An 1860's farm house in the Easton Valley of Franconia. "As comfortable as your old slippers" said one guest. 3 single rooms for one person, 7 double rooms with either a queen bed or 2 single beds and a family suite consisting of 2 rooms and central bath, 1 with queen bed and the other with 2 twin beds. Nearby to Cannon Mountain ski area and Franconia Notch State Park. Children and pets welcome.

This autumn I spent two long weekends in a row here. It's close enough to the Vermont border that I was able to tour the Northeast Kingdom in addition to my usual jaunts through the White Mountains. The hospitality was fantastic as usual, as were the wonderful breakfasts. I always meet great people here from other parts of the U.S. as well as Canada and Europe. The owner Sue is a treasure. This is a very popular inn that has special rates for solo travelers and also allows dogs.

This was my second stay at the lodge. I was lucky to get a last-minute reservation during peak foliage season because this place is popular. The prices for a room with breakfast are the most reasonable in the area ($65 for a single rate) and are practically unheard of, especially seeing how hotel and inn prices have drastically escalated in the (near) aftermath of COVID. It's a large 1860s farmhouse with beautiful architecture inside and out, and simple and tasteful decor within. The breakfast is one of the best I've ever had in an inn or B&B, with items like poached plums and pears and homemade scones and apple sauce, cinnamon chip waffles, poached eggs, pancakes, hash browns, bacon, sausage, and an assortment of juices, cereals, and toast. Great coffee, too. The beds are very comfortable; the reading material in the den is outstanding and contains a lot of regional and antique books as well as children's books and board games; the farmer's porch is a treasure; and everything is so CLEAN. It was astounding to see so many stars at night from the spacious backyard, even the Milky Way. My room had a view of the cabin on top of one of Cannonball Mountain's three peaks ('Cannon Ball' 3, which was also the room's name). The owner Susan is remarkable.

For many years my friend spoke about the Kinsman Lodge, this weekend I had the opportunity to experience it. It was everything and more! The home is clean and very welcoming, it's a perfect place for a relaxing weekend away. The rooms are good size with comfy beds and good linens. Bathrooms are shared with other guests, which never was an issue. Waking up to the smell of breakfast in the air and freshly cooked muffins gave the already homey Inn the feeling of visiting your grandparents home!
Views and location both excellent, near Cannon Mountain, Littleton and Bethlehem. Fully enjoyed my visit!

I look forward to staying here every fall, and my expectations are always met. Great room, price, breakfast, hospitality, location, and views. (And it was peak foliage, luckily!). I watched the full Hunter's Moon come up over Cannonball Mountain and saw some great sunrises. The poet Robert Frost's summer home is only a few miles away, there's a new brewery in Franconia Village named after the nearby Iron Furnace, there's the famous Polly's Pancake House in Sugar Hill, there are great hiking trails within walking distance, and the airport down the road offers scenic glider rides. And of course, there are all those fantastic mountains! The owner Sue is the nicest innkeeper I've met in all my travels, and that's saying a lot.

Such a beautiful and relaxing place. Close enough to get to all the hiking trails, skiing, and sights but, far enough away from the hustle of busy towns. Situated with views of mountains behind the lodge and rolling hills in front. We loved our evenings of sitting on the front porch after a long day of hiking. Sue, the owner is so wonderful. She was wonderful to spend time with and felt like family when we left. This was our second time there and I look forward to going back.

I had another great stay at the lodge. It was the peak of foliage in early October, and I enjoyed visiting nearby Sugar Hill, Littleton, and a few Vermont towns and villages in addition to Cannon Mountain and the Franconia Notch Parkway sites. Sue is a wonderful hostess and I always look forward to my yearly autumn vacation here. It's a marvel to see how many stars one can see on a clear night -- I could actually see the Milky Way.

Think carefully before going to the Kinsman Lodge. They are friendly on the phone and it sounds like a good deal, but we didn't sleep, rest, or eat well.
We stayed two nights for a cross-country skiing trip, so this was during the winter. We live in New England and are used to the cold, but we were freezing under multiple blankets and woke up in the night. (They only heat the rooms in intervals -- the host claimed there was nothing she could do about this). The breakfast was good on the day we could have it -- on the second morning, it was served only until 8.30 am because the host herself wanted to go skiing. The host Sue is said to be friendly, but is actually cold and overbearing; she doesn't understand social cues well.

I brought my father up to NH for a short hiking trip and I couldn't have picked a better place to stay. Sue and Chet are wonderful hosts. The lodge is ideal for hikers and outdoor enthusiasts. They have a variety of single and double rooms. We booked two single rooms and they were comfortable and very clean. The breakfast is excellent. Homemade granola, french toast, muffins . . . you name it. The location is great too. My father and I hiked the Franconia Ridge Trail and it was no more than a 15 minute drive away. I will definitely be coming back in the near future.

The Kinsman is a good example of a B&B that works, eagerly and attentively operated by Chet and Sue, who know the area well and clearly enjoy taking guests in. Spotlessly clean, though guests looking for total privacy should look elsewhere. Breakfast is prepared to order by Sue, who is always on the lookout for your every need.

A wonderful 2 night stay in an historical inn! Lovely acres surround this early 20th century lodge near the center of town. Sue has the original guest book from 1906 in the front hall, and precious details adorn the rooms. My room was cozy, clean and just the right price ($45.00 I think?) where can a skier find a place like home for that price? Chet is on the Cannon Mtn. Ski Team and told me I could get a discounted lift ticket for the day. Thank you Chet & Sue for a casual, comfortable weekend stay. Margaret P.
