Run down, damp and unattractive.....the swimming pool was closed (they do not tell you this when you book) and no WiFi (advertised as having it). The bathrooms are cold and damp (ours had mould on the blind) not helped by the wet room - so if you had a shower (which was a dribble of water) everything got wet. Horrible... More

This hotel is nothing like it's advertisement. We arrived at 4pm but the temporary manager had gone home for the night and we were left to walk in and find our rooms which were in the main house. Stayed for one night with my daughter.First appearance shabby. Front door not working so had to go to rear. Found pool not in use either, not good enough.Shown to room by very pleasant lady. Booked on line for 2 nights based on attractive photos. What a disappointment. Reception door was unusable so directed to a rear entrance. On entering there was an overwhelming smell, best described as musty. The Aldeburgh Room was the same. Opening the windows made no difference. My wife and I stayed here for two nights at a cost of £200 (which includes a cooked-to-order breakfast). The pool and the jacuzzi bath were a bonus you don't get in your average B&B. Rooms are pretty spacious. Southwold's charming seafront and the Adnams Brewery (well worth a tour) are 20 to 30 minutes' walk away down a gently... More

Unfortunately Newlands doesn't look like the pictures which were obviously taken before it was left to run down. There are some good points - our room was a good size with a door opening on to a small paved area at the back but it lacked facilities like a table and chairs which would have made it more welcoming and... Good access as wheelchair user. However little information given either printed or verbal. Very small window for breakfast service times. Has the feeling of being in a perfectly adequate accessible challet but without warmth or customer care. Kitchen not well equipped but useable, freezer would have been useful, microwave but no oven. We stayed here for 3 nights whilst going to Latitude Festival. The place is up for sale and has a real run down feeling. It looks tired and in need of refurbishment. Breakfast was ok - but not great quality and limited on choice. Beds were uncomfortable and Internet was also very limited.

Second visit to Newlands and same excellent service and hospitality. Great breakfast and very a enjoyable dip in the pool like before. Jim and staff doing a fine job and will be back again next year or maybe before! Unfortunately we were very disappointed by Newlands. We had the Walberswick room and found it dirty and the toilet seat of the bathroom so cracked that it was definitely a hygiene hazard. One night a firedoor appeared to be locked with no key in the lock and another time all the room keys were waiting for us in the doorlock... More
