The studio cabin has a queen bed in the main room with a small dining table, as well as a separate sleeping area with a set of twin bunk beds to accommodate up to 4 guests. Additional amenities include limited furnishings, a private bathroom with shower, heat and air conditioning, TV with cable, and Wifi access, plus a kitchenette with a small refrigerator, microwave and K-cup coffee maker. We have stayed here and we’re wonder how it would be since Sun Outdoors bought out the KOA. We were pleasantly surprised that everything pretty much stayed the same. We love that this is a smaller campground compared to many in the area. You can walk anywhere within the campground. The bathrooms and showers have always been clean and we see people cleaning them often.
They have a variety of sites. They have tenting, patio, padded, full sun, shaded/wooded, and cabins. They also have a great pool, large hottub, and splashpad. The hottub is 18+ only which is a bit of a bummer for our younger teen.
We also enjoy that they are on the trolley route so you can use that service if you don’t want to drive to the beach.
We have recommended this campground to many friends and continue to stay here yearly, several times a year.
No matter which worker we encounter they are always helpful and kind!

This was our first time staying at the KOA Saco. We wanted a simpler campground to stay at because we were going to be visiting the ocean quite a bit. This campground delivered with what we needed. We enjoyed it being a small campground, having a pool, having a hot tub, clean facilities and sites. They also had a trolley and it cost two dollars per person one way to old Orchard Beach. It would leave every hour. It is a close trolley and you do wear your mask the whole time on it. The ride was about 15 to 20 minutes with possible stops at other campgrounds on the way to and from the beach.
There was a few things that we saw that could’ve improved or been changed a bit. First in the pull through sites all of the fire pits were very close to the neighboring campers which was a fire concern for us at times due to the wind. When we arrived their Covid protocols were very clear and we were extremely happy with them. However, after being there we saw it was not always enforced in the same way with all of the employees. When we were leaving on the trolley one afternoon we saw over 10 people in the hot tub which was only supposed to have six.
We also saw many children driving golf carts throughout our stay which was alarming.
One of the nights we were told with five minutes to spare before quiet hours that we would have to stop playing an outdoor game which was completely understandable however our neighboring cabin played their ring toss game until three in the morning without ever being spoken to. This makes us believe that higher paid sites get to bend the rules. This did not happen on one night but two and three nights with the same cabins making quite a bit of noise as golf cart employees would just drive by and not say anything to them.
Honestly, we were happy with the campground itself for what we needed in our stay. However, we were very surprised with the lack of attention to the sites that were making noise into the morning hours which deterred our higher rating.

We have stayed at this campground several times and have always enjoyed our stay. This is the first time we have ever stayed in the front section with our camper. To our surprise we really enjoyed the front section. We were close to the pool for our son and had a spacious site. We thought we would have a lot of road noise but did not and that was a pleasant surprise. We had bathrooms and showers near us even though we did not use them.
The pool was heated which was nice. The hot tub was hot which is another plus. We do wish that kids would be allowed to at least dangle their feet or legs into the hot tub but I understand why they’re not allowed.
I do have two recommendations for this area of the campground. The first is to get one set of washers and dryers near those bathrooms. The second is to put a bike rack somewhere near the playground. Our son is too old for the playground but where our site was we saw many children leave their bikes in the middle of the road because that is where the door of the playground is. Many cars had to keep going around those bikes or coming very close to the kids on the bikes.
We had nothing but a pleasant experience with all the staff at the KOA and didn’t experience any difficulties on our stay.
This campground is about a 10 minute drive from the beach so we enjoy it because it is quieter than being very close to the beach.
The trolley takes $2 per person to ride each way and you still need to wear a mask. You do have to plan on making several stops while riding the trolley. Next time, we will drive our own vehicle and park in one of the $5-$10 lots that is close to the beach. The trolley drop off is right next to many of those parking lots so it is the same walking distance. If you want a beach that is quieter and less populated than the Orchard Beach I suggest the Pine Point Beach.
Overall, this is a fairly quiet and well-kept campground. When staying at a KOA you do have to expect there will be dogs and even occasional barks because they are known for being family and dog friendly. We thoroughly enjoyed this campground and it has everything that we need when we want to go visit the ocean. We will definitely be back again!

This is my first time staying at a KOA. Granted it wasn’t very busy because of the pandemic but I found this campground to be clean, quiet, well maintained, and accommodating with volleyball, basketball, horseshoes, heated pool, hot tub, and splash pad. They even had daily activities for the kids. Each site had a fire ring. The staff were all very friendly and helpful. There is a trolley that comes by every hour to take people to Old Orchard Beach. I didn’t get to try any of the blueberry pancakes because the restaurant was only open on weekends due to being short staffed (by the way, I thought there were a lot of employees but was told otherwise). I will definitely stay here again and look into KOAs in the future.

Our family of four camped here last month with a pop up camper. They offer an excellent Veterans discount (2 nites free from our 6 nite stay!) Our site had 30a and water but no sewer (which our camper couldn't have used anyway) The staff was very friendly and attentive. The campsites were clean and well maintained. They are very dog friendly. It has many amenities. we used the pool, hot tub and dog park the most. Bath rooms and laundry were a short walk (about 5 sites over from ours). We usually drove to the beach but parking there is very expensive and if you want to save a few bucks there is a trolley to OOB that runs about every hour.

My only complaint was the Wifi, it was horrible. we tried to stream shows and music at night and we couldn't stay connected for more than a few minutes. I know most people don't think about internet when they go camping but this is the 21st century and many families rely on the it for entertainment. When you advertise Wifi as an amenity it should work!

As this was the only problem we had all week I am looking forward to coming back here and to other KOA's in the New England area!

This place was the worst! Paid about $700 for three night in a Deluxe Studio cabin and left after only two nights. The cabin was filthy, There was dust everywhere and the filter in the air conditioning unit was black with dirt. The people next to us, in an identical cabin, had no hot water and a plugged up toilet. The cabins and sites are on top on one another. I sat at my designated fire pit, and the people on the deck in the next cabin were standing over me.

The place is loud...dogs are barking, people yelling, and cars coming in at all hours of the night. Called to speak to the front desk people about the condition of the cabin and the male voice on the other end of the line said, "I don't know what to tell you." The staff is oblivious to the problems and do little to address them.

There are several beaches a mile or so from the KOA, but there is no parking and if you manage to find a spot, it costs a fortune. The beaches are unimpressive and very crowded. Seriously, if you are going to spend this kind of money go to the KOA Bar Harbor on the water. It has bigger sites, is less crowded, and there is a park worth seeing. KOA Saco/Old Orchard Beach is nothing it advertises to be. BEWARE!

We stayed last weekend for a long weekend and had a couple problems but the biggest problem we saw was that these cabins need a deep cleaning. The floors need to be thoroughly washed, not just swept. The blinds were very dusty and dirty and one blind even had mold growing off of it. We were the first to stay in the cabin this year and there was no hot water, but they did fix it after we called the office to let them know. The staff there is great, and they do take care of every issue you bring to them, but we wish the cabins were more clean. We did enjoy our stay but if they cleaned better it would be a 5.

We used the campground as a base camp for a wedding and held our rehearsal dinner there. The staff was very accommodating and everything worked out better than expected. Special shout out to Donna who paid extra attention to us to be sure that things were just right.

We had site #152 and it was a pull through. Normally we don't care but since we've had some really tight back in sites lately, we thought we'd pay a little more for the pull through. It was spectacular. We were in a newer section of the campground, smaller trees between the sites, open and level sites with cement pads adjacent to them. We had a table and fire pit and they bring the wood/ice directly to your site - all you need is to ask. Wood is $9/bundle or $25 for 3 pks. Big huge sign at end of main street and also at entrance to campground which made it very easy to find. Store is small and has limited camping supplies, but all of the basics. Staff very pleasant. Donna was a hoot! The pool is quite small, but they do have a hot tub. There was a splash tower (currently out of order). You can rent bikes, golf carts by the day. There is a trolley that comes every hour to bring you Old Orchard beach and back. $2 per person, per trip. Definitely worth it as parking as difficult. This place is well maintained, workers were constantly out and about.
Will be back next time we are in the area again.

Koa is typically a known commodity. This campground has plenty of amenities we enjoyed. Pool, dog park, and playground. We arrived around 7:30 pm and everything was closed. No on-site food available despite being billed as having a restaurant on site. The office was closed therefore no help or firewood available. No guide to show us our site. The next day we inquired about the advertised on-site dining which was included in our registration packet. We were told it was not open due to staffing even though the hours and menu were part of our welcome packet. There is no security. Approximately 30 sites are outside the gate. As for a previous review regarding a site on a parking lot...they were not exaggerating. Site 10 is awful. We enjoyed our stay, but likely won't return.

2023 linen prices are $25 per bed. The queen and Full sets come with 2 sets of towels and the Twin come with 1 set of towels. All deluxe lodges and studios come with pillows and a bed spread on each bed. The cancelation policy is at least 2 weeks in advance for a full refund.

Hi there, yes there is electricity, but there is no water in the cabin. There is a faucet outside for your needs. I recommend if you need electrical outside of your cabin, bring an extension cord as you have to run it from inside the cabin to outside where you will need it. I hope this helps!
