The Oceanic Inn is owned and operated by Armand Vachon of Old Orchard Beach, Maine and has been in business for four decades. Most of our rooms have been recently updated with brand new beds, air conditioning, kitchenettes and more. The Oceanic Inn is located in the heart of downtown Old Orchard Beach approximately 40 yards to the beach with no streets to cross! In addition, Armand speaks fluent French for the benefit of our visitors from Canada and France.

Bumping up to 2 because the room was clean. It seemed apparent that their cleaning staff was working hard to keep it looking clean even with wore out paint, trim, doors, fixtures, lights, etc. This lodging is really best for a group of college aged kids or serious party people looking for a cheap place to crash after a hard night out. #8 had nice little fridge, microwave, coffee maker, 2 burner electric stove, sink, and small dinette with cupboard of plates, mugs, bowls, etc, big TV with a Roku. Beds and bedding weren’t up to quality of a chain hotel. Most of the pictures here must be ten years old because it is showing a lot more wear and tear these days. Older people or ones with mobility issues need to just move on as interior stairs are steep and narrow. Very good location to beach, pier, bars but be prepared for cruisers on the strip showing off impressive muffler and stereo decibels most of the day and night. Again, if you like that, it is great, if not bring earplugs, hit the bars heavily, or make use of Maine’s recreational pot laws to get to sleep. ;-) Little balcony on #8 was pretty fun for people watching. Did not hear any noise from other guests but we were on top floor. Parking was free but a little difficult to rearrange the double parking required. The little sidewalk breakfast place was good and convenient but it is not included in price. It turns into a sidewalk Philly cheesesteak, smoothie, and liquor bar during rest of day.
Again, it was clean but you have to be the right kind of guest for this place. It’s not the quality of any chain hotel/motel and it’s not a quaint B&B.

The location is good and the staff was very kind. Parking was perfect. I can tell they tried but there are some things I would recommend.

1. We were on the first floor and there was no deadbolt on the door or chain. It felt unsafe from the outside but we also have a 3 year old who I was worried about leaving on her own. (She knows how to work a lock) The chain would have been out of reach for her if it had one and an extra layer for protection from a late night wondering soul who might be a little too drunk to remember what door was theirs.
2. Needs new pillows so bring your own if that’s important to you.
3. Not good for really tall people. The floor in the bedroom was raised and I’m 5’9” and it was very close to the top of my head. Also no windows in sleeping area. Great for people who like it dark. Not great for people who feel claustrophobic.
4. No need for kitchen stove. The place is too small and there are no kitchen pots to use it. A simple microwave and mini fringe with bar sink works and would be safer for kids.
5. If you are a large person you will not fit in the bathroom.

I recommend this place for friends who need a good location and a place to crash after going to the beach and bars and that are still skinny and not too tall.

Location is amazing. Huge Awesome TV in living room with Roku. Unfortunately that is not enough to ever stay there again. Terrible parking, nasty Dumpster and bags and bags of returnables in the lot. Buildings are a complete fire and safety hazard. Outdated electrical and plumbing upstairs shower leaked all over one bed . Rickety stairs and balconies. Many guests were complaining they were afraid of the stairs and being able to safely evacuate in case of emergency. No pool as Kayak says on their site. One out of 3 beds were comfortable, but the sheets were dirty on the good one. The Captains house must have been gorgeous in its day, now there are holes in floors, ceilings. Our wrap around porch and back door were blocked off and fully packed with furniture, building supplies... beautiful double doors leading to entry hall, had loveseat in front
of it and flimsy chain, wouldn't take much to break in. Staff smoking and playing loud music while cleaning rooms, they were very nice though. Shared kitchen, which is very nice but also scary if stove was left on. The AC was very cold, which was a bonus.

We arrived at the motel and the owner showed us this studio room with fridge , stove , and double bed . It also was 94 degrees when we arrived and this old front porch that they turned into a motel room had no ac. The owner brought a old beat up air conditioner that we put in ourselves cause he was busy. We left it in for a couple of hours and it was still hot . Went back to the owner and he got a new ac and again me and my boyfriend installed it cause he had trouble using a drill . We were less than happy with the room. The stove was disgusting , there was soap left in the shower along with grunge on the shower floor . The bathroom has a curtain. No door !!! We figured we would make the best of it . We went to bed that night and I woke up with a rat running down the hall of our room which was horrible but then I wasn’t surprised because there was an overflowing dumpster outside our door. Didn’t sleep the entire night Had all the things to make coffee in our room but no coffee maker !! Went to the owner in the am because we had booked 2 nights and there was no way that we were staying in that room. He offered us another room after he asked me to draw the rat and actually was surprised at how I felt about the room. He gave us another room on the top floor of the house. 3 floors up with a rickety porch that he boasted about the view of the ocean but the porch was very run down and missing railings . The smoke detector inside had a battery pulled out . The hard wired ones looked broken , the ceiling fan you could not use because it was much too close to the tv and would hit it if the fan was on . The stove again was dirty . The bed was so uncomfortable and my boyfriend hit his head numerous times on the slanted ceiling above the bed . I went downstairs to get a couple of pillows and towels at 6:30 and a note said to call either of the phone numbers with any requests. Called numerous times with no return call . Needless to say this was such an awful stay. And on top of it I got a tick on myself in the room. I told the owner when we left about some of the other issues and he didn’t offer any kind of help

My family booked July 2019 and the stay was fine. When checking out we booked for August 2019. Nightmare!!! We arrive and the room is double booked and a family is already in our room. They put the 5 of us in a 12'X12' room for 1 night but they tried to keep us in that room. Not acceptable, they put us in the Penthouse unit. All was good again. Checking out we gave an $800 deposit for the Penthouse unit for July 2020. Checking on the reservation in Feb. 2020 we are told that the Penthouse was already booked, yes double booked!!! We are moved to the unit below the Penthouse then that room is double booked. I'm not kidding. These people have no clue how to secure a reservation!!!! Covid 19 hits so we decide to cancel the reservation more than 30 days prior to the reservation in July 2020. We are told by staff that a refund of the deposit is above her pay grade and the owner is the only way to receive a refund. We called dozens of times, sent messages from the link on their web page with no response. So we decide to call the credit card company and dispute the charge. When things went well, everything was fine but too many problems with the 2019 and 2020 reservations. They obviously have no clue how to run a basic reservation program. I believe they still use a pencil and paper.

Jeff and Shannon were incredibly welcoming and accommodating people which is somehow becoming a bit of a lost art in lodging these days. Check in was prompt and our gracious hosts were very informative and helpful with aiding us in getting our bearings in OOB. The room was recently updated with great beach vibes. Full eat in kitchen was a plus, unnecessary for our short stay, but good to know for future longer-term visits. Free wi-fi worked great as well. The location is hard to beat, close to the pier, mere steps from door to butts in sand and plenty of nightlife and dining around. Parking was easy, even with the hectic labor day weekend crowd. Will definitely be visiting again next season!

The location is amazing--just a matter of feet from the beach and just a couple minutes of walking into the center of all the happenings in Old Orchard, the amusement park, the pier, restaurants etc. The owner was very accommodating as we were not happy with our first room so he found us a room that worked. The staff was friendly and accommodating and rooms were clean. This was clearly a business hit hard by covid-19 and is trying to get back to where they were. We would stay again.

Super rude man called me prior to the confirmed check-in. He was expressing his unhappiness at the rate I paid for the room via a third party site. Really? They posted their property and called me to tell me they are losing money on the reservation? Then don't list it! He also informed me there is a $40 fee for a service dog. This is against the law...

I went to OOB for the ocean, the smells, the food, and a quiet getaway with my dog. I landed upon The New Oceanic Inn bc of its excellent location and they are pet friendly! The ocean is steps away. The room was exceptionally clean, it didn’t smell and the owners were so accommodating, wanting to do the best to please the guest. I will definitely visit again, maybe this time with my family. :)

Booked a suite.. got a large room with 2 beds, and a plastic accordion divider in middle of the room. Toilet against wall so you sat against it. Was asked if we knew how to use a roku so we can pull up our own streaming services as they had none. WiFi, so slow it barely worked. Bureaus with missing drawers, comforters were stained, on the inside and outside, AC full of mold, duck tape and water pouring into room due to rain. 6 electrical devices on one plug with adapter.. then the owner had the audacity to ask us to say we cancelled/no show for the stay, since we decided to leave after one night of hell, so he could potentially rebook it and make more money, since our stay was non refundable. We said no. He went to the 3rd party site we used to book the stay, and told them we never arrived. Thankfully I have pictures and the parking permit that say differently. We are not the only ones! One man left after being there a few hours, and friends of ours came in a day after us and left within 24 hours as well.
Place should be condemned. Pictures on booking.com are a lie.

"For 2 ppl, room 11 is perfect. For 4 ppl, the Captain's room has 2 bdrms. The upper deck has great view of ocean."
