kids have been asking to go back again this year ever since we got home and frankly, I'm seriously thinking of giving in to them.

The beach was dirty and overcrowded. No one walking around was wearing masks. Honky took area- stay away. We stayed at Grand Victorian Suite 305. It was right over the restaurant where everyone was partying until very late. It is quite rundown.

We rented this condo from APEX rental. First off...awesome service. We had problems with the DVD player but Chris took great care of us and got us a new one as soon as she could. The 3 bedrm condo was great! Clean. Spacious. The location for the beach con not be beat...we were right on the beach, next to the amusement park. The park was really not an issue...what bothered us more was the band that plays on the weekend. SOOOO loud. Thank goodness the kids were tired. There is the train also that passes but that did not bother us too much. Beach is clean but the distance of shore to the water at high tide is very short. Nice people around. About 20-30 min away from the nearest Supermarket-Hannaford, 10min from a Riteaid. DQ, coffee shop is right there...OVerall would definately go back.

What a perfect week I spent with my 6 yr. old grand-daughter at the Grand Victorian #511. We took the 2 hr. train from Boston and arrived 3 blocks from the condo. My grand-daughter made friends at the pool and we invited them to front row seats for thursday night fireworks on our balcony. It rained one day, so we walked to a discount bookstore, bought a game at the toy store and some sweets at the candy shop. I can not imagine a more convenient location, on the beach and close to restaurants and stores. The condo was nicely decorated, clean and had everything we needed. I shall return.

I have been staying at Old Orchard Beach since I was 17 years old. I had been staying at the same hotel for 20+ years after I married and had children, however 3 years ago that location had some unexpected renovations and we needed to rebook fast. I found Chris from Apex online and right away she could not have been more helpful. My husband and I were in a panic, but she assured us she had the perfect location. We instantly loved the Grand Victorian and especially our room (305). The unit was impeccably kept, and very clean. We booked immediately. This past year was our third stay (already booked for next summer) and the unit was just as well kept as the previous stays. The owners obviously take great pride in this space and it shows. Cannot say enough about how wonderful the staff at the Grand Victorian is, how amazingly clean and well kept the room is and has always been, and how extremely helpful Chris is. Best place on Old Orchard, Can't wait for summer 2014!

Our three bedroom condo (unit 511) was very nicely decorated and very, very clean. The seven of us had plenty of space which included 4 teenage boys ages 14 - 17. This unit sleeps 10, however the unit did not supply enough linen and blankets to accommodate ten people. We also had to ask for more bath towels as there were only 5 towels for the seven of us. The front desk said it was the responsibility of the condo owner to stock towels and linens, but they did bring some extra towels up the next day. The kitchen was well equipped with everything you needed to cook. The views from our balcony were perfect. The ocean, the arcade, the amusements, the people watching were all great while having our morning coffee (and afternoon cocktail). The air conditioner worked well in the 90 degree heat wave. Almost had to wear a sweater inside after a beach day. However, other neighbors shared their disappointment that their units were suffering with broken air conditioning. The outer hallways are very warm as they are not air conditioned. The washer and dryer were a mom's best friend all week, especially with the boys changing a few times a day and having beach towels that needed washing.
The front desk and bell staff were very pleasant and accommodating. We got a very nice gift upon arrival which included stonewall pancake mix, syrup and a Maine cookbook. Very thoughtful and unexpected.
This location was great for the boys to take off and play at the arcade or amusements. There was a tennis court and basketball court down the street and of course the beach, shops and ice cream, etc. Our 5th floor unit was perfect to watch the fireworks.(every Thursday night)
The only thing that would make me not return is the noise at night. This location is great for daytime activities but at night it turns into a party scene into weeeee hours of the morning. This location is surrounded by bars and restaurants which have bands playing into the late hours. Now we weren't party poopers, but at 2:30am the sound of the people in the street, the music blaring and the motorcycle traffic was all too much. Oh, and I forgot to mention the train. Once we finally fell asleep, the ear piercing, horn blowing, window rattling train going through the area many times a day and night woke us up. If you are looking for a quiet, restful vacation, this isn't the place for you.

We stayed in the off season At the Grand Victorian. It was a treat. Chris Kelley out of Falmouth, MEmanages a bunch of units in the Grand Victorian and she makes sure her units are immaculate and well appointed. We had a ball. Thanks Apex!

We were on the Fifth floor - next to the elevator Dont remember the room number Our room had two views - street and side parking lot which did give a partial view of the beach. The Hotel had great access and very close to the beach and walking to board walk. Will definaely be a do- over!
