We are a Grade 2 listed farmhouse that now hosts a friendly and youthful guesthouse. We are located just outside the Lake District in the beautiful Eden Valley. We are situated in the rural Cumbrian village just 5 minutes off the M6, which makes us easily to get to and a perfect base for exploring the Lake District.

A great place to stay whether in the house, bunkhouse or the campsite. The house accommodation was great including a decent shower that was much needed after a 15-mile hike from Patterdale.
The owners have made a superb job of the internal decoration with some interesting art work/posters. The on-site bar was welcome.
Breakfast was brilliant and set us up for the next stage of the walk.

We visited with a group of 14 adults and 13 children for a week in August and had a brilliant time. Ages ranged between 7 and 75. The house is a fantastic old building and was clean and lovely decor(think it must be quite recently renovated). It is huge and we felt we had loads of space despite there being so many of us. The rooms are a good size and good sound proofing. Most of the beds are comfortable although our children found the plastic mattresses in the bunk room very uncomfortable. Also I would plan to put young kids in the top bunk as there is a big gap.
We had great weather so got good use of the huge garden and the little ones enjoyed the use of the play park at the top of the garden which has swings and a seesaw. There was a bbq we could use and lots of picnic benches. The little covered seating area with a chess board is a really nice space. There is a cool circle seating area too (would be amazing if it had a fire pit). Lovely sunsets from the top of the garden.
We got a keg of lager which we enjoyed and liked the bar room as a room to hang out in. There is plenty of space in the dining room and a comfy lounge with lots of sofas. The kids loved the games room at the top with a ps2, the table tennis table and some other toys.
It was lovely to be able to have 3 of our dogs with us.
Shap itself was really lovely and it’s nice that it’s so much quieter and less touristy than other places.
We hired the swimming pool in shap for exclusive use which was fab (was £50 for an hour, £75 for 2 hours).
We also had a to lowther castle which has a great play area.
The new balance outlet shop in Shap is good and the park has football goals and a basketball court. Easy access to the lakes and rest of the Lake District. Co- op 5 mins walk away and the fish and chip shop is definitely worth a visit(the staff there were so helpful and accommodating of our large order)
Scott was our contact whilst we were there and was friendly and helpful. He did catered a bbq for us whilst we were there which was really good and appreciated.
There were just a few things that could be improved - a clothes horse or washing line to dry clothes, some serving bowls, better mattresses in the bunk room, some deckchairs or comfier chairs in the garden. Also if the garden was completely dog proofed. It’s ok for most dogs but there are just a few holes and gaps that could be sorted for dogs that like to escape (like mine!). Scott was really kind and did do a bit more dog proofing while we were there.
We loved our stay and would totally recommend for a family get together. Hopefully we will be back one day.

For my 70th birthday my wife booked exclusive use of this lodge. It was large enough to accommodate at least 21 people and a huge golden retriever. All the rooms have their own allocated bathroom either ensuite or situated by the appropriate room. There is plenty of hot water and good showers. The beds are extremely comfortable. The lodge has its own bar which we stocked with a barrel of Windermere IPA and the large fridge held numerous bottles of wine and Prosecco. The kitchen is large with all the necessary equipment provided including a great range cooker/hob. The lounge and dining room are very cosy providing a lovely atmosphere for entertaining. The games room with a table tennis table and large TV are a bonus. The garden area is extensive and has a shared play ground for young children. You can hire use of the sauna. The friendly owners live adjacent and are responsive to any issues eg 1 shower not working was rectified within a couple of hours. The village has a well stocked Co-op and we rated the food at the Greyhound Hotel good. It is well situated for Lake Ullswater and there are good walks locally

33 of us, mostly family, stayed at New Ing Lodge for 2 nights 7/8 February for my Sons 40th. We had the best time ever! Couples, Great Grandparents, Grandkids, Friends, Babies, Dogs etc! Everyone had a fantastic time. The weather was awful because Storm Ciara was doing her worst but it really didn’t stop the fun! The house is both cosy and spacious, very well equipped. Lots of local information. The pub is a really good addition, really adding to ‘Party Time’.
The bedrooms/beds were really well appreciated but the mattresses in the bunkbed rooms were not. Too plasticky was the word! We could not find any downsides to staying here and every one of us said we would stay here again without hesitation. Thank you so much

We recently stayed here for our first post lockdown trip away, which is worth mentioning that their safety protocols are spot on and really put us at ease. The location is beautiful and quiet and the grounds were gorg. We stayed in room number two and it was perfect the beds are beyond comfy and it had a bath tub of dreams and the view was lush. We enjoyed a home cooked breakfast by the owner and it was delicious. They’re super dog friendly and we had just the best stay! We will absolutely be back soon. Thank you!

A very welcome break on my backpacking trip. Scott and his team made me feel very welcome and the facilities were great. Good drying room for wet kit. The offer of breakfast times from 6.30am was an added bonus for an early start and despite the limitations imposed by Covid it was a great stop over in every way. thanks.

Stayed for one night recently. Arrived in appalling weather but check in was welcoming and safe. Lovely little bar on site, with some quality localy brewed ales. Rooms were clean and spacious. Breakfast was the icing on the cake, local produce of the highest quality. The best covid practice we've experienced to date. Thanks Eva. Highly recommended.

We spent a marvellous 4 night stay at New Ing Lodge in Shap village, just on the outskirts of the Lake District. We were a group of 25 and we all loved our stay in this fantastic lodge which runs as a B&B but can occasionally be hired for private use, which is what we did. We really felt at home, everything was perfectly clean and comfortable. The property has 11 bedrooms and 11 bathrooms, as well as a large dining area, huge kitchen and even its own small pub. We made the most of the gardens and barbecue area. Never in our wildest dreams could we have hoped to find a place like this to accommodate all of us. The staff were so friendly when we booked and answered all our questions promptly. We were given a tour of the house and facilities on arrival and then they left us to enjoy our stay. They even provided us with a lovely chocolate cake as a welcome gift. It really couldn't have been better. Thank you so much for everything New Ing Lodge. We hope to return one day!

We hired the entire property, for 26 guests, for the August bank holiday weekend.
We had visited previously and on both occasions the property was spotless when we arrived. The rooms were lovely.
Since we last stayed, the loft has been converted into a games room with ps4 and wii, plus a table tennis table and board games. The kids loved it!
We had a barrel arranged in the bar, which was great Lakeland Gold) which was excellent.
There was even a cake ready for us when we arrived!
Location is great, just off the M6, ideal for local exploration or add a base to get to the lakes.
The garden had been overhauled as well with great covered external seats area plus a lovely stone seating circle.
All in all a perfect weekend!

When arrived we were greeted by Evie (I think that was her name) who was a great host, and seemed to do everything. Our room was nice, clean, tidy and well furnished, with very practical storage for our rucksacks and boots. A good hospitality tray, great wifi, the shower was lovely and hot with a good shower head (yes it makes a difference) Good beer in the bar and even though they didn't serve food, we went to the chippy and were allowed to bring it back and eat in the dining room and even provided cutlery - not many places would allow this. Breakfast was ordered the night before and was very good. We were surprised by how good the place was. The packed lunch was ok, we had a juice carton but when we came to drink it, there was no straw ( a minor point)
