It's ok if you're in a pinch, can't find anywhere else or on a tight budget. We take our big Maine trip in May so this was just a quick 'pop in' and we couldn't find much to fit our budget last minute.

The cabins are rustic. Not cutesie, artsy craftsy rustic. Rustic as in exposed beams, creaky bed, rusty shower, garage sale furniture, bare floors, small TV. I can't speak for the motel rooms, we only saw our cabin.

I am not trashing the place so please don't get me wrong. Just trying to give you an honest picture. The cabin was a little rough, some stuff was very cheap-ish (dish soap was provided in a plastic cup in our kitchenette) BUT it was relatively clean, it kept us dry, the owners were very friendly, they have a nice pool that's open late and we had free wi fi. Overall we were comfie for one night.

I only paid 105, they didn't charge us for the 2 kids. I have to say, if I'd paid 150 a night for what we got, I would have been a little harsher about the conditions. But for 105, to be treated well, have a clean, dry place to sleep that is relatively close to the beach and a nice pool to cool off in after a long day -- it suited our needs.

OH and one last tip: The owners also offer free shuttle service to the beach, which is nice. If you choose to walk (we did) then I'd recommend using the main road. Some of the side streets to the right are a little sketchy. My 12 year got to see her first drug deal as we scurried past as quickly as possible (yay...not). After that we avoided that neighborhood and our walks were enjoyable.

Pros: Walk was convenient to the beach and cottage was quiet. That's about it.

Cons: The Mattress was more stiff than a sheet of plywood. Sleeping on the floor would have been a better option.The kitchenette we were promised did not exist in our cottage. The AC unit was under-powered, so the cottage always had an uncomfortable muggy feeling to it. Also, because of the AC, we chose to sleep on the futon that was in the kitchen. While it was more comfortable than the bed, it certainly wasn't a restful sleep.

Our cottage was behind the office in was appeared to be a construction zone. Not exactly quaint. Our bathroom didn't have a sink and was barely big enough for the door to open. Any smaller and the door would have hit the toilet. The only ventilation the bathroom had was a difficult to open window. Our shower stall looked like its best days were far behind it. The enamel was half-gone exposing the metal on the floor and around the drain.
The quality of the bathroom extended out to the rest of the cottage, which to me, looked like a retrofitted extra-large shed that you could buy from Home Depot. The floors looked hastily laid down, with gaps between the ties, electrical quickly modded in for lights and plugs. I understand fully that for what we spent to stay 3 nights here would have been the price to stay 1 night in a high end hotel. However, that's no excuse to provide barely passable accommodations. I have doubts that some of what I saw was even legal.
Service was also an issue, and this really bothered us. We came back after a day at the beach and checking out the town to discover that the staff had came to our cottage to do whatever they do, and left the door open. All I had to do to open the door was to barely touch the door. Anybody could have walked right in at any time. We were very uncomfortable with this to say the least. Also, the staff never left any notice of what time they come around, so we had no idea how long they cottage was completely unsecured. We ended up leaving a night early just so we wouldn't have to endure sleeping there any longer.

In a nutshell: No Kitchenette as promised, hot muggy room, stiffer than concrete bed, tiny and unventilated bathroom, and an insecure feeling knowing the door is unlocked all day. We will not be staying at the Pine View Lodge again.

We waited until the last minute to find lodging at Old Orchard Beach so we were limited in choices for our dates. We normally stay at the IHG chain inside and outside the USA.

We chose Pine View Lodge because A. The pictures gave the impression it was a decent place. B. The nightly rate although too high for this dump was within our budget.

We negotiated a price of $139 a night down from $159 a night and booked it for three nights. Miles the desk man was very nice and did provide good customer service.

We were given the choice (over the telephone) if we wanted a one bedroom cottage or a very small hotel room. So we went with a cottage for extra room.

The cottage was the middle of three lined up about 7ft off the Main Street. Traffic rushes by at all hours and at times you wondered if an automobile was going to come crashing in.

The lay out of the cottage is SHOT GUN. There is a cozy front porch that sits just about on top of side walk so any pedestrians walking by feel like they are on the porch with you.

Through the front door is the bedroom, IMO the best room in the cottage. It has indoor outdoor carpet rather new a small dresser two night stands and a double bed which had clean linens although bedspread was faded and dated.
From the bedroom is the sitting room with an uncomfortable futon a kitchen chair an a small flat screen t.v. This also where the closet is. Same indoor outdoor carpet. The last rooms at the back are the kitchen and the bathroom. These were by far the worst rooms in the cottage. The kitchen holds they only sink which is RV size and the only mirror 11x14 which hangs over the sink so you can do your hair in the kitchen. The frig was okay but had a broken door shelf. There was a coffee maker and coffee supplied but it seemed dirty so we did not use it. The kitchen floor was filthy! I spilled some water on it and when I wiped it up the towel was BLACK!
The bathroom was by far the worst room. I hadn't wore my flip flops in the shower since college! The paint was peeling off the shower the exposed pipes were rusty. The floor was gross but toilet was new and that was the only plus.
Outside the back door there is no light only light on the front porch. The back yard is terraced with gravel and patio stones and in the dark if not careful you could take a spill.
There is a plastic lawn chair and table. We were given a parking spot on Central Park Avenue which was no additional charge.
When we needed an iron and a lighter they were both provided promptly.
A cleaning person came in each day late in the afternoon and replaced soaps, towels and t.p. But did not clean floors or change sheets.
The paint made me think of lead, but I'm sure it was not but there were so many layers who knows.
The cottages across the street appeared newer and the pool was there too right on top of the street. But the grass is always greener on the other side I guess.
The walk to the beach takes about 9 mins. I carried my beach umbrella, chair and large canvas beach bag. When you get to the beach you enter at life guard station number 5 from Atlantic Avenue. It was not a bad walk at all. However, all of our friends and family entered the beach at lifeguard station number 7 down by the pier (coming from Paradise campground ) the walk was long to the pier.

If we had do visit old orchard beach again we would not choose pine view lodge perhaps we would try the light house across the street but surely the prices for beach lodging are high for the ice chilled ocean which is too cold for enjoyment unless you have a wet suit.

Overall good customer service at the shack near the beach.

The picture and what you get are a different place. No parking. We had to move a table to park. The manager sent text and at check out just walked and left. The door lock was an old bedroom gold type not secure at all. Bathroom clean but no sweeping

Went with friends who chose this place. Our room was not acceptable.Was so awful we immediately checked out. They were kind enough to give us a full refund. AC did not work. Bedspread had stains on it. Pillows were as flat as a pancake.Shower was extremely tiny and the plumbing was completely exposed. Looked like a 3rd rate handyman had built this place. Definitely needs updating.

This was a an excellent and easy place to stay for a quick girls weekend to Maine! Me and my friend found the place and staff very nice and a great location to travel around the area! The staff was incredible kind and made our stay great! It’s also really close to a Walgreens which was helpful.

We had booked this place only to find out that it was such a sham. Totally miss represented we had booked a cottage upon arrival they told us that that they were none available after we carefully reviewed everything on line. Management I cannot even tell any one how bad they were The man that we dealt with was like know one I have came across in my life he was so rude and obnoxious please I cannot tell any one what to do but be so cautious when booking this hotel there is so many nice places down there check but me smart and do not book the Pine View Lodge. In the end I know that you will thank me! Good Luck!!!!!!!!!!!!!!

We pulled into what we thought was the entrance to the office and drove through a very rough looking area with cabins. I was immediately uncomfortable and disappointed, It was hard to find out where the office was at first since the property is split up half on one side of the street half on the other but we found it across the street from where we were. When we checked in the owner seemed very nice, gave us the key, the code to the free WIFI, offered us free coffee. He did mention that he was doing some "property maintenance" throughout the area and that they would be working on it throughout the week which had me concerned right away, it was a vacation after all, last thing we needed was someone working outside our cabin. We pulled around to where our cabin was and became even more concerned with the tiny sandy driveway that doubled as the picnic area directly next to the road and a couple of scattered grills. the property was completely dug up and looked terrible, I understand people need to do property maintenance but as paying customers we should have been informed that it was going to be like this and unsafe since we have a 1 1/2 year old that likes to walk around and play outside. We went to our cabin which was on the main, noisy and busy road, again dangerous for a 1 1/2 year old, we walked in to bunk beds in the living room no couch, no kitchen just a small sink and a hotplate, locks on the door left a lot to be desired I mean they had sliding locks you would find on a bathroom stall. It wasn't dirty but it wasn't what was advertised on the website. There was a cut through next to our cabin that people were using and looking into our windows, the pool was across the street, again we have a young child, I didn't want to have to walk with him across the road every time to use the pool and there was no grounds what so ever where we could play outside. Our deck on the back of the cabin where we can sit outside and enjoy the day had a great view of the busy, main road, just what we want to see on vacation cars whipping by. I was so upset with the false advertising and uncomfortable with the area and the fact that my toddler had no where to go outside and it was plain unsafe that me and my husband actually went and found another place to stay that day!!! We would never come back.

Started off entitling this "Worst place I have stayed in my life" but that is not true. I went back-packing in my 20's, sometimes sleeping on rooves, sometimes sleeping in rooms with 2 beds, a sink and holes for windows and paid the sort of price you would expect to pay for such accommodations. I am still a no-frills type of person at 53, but this place was just appalling and, having looked at the pictures on the website again, I cannot reconcile these pictures with the place we stayed in. As someone else said, what furniture was there was tired and the overall decor shabby but this would not have bothered me had the "cottage" offered the basic facilities I thought I was paying $150 for! I booked a cottage that slept 4 people with a kitchenette, intending to do a bit of self-catering at this location before moving on to the motels and hotels I had booked for the rest of our road-trip. There was one plastic knife and fork provided; an extendable table shoved against the wall because there was actually no room in the property to extend it to with one chair provided; we had to eat with one person at the table and 2 others perched on the end of the neighbouring beds; the plates were nasty plastic things that scratched when you cut food up with the one plastic knife provided; only cups provided were paper cups.; there was no sink in the shower room so we found ourselves with me trying to cook breakfast by perching a 2-ring hob provided (no cooker as shown on the website) on the drainer unit next to the sink whilst my daughter washed her teeth; the shower was filthy and grotty - we did not use it - and the curtain in the shower room was 2 or 3 inches short of the bottom of the window so you could wave to your next-door neighbours exiting their unit whilst sat on the toilet; I had to brush sand from our sheets before we even got into bed and before we had visited the beach - nice! In the bedroom my daughter found it hilarious that there was a curtain which, when pulled back revealed an empty space behind it - no rail, hangers, cupboard, just a hole in the wall; there was no curtain on the kitchen window and no separating door to the bedroom so when the sun got up so did we; outside our cottage looked like a seedy trailer park - the sign above our door ironically saying "Closer to Heaven in a House by the Sea" - took a picture for posterity. Finally there was a note above the sink saying that there would be a charge of $50 if we did not do our washing up. With no plug provided for the sink or bowl to do the washing up in we had to do it under a running tap with soap squirted on the cloth.
As somebody else said, we were there to visit the beach and not to live in the cottage, so did not need a palace, but equally were not expecting a pig-sty. We stayed at a Super8 motel the next night for half the price with a really good free breakfast thrown in that knocked spots off this place.
Perhaps some of the other rooms are better - but having paid the top price of $150 I would be somewhat annoyed if that were the case. You will be surprised to know we will not be going back to Pine View Lodge and nor would I recommend that anyone else consider it. This was the second night of our road trip and filled us with dread about what was around the corner for us, but fortunately, the PVL was not representative of the rest of the places we visited which I will also be leaving reviews for.

When I go on vacation I look for quaint places to stay that are clean and have a friendly staff. I got both at the Pine View Lodge. New ownership in the last month or so and he was very nice and accommodating. These rooms are basic and cover the necessities. I don't go on vacation to stay in the room so dated decor and small rooms don't bother me. The bathrooms are interesting but functional. I think they were "modernized" some time in the past. My family and I will stay there again. We go to OOB to play at the beach...not complain about the room which was SUPER affordable and clean.
