While the hotel exudes a comfortable and updated atmosphere, some visitors have pointed out areas showing wear. The rooms are generally described as clean and spacious, particularly the ones with bayside views, though a few guests have mentioned a need for updates and issues with dampness.

The Cape Sands Inn along Route 28 is not far from from either a free public beach just down the street on "Standish Way", and also not to far of a drive from the Cap Cod Rail Trail for either walking or bike riding, along with many other close local attractions. From miniature golf to antique stores, restaurants, and it even has the only Hospital if needed just minutes down the road in the same town. We went just after the end of the Labor Day holiday weekend, so there were far fewer traffic issues, less crowds, and the hotel was extremely cheap for the location, while providing great options and very clean facilities for the money. We would highly recommend !

Cape Sands Inn in West Yarmouth, Cape Cod, is a wonderful choice for a relaxing getaway. The cleanliness of the property is exceptional; my room was immaculate, with fresh linens and well-maintained facilities. It’s evident that the management prioritizes a tidy environment.
The staff’s friendliness truly enhances the experience. From check-in to check-out, everyone was warm and welcoming, always ready to offer recommendations for local attractions and dining. Their genuine hospitality made my stay even more enjoyable.
Another standout feature of Cape Sands Inn is its great value. The rates are very reasonable for the quality of service and amenities provided, including a lovely outdoor pool and easy access to nearby beaches. This combination of cleanliness, friendly staff, and affordability makes Cape Sands Inn an excellent choice for anyone looking to experience the charm of Cape Cod without overspending. I highly recommend it!

We just stayed one night--family of four (two teenagers)--and it was as described. Our biggest concern with a motel (or a hotel) is bugs and the bedding/towels not being clean/comfortable and not having a bad or strange smell/odor. We had no issues--it was clean and a decent price. The beds are a bit soft, but again for the price it was good. We appreciated the bathroom sink being outside the bathroom with a longer counter allowing all of us to put our toiletries on it. The AC worked well too. We didn't experience the pool, but it looked nice. Overall what we expected from a motel without any surprises (which was good).

Stayed here with another couple the week of August 20th, 2023. Stayed here based on reviews. Let me just say the problems started at check in .First off the front office staff is not helpful at all. We had booked 2 king rooms but we were told only queen rooms were available, NOT WHAT WE BOOKED. Next we had 2 rooms on 1 reservation. We went to pay by splitting the reservation, each couple paying for their own room the front desk clerk said she would not do that. We had to pay all on one credit card because they weren't willing to split the reservation. I have done this numerous times at other hotels without a problem. As for the rooms they are in desperate need of a good cleaning and a coat of paint. The bathroom in room 214 is disgusting, mold on walls, stains on walls, scratches on the walls. A/C vent was rusted on the inside. Our friends room smelt damp and musty with mold around the fire detector on the ceiling. Same condition bathroom, except they had mold around the shower head. There is no housekeeping here. They do NOT replace dirty/used towels from the room unless you go the the front office and ask. Most places today bring clean towels etc. in a plastic bag and leave it outside your room. Not here...Also people are allowed to smoke both cigarettes and Marijuana outside their rooms, no enforcement of any kind of smoking policy. To me the photos and advertisements posted for this hotel were greatly misleading. I cannot recommend nor would I ever stay here again.

The property is located on Route 28 in Yarmouth just east of Hyannis. There are sidewalks on both sides of the road, a park across the street and salt marsh behind the property. It is an older hotel but has been renovated. All the best features of an older hotel are present, a large outdoor pool, a large in door pool, and a Jacuzzi. The room was equipped with a refrigerator, double the size of the usual cube refrigerators I usually see. This was my first visit. You can walk everywhere from here, restaurants, stores, etc. I only went out for breakfast, but noticed that you can walk to DiParma and even the Yarmouth House was just 0.9 miles from the hotel. The hotel staff stayed late to check me in and I was also allowed a late check out for an additional small fee. I plan on visiting again!

This spot met all our expectations but best of all in our week of traveling was the comfort of the bed and firmness of the pillows! I don’t know when hospitality services decided that everyone wants a soft fake goose down pillow!
We chose this location for the outdoor pool, which looked very inviting, but were so busy we never got the opportunity to sit and enjoy.

This is a budget hotel, so don't expect plush, modern accommodations. But factoring in what we paid for our 2-night stay in May, I rate this place 5 stars, as hotels tend to be expensive on Cape Cod and Cape Sands Inn features a nicely heated indoor pool, jacuzzi, and outdoor pool. Also, the room was clean and good size, the bed was comfortable, the shower was hot, there was a refrigerator and freezer in the room, and there was ample parking. We chose a bayside room, which was well worth paying a few extra dollars to enjoy the beautiful view of the marsh and hear the sounds of nature. Finally, we like the location in West Yarmouth, which is about the middle point of Cape Cod.

What a great find! Indoor and outdoor pools were great no matter what the weather. Fire pit surrounded by wooden Adirondack chairs. Not only charming but actually usable. Corn hole next to the fire pit. Very fun. Loved the balcony off the back, too! Sitting area in front of the room, too. Good use of small space (rack behind door that also has hangers, extra shelving in the bathroom to unpack all your needed health and beauty care items). Beds were very comfortable (not to soft and not to hard). Extra towels, toilet paper, and boxes of tissue available upon request. A few issues- the room always felt a little damp and the carpet felt a little damp. But, there was a dehumidifier in the room and a little note card saying that the rooms are damp due to being seaside. Also, the bathtub had a bit of a slow drain so, during your shower, standing water would build up. It would drain within 5 to 10 minutes after your shower ended. To be fair, we did not ask staff to address it because we just dealt with it. The bathroom did have a ventilation fan when the light turned on, which I appreciate both for ventilation during hot showers, as well as a sound barrier. Also, the seating was limited. But, we fixed that by taking one of the chairs from the front seating area into the room. All in all, great accommodations for our five night stay with a family of four.

We are a retired old couple in our 70’s and tend to take our vacations in June and October before and after the crowds have come and gone. We first stayed last June when I was looking for a place with a handicapped room for me darling wife who uses a wheelchair and a walker. The room was clean and update and the entire property is smoke free. They have both outdoor and indoor pools which have sparkling water. The indoor pool is nice and warm. The motel has excellent rates and is located on Route 28 in West Yarmouth. They do not serve a continental breakfast and the rooms do not have microwaves although one is located in the community room adjacent to the indoor pool.

I chose this place for the central location and the fact that they had somewhat recently remodeled due to the roof blowing off a few years back. Let's start with the positives. The bed was extremely comfortable, The room was clean. They have an outdoor pool, an indoor pool and a hot tub which were all clean and well kept and they offered towels at all locations. There was a nice communal fireplace outside area for guests to sit and visit. There were also chairs and a fireplace and several pedestal fire pits and with a nice view of the water outback that was nice though we would not have know about it without seeing it from our window. They should mention this area to the guests upon arrival. Now for the negatives.... The place needs alot of work, the air conditoners were very old and all a miss mash of sizes and styles for each room. The downstairs rooms with the bay view have pallets across the doors. These should have steps from each room down to the back yard area. There is a storage area past the fire pit that is a mess, this should be cleaned up and out of sight of guests, also the storage behind the indoor pool and hot tub could be cleaned up. The hose on the sink in the bathroom is twisted which caused it to leak all over the floor. The girls at the front desk seemed a bit irritated upon checkin but upon checkout there was a gentlemen there and one of the check in girls and the mood was completely different, laughing and joking . seemed like they were having fun which is nice to see. Overall, We enjoyed our stay, we enjoyed the flowers that someone puts alot of work into, and we enjoyed the Hotel and would probably come back Though it was a bit overpriced but i get it, its summer on the cape . They just need to focus a bit more on the maintenance to keep things going on a positive track.
