We booked a seaview room but when we arrived and paid for the accommodation the reception lady said that the room is already busy. They offered a bigger room though. There wasn't hot water available even though they have a heater. The room was dirty, in the bathroom we found remainings of someone's hair and so on. They offered no shampoo, no shower gel, only a soap. Instead of the sea view you will see just unattractive rooftops of the nearby buildings. The so-called restaurant is just an open area with tables dirty as the rest of the hotel and they surve no food, breakfast only. The surrounding is a bit tough (port area and container terminal but close to the center (10 minutes walk, Stone Town is a small city). I would rate this accommodation fairly at 20 USD max but not 50 USD that we had to pay. The stuff is helpful but when we talk about dirty room and no hot water for 50 USD it matters not unfortunately. Extremely disappointed.

The Rumaisa Hotel is a great place from where to experience the old town. It is beautifully decorated and very comfortable. The rooftop breakfast is simple but hearty. Reading a book on the rooftop, with a sea breeze keeping you cool, is just delightful. Mohamed and his staff are friendly and helpful. Check out the cinema next door, built and designed by Mohamed, with its aircraft seats! There is also an old traffic light welcoming you to the hotel! Walking to the centre of the old town will take you about 15 minutes. You can go through the narrow alley ways, past the town's oldest mosque or by the sea front, past the ferry. Either way is colourful and interesting. We'll be back.

Clean, very comfortable, and the staff are just wonderful. We felt very safe and happy there. Eating breakfast on the rooftop in the mornings was just gorgeous. Lovely view. Mohammad, the owner, is great. He built the theatre next door. Our son loved it and the staff were very accommodating of our needs. Great start to our holiday.

Arrived early afternoon with friends to be greeted by a lovely friendly lady on reception, she was helpful and gave good advice where to go and see and eat and provided the directions. The hotel is in an area which is surrounded by shipping containers but dont let that put you off the area is perfectly safe, walking back at night was never an issue, there was no noise from them being moved whilst I was there even though my room faced them. The hotel is only a short 10/5 minute walk to the centre. The rooms are spacious and extremely clean with a fan, air con, television along with free wifi. The bathroom was clean and provided a small amount of toiletries. The dining area is on the roof top which is really pleasant, you can use this area at any time of the day. The breakfast is basic but fine with a good amount of choice. On departure the lady at reception organised a transfer for us. A great place to stay
