We could hear voices from the room below a bit too clearly, but fortunately this stopped before we were thinking of going to bed. There is a nice lounge with sofas on the ground floor of the Old Bakery, which we used a couple of times.
Breakfast was excellent with a choice of eggs florentine, eggs benedict etc., as well as the usual full English breakfast, and particularly good toast. Service was friendly and prompt.
This is a part of the country we don’t know very well so we may return.
We arrived after a gorgeous walk at old Hunstanton, (Only 10mins drive away), to a very welcoming lady who booked us in and couldn't be more pleasant and helpful.
The room we had was called the "Sedge" which was perched up some outside stairs that led to a private balcony and small cosy room with ensuite shower. The decor was simple and stylish and impeccably clean and smart.
My only complaint was that the room needed a little more ventilation as it was a very hot day. You could open up the big double doors but then it wasn't as private as this looked out to the lovely beer garden (which due to Covid was packed!) Anyways there was a nice roof window in the bathroom which let some air in. We went down in the evening to sit out in the beer garden that was enchanting and perfect service.
Breakfast in the morning was exceptional, tasty full english and Eggs Benedict, both outstanding.
Overall a perfect little mini break...fabulous service, gorgeous unusual room and lovely breakfast.
Would definitely recommend and hope to back soon!
Many Thanks!

The Orange tree seriously need to rethink their toilet situation as it did affect our dining experience.
Although the dining room service was poor, the food and wine were excellent. Shortly after waking the following morning, there was a power cut. The shower was powered by electricity, so we were unable to make use of it. We washed, and headed to Reception to pay an outstanding bill. The ever-present and charming manageress confirmed our suspicion that breakfast would not be available until the power was back on. A man who I assume was the owner then appeared, and kindly asked if there was anything he could do for us. We suggested compensation, and he asked how much. My partner suggested £50. He readily agreed and authorised the manageress the rebate.
We left to clear our room and pack the car. I returned to Reception to drop the room key, at which point the power came back. I was met by a euphoric "owner" who told me the £50 rebate was off because (since the power was back) we could now have our shower and our breakfast. Because we had to get away, I did not accept his suggestion. He seemed fired up at the prospect of not having to pay compensation (to anyone) after all. He then verbally abused my partner to my face, squared up to me (no social distancing), and told me to "f...k off and never sully my doorstep again", all in front of his staff members. Suffice to say that he had no need to say that, because we certainly won't be back. We did nothing wrong. Power cuts happen. But this one could not have happened at a worse time for us. His concern for profit seemed to override any responsibility for his guests.
PS We have yet to receive the agreed refund.
He was completely out of order, and spoilt what could have been a perfectly acceptable experience. We will never be back.
Breakfast was included and served in the dining room with waited on table service by friendly staff. Great choice of breakfast, cereal, fruit and good full English breakfast with tea/coffee/juices and toast so you definitely won’t go hungry.
We spent a few hours the previous evening in the pub and enjoyed a fabulous well presented evening meal with a great choice of your favourite tipple(s) readily available. All this served by a team of friendly helpful staff with smiles on their faces. The Orange Tree also caters for our four-legged furry friends which is great as there is so much open spaces for that good walk in the area. Definitely recommend if you are staying in the area.
We arrived earlier than expected, and my partner normally has a 'nanny-nap' in the afternoons, so the lovely receptionist (so sorry I didn't catch your name) checked if our room was ready and brought us the key whilst we were having a gorgeous lunch.
The room itself (Granary in the Old Bakehouse) was a decent size with a huge comfy bed but there are a couple of things I wasn't keen on. The layout with the bathroom directly behind the bed isn't ideal, and the bathroom is very very tiny which makes it difficult to get in and out of. Also the pillows are just too..not! The floors, as expected in an old building, are so noisy too & I was grateful there was no-one above us!
The breakfasts are ok, but the breakfast area is a bit cramped and the toaster could do with updating, even a cheap pop up one is better than what they have.
Despite the minor niggles, we had a marvellous time. The food, the staff, the location (as long as you don't mind the church chiming every hour day and night) and the laid back atmosphere is fantastic and we are already planning our next visit.
Tips - bring your own pillows, don't expect a good internet signal, stairs to the bedrooms in the Old Bakehouse are very steep.
