This Bed and Breakfast is like a 5 star resort in a beautiful new home overlooking a river. The bedroom was very comfortable, complete with an incredible tiled ensuite with a tub, walk in shower, two sinks and plush towels. There is a private entrance to your bedroom downstairs, where you have full use of a rumpus room, fully equipped with every sort of games table imaginable, a TV centre and a kitchen. There is also a walk out patio with comfortable seating and more game areas! You top off your stay with a gourmet breakfast, prepared for you, at your requested time, by the friendly hosts! Definitely the nicest B&B I have stayed in!

Everything about this Bed & Breakfast was first rate! This is a very well appointed, purpose built B&B with all the guest rooms on one floor and includes a large meeting/games room for guests to use that includes a snooker table, tv, shuffleboard theatre, etc*. Outside, there is a small pool, hot tub and bocce area, all next to a river with walking trails. Our room (Romance) was absolutely lovely, the bed was comfy and it had a fabulous oversized ensuite bathroom. Breakfast was the best we've ever had at a B&B (frittatas and French toast). My husband and I can't recommend this place enough. Incredible value! We would definitely stay here again when coming to the area. *Due to Covid, the theatre, hot tub and some other amenities were unvailable but we understood, of course!

Covid has had an impact on the services we provide. Our breakfasts are now served "to go" and we have restricted guests from areas where it is difficult to sterilize. This beautifully appointed home has a private entrance for guests, so that one doesn't feel that they are intruding. The hosts were extremely accommodating & friendly. The breakfasts were amazing. Lovely setting, had several sightings of deer. Great river trail to walk that was immediately outside their home. Lovely!!!

We had the good fortune to stay at Noble House for two nights earlier this month.

Fantastic value, we thoroughly enjoyed our stay from beginning to end.

Our room was clean, comfortable and quiet.

In addition our lovely bedroom and bath, we had access to a fantastic games room /common area and a patio. We were able to use the adjacent kitchen area to prepare a dinner for ourselves.

Covid protocols were excellent, including completely understandable adjustments to their usual breakfast service.

We enjoyed an afternoon walk along the river and also toured the area by car.

Thank you to Sean and Kathy for hosting us. We will be recommending your beautiful B & B to our friends.

This is one of the best B&B's we have ever stayed in. The guest rooms are in the lower level of the house and very nicely appointed. We stayed in the Romance room which was quite large and had a very comfortable king bed. The bathroom was large and had both a bath and a multi-head shower. It was well lit too. The only negative was the bedside lamps which were not bright enough to read by.
There is a wide variety of activities provided including a separate movie room which we have never seen before. There's a hot tub too as well as direct access out the back door to a system of trails.
Breakfast was selected from a menu and was good.
All in all excellent value.

We stayed a full week with Sean and Kathy while visiting my elderly father. We couldn't have felt more at home and been pampered any better! We stayed in the Romance room with a comfortable king bed and a gigantic bathroom. It was great to come home after a sometimes stressful day and sit in front of the big fireplace and relax. The breakfasts were always amazing, especially the Frittata. The coffee was the best of any accommodation so far! Thank you, Sean and Kathy, and we'll see you again!

Our stay on Canada Day was a special one , not just because of the easing of Covid restrictions, but because of the wonderful experience we had at Sean and Kathy's B&B in Grand Forks. A glorious location by the river. The pool was a welcome relief to the 30+ temps of the evening. The room was spacious, cool and quiet, perfect for a good nights sleep after along day's drive from Vancouver. Sean and Kathy are lovely hosts and provided a delicious breakfast and some welcome advice for our onward journey. Their property really warrants more than a one night stay.

Really enjoyed our stay at this lovely home. Sean and Kathy are lovely hosts and made sure we had a comfortable stay. River access and very close to the town. Had a dip in the small pool for some relief from the heat. Breakfast order submitted before hand but nice to have the choice of what you wanted. Frittatas highly recommended as well as fruit smoothie . Very covid aware and grateful for that. Would definitely recommend this B & B for anyone staying in the Grand Forks area.

Best B& B ever! The owners are great and the the food is so delicious. So much to do in the space - pool table, shuffle board, ping pong, tons of board games, theatre room, bocci ball, hot tub, riverside property. Grand Forks is quaint town - safe and peaceful.
